### Idyllic Rural Retreat. Pool & Games Room. IDEAL COUPLES, FAMILY OR INDEPENDENTS

Our recently renovated gite is spacious offering home comforts throughout. 1 double & 1 twin (plus space for cots). 2 bathrooms. Large family kitchen/dining area. Cosy lounge with woodburner. Use of pool & games room. Tranquil & secluded - set within an acre. Central location - perfect for exploring whole of Brittany.  
  
THE PROPERTY: This peaceful retreat is perfect to relax, unwind and enjoy the unspoilt, traditional Breton countryside. With generous sized rooms, and plenty of light, the secluded gite, dating back to 1850, is ideal for families, couples or the independent traveller.  
  
Ground floor: perfect for socialising with spacious yet cosy lounge complete with original fireplace, wood burner, beamed ceiling and exposed stonework. There is English TV, Wii console & games, DVD player & DVDs, books and board games. The newly fitted open plan kitchen/dining area is extremely well equipped and comfortably seats 6\. There is also a shower room downstairs.  
  
First floor: 1 double and 1 twin bedroom with plenty of space in either for cots. Travel cot, stair gate & high chair can be provided upon request. There is also a sizeable contemporary family bathroom with bath and shower over.   
  
The whole property is a harmonious blend of modern practicality and traditional features. There is also access to separate laundry room with washing machine, drying facilities, iron and ironing board ... if you have the urge to do your laundry whilst away!   
  
The grounds are spacious and secluded with plenty for adults and children alike - all ages! With a private, fully fenced heated above ground pool with surrounding decking (8m x 4m, depth 1.3m - spring & summer months only), boules/petanque pitch, large climbing frame, swings and plenty of lawn for football, badminton or a game of cricket - there's plenty to keep everyone amused.   
  
There is also a games room with full sized table tennis and pool table as well as a dartboard. When you've had enough of the action, there's always the large terrace, outdoor furniture including loungers & BBQ to enjoy.

THE LOCATION: Located in quiet, peaceful hamlet with beautiful walks along the river and in the woods nearby. Less than a 2 minute drive is the quiet yet friendly village of Lanrivain with its small grocery store, post office, cafe and restaurant. St Nicolas du Pelem is 10mins away with all its amenities including boulangerie, supermarket, banks, newsagent, pharmacy, restaurants, municipal pool and sports facilities and the traditional Breton towns of Rostrenen and Bourbriac are easily reached within 15mins.   
  
LOCAL ATTRACTIONS: Less than 30mins drive is Lake Guerledan with pedalos, kayaking, boat trips, fishing, horse riding, small beach, cafes and restaurants. North is Guingamp with its restaurants, bars, traditional buildings with period facades, whisky distillery and lively festivals in July and August. West is Huelgoat with its mythical forests, lake, restaurants and bars. With numerous quiet lanes in the area and the Nantes-Brest canal nearby, the area is perfect for cycling and walking. Plenty of beautiful beaches and coves within reasonable driving distance.  
  
Markets are regularly held in many of the local towns and villages nearby selling fresh produce and Breton specialities. Festivals and events celebrating Breizh (Breton) culture often take place during summer months to which visitors are always welcome .   
  
Being centrally located - nowhere is too far! Most parts of Brittany and their key attractions are easily accessible. It's easy to explore the coastal areas and stunning beaches of Northern, Western and Southern Brittany as well as the larger attractions the area has to offer such as aquariums, castles, historic towns (Dinan, Josselin, Vannes to name but a few), water and adventure parks - each one a perfect day trip. There are plenty of visitor leaflets in the property as well as a comprehensive information pack to get the most out of your stay  
  
GETTING THERE: The port of St Malo is the closest and approx. 1hr 30mins away. The crossings to Cherbourg and Caen are quicker but the drive to the property is further (Caen 2hrs 50mins & Cherbourg 3hrs 10mins). The nearest airports are Rennes or Nantes. The tunnel from Calais, of course, is another option.  
  
OTHER USEFUL INFO: We don't live close by so you won't need to worry about us popping around - however, we can be contacted via phone or email and are more than happy to help in any way we can. We also have superb property managers living locally who can be called upon if you have any issues or need any assistance.  
  
Whilst there is no WiFi available within the gite itself it is sometimes possible to get WiFi within the Laundry room !! - it only supports web browsing and checking emails.   
  
Everything in the gite is set up for our visits but also with you in mind. No smoking. No pets. Using equipment on site such as the pool, climbing frame, swings and games room is done so at guests' own risk. Please be kind and respectful and leave the property as you find it. If anything should get broken or damaged, please do let us know so that we can fix/replace for future visits.... or if you think of anything that we could improve, please let us know that too.  
  
PLEASE NOTE : Our excellent property managers do everything they can to keep you safe by ensuring that all cleaning protocols are adhered to prior to your arrival.

#### Repos et quiétude

Charmante propriété,au calme, maison fonctionnell e,le seul bémol est une télévision uniquement anglaise...fort heureusement,la personne contacteurs réactive, nous a installée le WiFi et du coup,il était possible de nous servir de nos portable en streaming le soir ... La piscine était à température,même si nous ne nous en sommes pas servi, et de bonnes parties de boules, ping pont et billard finissent bien la journée au retour des nombreuses excursions du matin Bref,très bien!!!on garde l adresse!!!!

#### Well equipped, very clean & spacious gîte. Our only disappointment was only English TV, no French TV

This was the last week of our 4 week holiday in France, (Vendee, Loire & lastly Brittany) we have holidayed in France for over 20yrs but have never been to Brittany. For us the area is too much like Wales & Cornwall. We also had typical English weather, rain, rain & more rain.
