Fenice is a beautiful tuscan villa, set in 14 hectares of land, and situated equidistant from arezzo, siena and perugia, so perfect for exploring traditional tuscany. Situated within a short walk of a good pizzeria and basic shop, a couple of kms from other restaurants and just 5km from a beautiful village with lots of other facilities.

This spacious and airy villa boasts 4 bedrooms and 3 bathrooms, a good size well equipped kitchen, dining room, living rooms and plenty of space for dining and relaxing inside and al fresco.
There is a good size private pool for relaxing days at home looking out at the stunning tuscan countryside of rolling hills, olive groves and classic cypress trees.

This large property sleeps up to 10 guests and is arranged over 3 floors:

On the ground floor, the main entrance leads directly into very large spacious reception room, which has a good size dining table for at least 10 to dine inside, arm chairs and a fireplace. A unique space with a staircase leading up to mezzanine library balcony overlooking the room.

From this room and down a small flight of steps you reach a second reception room which is a comfy living area with huge traditional fireplace, comfy sofa, a further table and 4 chairs. This vast living area interconnects via an arch to a breakfast room which has 3 or 4 steps down into the kitchen.

The kitchen is spacious modern kitchen complete with US style fridge/freezer, oven, hob, dishwasher and plenty of workspace for preparing your tuscan delights. The kitchen has double doors leading through to dining terrace.


The feel of this ground floor area is really traditional tuscany meets modern, with traditional windows and flooring, original fireplace, tuscan arches, with modern touches such as contemporary second fireplace area, mezzanine floor, and wooden cladding mixing with beams.

Wifi

Into the sleeping zone to two well furnished double bedrooms, one of which has an ante room of wardrobes. Also on this floor is a large bathroom with tub, as well as a separate shower room. Each room has wonderful beamed ceilings adding to the Tuscan feel .

Up to the second floor one finds a further living area, with room to relax away from the rest of the group, along with a further 2 double bedrooms with beamed ceilings. There is space for an additional single in each room, but many guests prefer to situate the 2 singles in with the largest double so that 4 children can all sleep together, or else place the 2 singles in the additional living area on this 'loft style' floor. There is a large bathroom with hydro-massage bath and separate shower. Due to layout, this floor will suit one family.

There is air con in all 4 bedrooms.

This property has been restored to create a real sense of space.

Situated in extensive gardens, with olive trees, cypress trees, and lots of plants and flowers; there are various terraces for relaxing and dining al fresco including a covered bbq area

Nb - owner lives on site in different part of this vast villa, with own entrance and garden area etc. The site has been designed to give guests total privacy.

Perfectly located between Perugia, Siena and Arezzo, with other nearby places to visit including Lake Trasimeno, Cortona, Orcia, Monteriggioni, Bagno Vignoni
The closest airport is Florence which is only a 90 minute drive, or Pisa is an option too, a 2 hour drive away. Even Rome can be visited for the day in just 2.5 hours.
Take the stress out of larger city exploring with the local train station servicing both Florence and Rome.
