### Contemporary villa in Calheta | Amaro Sunset

The contemporary air-conditioned Amaro Sunset is beautifully furnished and fully equipped and located in a sunny, tranquil area with great sea-views.  
With its three spacious bedrooms, open plan lounge/dining and kitchen, games room and spacious outdoors with garden and optionally heated swimming pool, it offers everything you may want from a villa holiday.  
  
Steps lead to the garden main entrance. The modern well-furnished living area and kitchen are open plan and spacious and open to the south-facing balcony from where you can enjoy the beautiful sunsets the villa is named after.  
To the side is the garden and swimming pool and round the back a great Madeira style built-in barbecue.  
On the lower floor is a garage and games room with ping-pong, darts and table games, and an added guest toilet and laundry area.  
  
The bedrooms are all on the first floor and have air-conditioning and electric blinds. The Master boasts an en-suite shower room and shares the balcony with the second bedroom. The family bathroom is shared between this bedroom and the third bedroom that has two single beds.

Pool heating can be provided and should be requested at least one week in advance. Should it be requested after arrival at the villa, the minimum charge applicable is one week, which is payable from the time the heating is turned on.

Cleaning  
The property is prepared for your arrival. For stays of longer than 7 nights, a change of linen and towels, and light mid-stay cleaning of bathrooms is provided on a day and time to be advised at check-in.  
All linen and towels are provided, including towels for the swimming pool.  
A cot and highchair can be provided free on request. Due to Health & Safety reasons you need to provide your own linen for the cot.  
  
Booking Notes  
The rental value varies with the number of people occupying the property, so please ensure you enter the correct dates, number of adults, children and infants. Please note that supplements apply should additional people join you for any length of time.  
To secure your reservation we require a 30% deposit, or the full amount if you are arriving within 8 weeks. The balance is due 8 weeks prior to arrival.   
Final details for check-in and driving instructions to the property will be sent 7 days prior to arrival. A contact number will be provided, and to be able to access the property, you need to phone this number as you are leaving the airport. It is your responsibility to contact and advise the number provided on the check-in details to advise any delays to the expected check-in time.  
Check-in times - at the property - are between 16H00 and 19H00\. For Sunday arrivals and out of hours check-in, alternative arrangements will be made and an additional cost will apply.   
Check-in and check-out flexibility will be applied where possible, but this will depend on housekeeping schedules and the departure and arrival days of other reservations either side of your stay; a definitive answer can only be provided within 24 hours of your arrival for check-in and your departure for check-out.  
  
A security deposit of 200€ is required by credit card prior to check-in.  
  
The payment of a Tourist Tax has been implemented for all arriving visitors on or after 01 October 2024 across all of Madeira and Porto Santo by the local Municipalities.  
This applies to all visitors to Madeira aged 13 or over, and costs 2€ per person per day up to a maximum of 14€ per person.  
Your accommodation is responsible for collecting these amounts and paying them on your behalf to the applicable municipality.

Amaro Sunset has a stunning location and a great range of facilities and we welcomed the chance to heat up the small pool. The covered BBQ / outdoor dining area is another plus as are the extensive balconies offering great sea views. A couple of extra touches such as cushions for the sun loungers and food containers in the kitchen would make the villa exceptional.

#### Villa au top !

Louée pour la première semaine de notre séjour, nous avons découvert une maison neuve, spacieuse, et très fonctionnelle. De plus elle est climatisée, comporte 3 salles de bains, de grands volumes et de nombreux placards ! Son jardin est petit mais suffisant et très agréable. La piscine est bien adaptée pour une famille (nous étions 5 dont 3 enfants), et le sous-sol nous a permis de stationner notre grosse voiture facilement, ainsi que de jouer au ping-pong ou fléchettes ! La vue sur la ville et la mer est agréable, on a pu en profiter avec les larges balcons, prendre nos repas face à la mer ou a l'arrière, en toute intimité, près de la cuisine d'été. L'emplacement permet de rejoindre rapidement les grands axes routiers, ainsi que la plage de la Calheta et son supermarché bien fourni à moins de 10 min. Le secteur est calme de jour comme de nuit, et les moustiques sont inexistants. Nous avons également apprécié les échanges avec les propriétaires qui habitent la maison voisine, très sympathiques et très discrets aussi. Nous recommandons sans hésitation !
