Wake up to the sounds of the Yellowstone River, much needed serenity and indescribable mountain beauty at this newer, 5 minutes to town home with river views. 2 bedrooms with a total of 4 beds, and sleeper sofa. Huge deck, bright spaces, pet friendly.
Everything a vacation rental should be - simple, clean, well stocked, convenient location but feels as if you are "away from it all" in a place so beautiful you will pinch yourself each morning. We are certain the deck or fire pit area will be your preferred coffee, cocktail, or hangout location. Closeness and views of the Yellowstone River also make this 2 bed, 2 bath home a great location! The home does not have access to actually fish from the banks, but the river views are as good as they get! Carters Bridge Fishing access is less than 1 mile away for launching a boat or fishing from the banks.
The home is a direct and quick 5 minutes into Livingston for fun nights out in the historical western town, convenient to grocery stores and "town" activities but an easy 45 minute drive through Paradise Valley to the northern entrance of Yellowstone National Park.
SLEEPING:
The master bedroom has a king bed and attached full bathroom with tub/shower combo, large closets and a private door to the deck that faces south and the river and mountains. The second bedroom is "bunk style" with a bunk bed with a full size mattress on top and bottom and an optional full size trundle bed. Additionally is a hall bath with tub/shower combo for this room. All beds have nice linens, extra bedding and extra pillows. There is also a queen size sleeper sofa (brand new) in the living room, linens provided.
LIVING:
Large and open concept living and dining room with sliding door to the massive deck. The kitchen has a huge peninsula for cooking and bar seating. The dining table sits 6 and 6 can eat the bar as well. There's a "bar" nook with all you need for cocktails and small, fun celebration with your group. The living area has a gas fireplace for the quintessential Montana fire, smart TV with CABLE / DISH tv. The home is stocked with fun board games and when all else fails, take a break outside on the deck or enjoy a beautiful fire in the firepit outside.
EATING & SHOPPING:
Whether you cook at home or drive the quick 5 minutes into town, you will not be at a loss for great meals. Livingston is known for its culinary treasures. Great local restaurants are found downtown and south of the home in Paradise Valley. Livingston has great coffee shops, live music, lively bars, and more. Local artisans, galleries and general stores are everywhere in town. We encourage you to shop local and help keep our vibrant community thriving! We have a book at the house for your with our favorite recommendations for dining, drinking, shopping, and activities in and around the area, as well as hikes, guides and more.
PETS:
We love our fur friends and appreciate great dogs and their owners. Please pick up after your dog, keep them off the furniture and report any damage immediately to us. We charge a $200 pet fee and pets must be disclosed PRIOR to arrival and no more than 2 dogs, please. The area is not fenced, so please keep them on property and help us stay friendly with the neighbors and local wildlife.
Guests have access to the entire house and single garage. River views are terrific, but River access is VERY limited and somewhat dangerous. There is a small easement ONLY along the fenceline. Guests cannot walk through the neighbors property to get to the river.
Even if you get to the river along the fence, there is a very steep bank that is not great for fishing. We recommend driving less than 1 mile away to the Carters Bridge Fishing Access site for fishing and playing near the river. Please respect the neighbors and do not walk to the adjacent property to the east to get to the river. There is a keyless door lock, so guests can check in after check in time on their own.
We manage the property and live in Livingston, just a few minutes and miles away. We provide detailed information prior to your arrival, a comprehensive welcome book and all needed info to make your stay stress free and cozy. Should you need anything during your stay, never hesitate to message, text or call us! We are always happy to help and usually return messaging instantaneously, if not within the hour.
Evergreen Lane is just a few miles south of Livingston on a beautiful, private and quiet dead end street, named Evergreen Lane. There are other homes around the the house, all with year round occupants. Be courteous of the neighbors and pets and wildlife! You are so close to town, yet you will feel a if you are a million miles away! It's a lovely spot to spend time. Garbage service is not available at this location, there are several places nearby to dispose of your bagged garbage, a map will be provided.
We recommend a car for seeing southwest Montana. You are a lovely 45 minute drive to Yellowstone and a 5 minute drive into Livingston. Bozeman and the airport is an easy 25 minutes west. If you do travel with a bike, there is a nice paved bike / running path that extends just north of the home to Livingston. It's a nice ride / walk and you can see town.
We love pets, but they MUST be disclosed prior to arrival and we do charge an additional $200 pet fee. Please let us know and we will make a payment request for your fur-friend. We ask you be respectful, keep them off furniture or bring a covering for beds and couches and pick up after your pet in the yard. Never allow a pet to chase wildlife! Please do not walk through the neighbors yard to access the river. A much safer and easier fishing and river playing spot is less than 1 mile away at the Carters Bridge Fishing access site.
Treat our home as you would your own (or better) and ask if you are unsure of how to use anything. Treat your neighbors with respect, and have a great time!
Particulars are located in a welcome book at the house.
