Please note the following House Rules before booking:
1. No smoking.
There is a strict no smoking policy (including on balconies or terraces). Breaking this rule will incur a $300 fine plus the cost to clean and deodorise the property.
2. Strict no parties policy.
No parties are permitted at any time. No unregistered guests are allowed. Any extra overnight visitors must be approved in advance and will have to pay an extra fee as set out in our rates. It is the responsibility of the guest who made the booking to ensure that any visitor/s also complies with our house rules
3. Please minimise noise between 9 PM to 8 AM. No excessive music or loud noise between 10PM to 8 AM to ensure our neighbours can enjoy a night of undisturbed sleep. Most of our neighbours live here full time. If any neighbours report excessive noise, your stay could be terminated and you’ll be asked to leave our property. Should this happen, it will result in a loss of the full reservation amount and be liable for any additional call out fees due to complaints.
4. We provide an initial supply of consumable household supplies and toiletries.
5. We understand that accidents do happen and kindly request that you report any accidental breakages or damages in writing before checking out. In the event that damage to the property or its contents is not covered by our insurance or it exceeds the security deposit, the cost to repair or replace will be billed to the guests.
6. Please respect our check-out policy. Departing after the designated check-out time of 10:00 AM incurs a $150 fee. This fee not only covers the additional resources required to accommodate late departures but also helps us maintain our commitment to punctuality and respect for all guests. You will be liable for any associated costs and additional fees incurred from damages, relating to our loss of a subsequent guest reservation or booking alternative accommodations for any part of the time you overstayed. Your cooperation ensures smooth operations and allows us to maintain our high standards of service. Thank you for understanding.
7. Lost keys or remote will incur a replacement cost of $250/set

Convenient unit

Location near-ish Chinatown meant we ate really well and there were plenty of pedestrians out and about in the evening. We were also just around the corner from a bus stop that took us to Hyde Park and past that to circular quay.Linens were provided and there were convenient amenities like shampoo and laundry detergent. It does feel a bit unloved, the mailbox was full, the stairs weren't vacuumed and it could use another couple of space heaters. The property manager was very responsive, beds comfy and great location. Check in and out were easy. We have a Kia Carnival and it only juuuust fit in the garage so keep that in mind. We took public transport more than expected because we didn't want to move the car haha. Lucky it was so convenient.

Good location, a little disappointing

Smaller than it seems, garage particularly small, would benefit from removing clothes dryer. Not enough coffee mugs, no milk or coffee a few tea bags. There was a comment that the quilt covers had not been washed - were very thin and it was very cold - heaters not adequate

Good location, accommodation is comfortable, but no smoke alarm on top floor

Good location, good space, bedding arrangements convenient and can fit a lot of people. Fairly well maintained for short term accommodation. We were only there for one night but I think would be a nice space to stay in. No smoke alarm on top floor and no evacuation diagrams.
