The Space:
🛬 Main level: Open-concept living and dining area with comfortable seating, a smart TV, and a cozy fireplace.
🍳 Chef’s kitchen: Fully stocked with cookware, spices, drip and Keurig coffee makers, a large island, and a dining table.
📸 Primary suite: King bed, en-suite bath, walk-in closet, and direct deck access.
🎮 Lower level: Game room with a pool table, ping-pong, board games, and a large TV; full bath and laundry room with washer, dryer, and supplies.
🎑 Upper level: Four additional bedrooms (two king beds, three queen beds, and a sleeper sofa), plus two full baths with fresh linens and toiletries.
🌄 Outdoor living: Expansive deck and patio with dining and lounge seating, a gas grill, and water views; fenced yard with a fire pit for s’mores.
🛳️ Dock: Public dock access via a steep path (our slip is private); parking for up to four vehicles in the garage and driveway.

Guest Access:
🔑 Self check‑in via smart lock—your unique code is sent 24 hours before arrival along with a short video showing how to use the keypad.
⏰ Check‑in after 4 PM and check‑out by 10 AM; early/late options may be available upon request (fees may apply).
🚣️ Dock access: The path leads to the public dock; our private slip is not available to guests.
🏠 Entire property: Enjoy exclusive access to the home, the decks, the backyard, and the fire pit.

The Neighborhood:
Located in a quiet cove on Beaver Lake near Rogers, our home is just 15 minutes from downtown restaurants and 30 minutes from Bentonville's museums and shops. Boat ramps and marinas are nearby (for boats, you must launch off-site and rent slips elsewhere). Nearby hiking trails offer stunning lake views. A car is recommended; ample parking is provided.

Getting Around:
A car is necessary for exploring the area. Parking for 3‑4 vehicles is available in the driveway and garage.

Other Things to Note:
👋 Cleaning & supplies: Professional cleaning, linens, and starter paper goods and toiletries are provided.
🐾 Pets: Up to two well‑behaved dogs are welcome ($75 each); no cats.
🔇 Quiet hours: 9 PM–8 AM—respect neighbors and HOA rules; no parties, events, or unregistered guests.
🚬 Smoking/vaping prohibited indoors ($1,000 fee); smoking is permitted outdoors if butts are disposed of properly.
🚼 Safety: The path to the public dock is steep—supervise children; our slip on the dock is private.
🛑 Trash & recycling: No trash duties are required; our team will handle the bins after your stay.
