About this space
Take it easy at this unique and tranquil getaway. Located in one of York's quiet neighborhoods, this characterful home is only 5 minutes away from Clifton Moor Retail Park, with easy access to the outer ring road A1237. Stylishly furnished with all the amenities guests will need for self catering, this property comes with private outdoor space and free parking.

The space
A modern house with a cosy cottage feel. Sleeps up to 4 people, with a unique feature of a mezzanine floor which leads to twin beds. Ideal for travelers coming to York for work or as visitors.

Superb location in a residential area north of York, offering easy access to the city centre (30 minutes walk), York Racecourse (15 minutes drive) and the A1237 outer ring road. Clifton Moor Retail Park is on the doorstep which offers fabulous local amenities including shopping, numerous restaurants, Puregym, Tenpin Bowling and a VUE Cinema.

Ground floor:

The entrance hall leads directly into a farmhouse style kitchen which is well equipped, complete with all the utilities, accessories and cooking utensils you might require during a self catered holiday. If you don't fancy cooking York is renowned for its wide selection of restaurants, cafes and tea rooms.

To the left the hallway opens into the family bathroom which has been newly renovated in an Art Deco style. There is a three piece suite, with shower over bath. Bath towels and hand towels are provided for guests.

The bright open plan lounge dining room is furnished to a high standard. From here a door opens out onto the private garden where you'll find some outdoor seating. The ceiling is high, giving way to plenty of natural light. Wooden beams add a charming old cottage feel, making it especially cosy in colder weather! There is a Smart TV with applications for guests to use own accounts and Virgin Media. Wi-Fi speeds are as fast as 50Mbps.

A set of stairs in the living area lead straight up to the mezzanine bedroom which boasts twin beds, and clothes storage.

The master bedroom is located on the ground floor. In here you'll find a king size bed, chest of drawers, dressing table with stool, and night tables with reading lamps on.

There is parking for up to two cars. The garage can fit a small car inside (2m wide), and there is a space directly outside the garage which can fit a medium car.

Guest access
Access to York city centre is simple, via car, bus or on foot.

On foot:
Take the riverside walk into the city centre along the River Ouse. Access is via Water End. A slightly longer walk into the city (approx. 45 minutes), but worth it for the great views.

Bus:
The nearest bus stop is located on Water Lane (the main road outside the estate) and is a 2 min walk from the house. The No.6 bus runs regularly (every 15 minutes) into York city centre during operating hours.

Other things to note
CHECK IN / CHECK OUT
Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
Please note that you will be charged £100 for lost keys, so please be careful with them.

PARKING: Parking for up to two cars; the garage will fit a small car, and the area in front of the garage will fit a medium car. Parking is through the archway to the right after my cottage. (The height restriction to the archway is 2 meters.) It's the first space on the left hand side. The front of the garage is labelled number 20. The garage is always open. The internal garage measurements are 5 meters length x 2 meters width. The parking space in front of the garage on the floor is 3.9 meters length x 2.5 meters width

TRAVEL COT
A travel cot and mattress are available to borrow upon request, subject to availability, and at an additional cost of £20. Please ensure you message before hand so that I can arrange for the installation. Guests will need to bring their own cot bedding, including a bottom sheet. (I am afraid highchair requests cannot be met).

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
