Welcome to Paradise at the Washout! Looking for a perfect place to unwind and enjoy the natural beauty of the South Carolina coast? Look no further than the Washout Area on Folly Beach! This is a true hidden gem, known to locals for its breathtaking scenery, tranquil atmosphere, and world-class surfing conditions. Whether you're a seasoned surfer looking to catch some waves or simply looking for a peaceful spot to soak up the sun, the Washout Area has something for everyone. This beautiful 4 bedroom/3 bath home accommodates up to 9 guests. Situated just steps from the beach, the porches offer the perfect vantage point for soaking up the breathtaking sights and sounds of the coast or sipping on your favorite beverage as you watch the waves roll in.

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Contactless Check-In: This home offers a keyless entry system, and we will provide the code before your arrival date.
There is plenty of parking in the back lot of the house.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 10 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

NoiseAware is a smart home device that measures decibel levels, is 100% privacy compliant, and does NOT listen or record. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in fines and revoke the homeowner's business license.

Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

The filter on fridge needs to be changed . It beeps all day. The cleaning people only leave one roll of paper towels. Everything else was terrific

TOO MUCH TRAFFIC

Very busy road in location. Too expensive in weekly amount charged for what we received. The front BR was horrible with the traffic noise. Would not stay at this location due to the traffic.

Fantastic Stay

We loved our stay at Folly beach house. It was perfect location. however, weather was rainy first 2 days but just the peaceful location and everything accessible in house. we really felt like being home. We thank you for giving up opportunity to stay there. we would definitely recommend others and if get opportunity in future would like to stay here.

The openness of the kitchen and family room was great for all of us to be together. We liked being a little further away from the downtown traffic. Enjoyed the views of the beach and front porch except for the beach work noise.

Great Stay and location.

We had a wonderful stay at this house. We could see the beach and stars from the front deck. It was especially nice that we could see the teens in the water from the house. The great room was comfortable and just as described. The outdoor shower was very helpful. Folly Beach and the convenience of this house was a hit. It’s location is close to town via bike but far enough away so the crowds are less.

Can’t beat the location!

We loved staying at this house. You can roll out of bed and watch the surfers pour into the waves right from the upstairs or downstairs spacious front porches. The house was stocked with everything we needed and the hosts were communicative and friendly. We walked the 2 miles to Bert’s Market in the morning to see the beautiful island, get some exercise and support local business. We loved that the house was removed from the busiest area in Folly but still in close and convenient proximity. We highly recommend this house!

Perfect Beach house and location

This is a perfect beach house in a great location at the washout! The house had everything we needed to stay in and grill for dinner every night. We had a maintenance issue with AC leak, and only reason I am mentioning is because we had a prompt response from Mgmt. and a vendor was sent quickly to repair on Sat nite of a holiday weekend. Great customer service!!

Relaxing stay

The house was immaculately clean. The beach was quiet and uncrowded. We watched dolphins from the house! The internet was fine. My husband and sister were able to work remotely without any issue. The tv's in the living room and upstairs master had cable. The rental company was courteous and responsive. The only thing I would suggest is maybe add some seating to the back deck. The multiple light/fan switches were labeled which was helpful.

Great Getaway

This is a well maintained, clean house. I was delighted to find this house on the ocean outside of the Folly Beach city center (it was crazy crowded during Memorial Day weekend, but thinned out considerably after the holiday). This house is smaller than what I typically rent but suited our family fine. Large kitchen with comfortable great room. It was so nice to sit on the front porch (when it wasn't too windy) and watch the surfers. The back deck is nice too and you can see the lighthouse and sunset from here. Family "last minute" Getaway

What a treat! The front row seat to watch all the surfers was more fun that one would think. We LOVE the house -it was clean and orderly and so pretty. The toaster was broken when we got there but one call and a new one -still in the box -was delivered within an hour! There was plenty of space for 2 couples, an adult family member and a 3 month old. The only thing that I would have preferred would be a few more kitchen items - a smaller pot, a larger fry pan, measuring cups for liquids. But we brought our crockpot, as recommended on the site and our elecric griddle for good measure. Not having to go through an office to get checked in was a dream and the house was ready 30 minutes early!!! Thank you!!!

2nd time renting this house!

We rented this house before. We like the location and we have no complaints at all. The coffeemaker was broken but they came and replaced it in a timely manner, and filled up the gas tank for the grill. We will rent this property again.

Great Location

This house is a great location on Folly Beach. Four of us, from 3 different states met there to have a girl's get away. The floor plan was perfect for us and the house has an ocean view. The porch was used every morning for watching the sunrise, drinking coffee, and catching up with each other. The house is also close to historical Charleston and many other sites, plus the town of Folly Beach has some great restaurants and cute little shops.

Great Experience

Folly Beach House

We loved this house! Right on the beach, spacious, great balconies. But there was not enough toilet paper, trash bags, etc. When paying this much for a rental, we should not have to furnish these essentials. Thank you so much for taking your time to review your stay!
