Internet/Cable:

The internet is fast... Spectrum claims up to 500 mbps so plenty of bandwidth to stream Netflix on everyone's devices.. :)

There is no cable service in the cabin.

Accessibility:

The stairs up to the 2nd floor are a little narrow so if you or your travel companions are mobility limited, perhaps keep to the first floor.

The red tape:

- You must be 25 or older to book

- We provide a start of toilet paper and paper towels. You may need to buy more.

- You will likely see and hear critters
- Don't feed the bears if you see them!

- The hot tub is for guests 25 and over only. Alcohol is not allowed near the hot tub. You are not allowed to use the hot tub if you have consumed alcohol or you are pregnant. Use the hot tub AT YOUR OWN RISK!

-This is a non-smoking property. If you smoke inside the home you will be charged $250. You will be charged an increase in cleaning fee, and you will be charged for any damages. Smoking outside the home is permitted.

- No late check out or early check in. If you arrive early or depart late there will be a $50 charge per.

- No refunds for weather/natural disasters/power outages/acts of god/other things that are beyond our control. Travel insurance is highly recommended.

- Travel size soap and shampoo is provided as well as a few other starter supplies: 1 roll of TP in each bathroom, 1 roll paper towels, hand soap, a couple dishwasher pods, a couple washing machine pods, and a couple garbage bags

- Not included: condiments, zip locks, charcoal and coffee

- Absolutely no fires inside the property. Unauthorized fires (including candles) will be charged $100 plus damages.

Pets: 2 pet maximum. If there is furniture damage or excessive pet hair, there may be additional cleaning costs added.

This is a pet friendly property. While our cleaning team does an excellent job, pets shed and pet hair can be difficult to clear away 100%. All linens are fresh for each stay but you may encounter pet hair. If that turns you off, this property may not be the best fit for you. I would recommend continuing your search! Otherwise, we'd love to have you! :)

If you bring more humans than agreed upon by your reservation you will be asked to leave without a refund and/or charged the designated per human per night fee.

- Before you leave, we ask that the items below be completed to help our housekeeper prepare for the next guest:
- Please empty the fridge and take all trash to the bear proof cans by the driveway
- We have stocked the cabin with many items including start-up supplies. However, you will likely need to supplement with your own during your stay such as toilet paper, paper towels, soaps etc.

EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.
Cabin Rental Agreement:
First and foremost, Relax, Breathe, Laugh, Love and Live.
1. Smoking and vaping is NOT allowed and Drugs of any kind are NOT permitted. $200 smoking fee will be charged if we find evidence of this activity.
2. People other than those in the Guest party set forth in the on-line agreement may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to in the on-line itinerary.
3. Guests should not create excessive noise at a level that disturbs neighbors; Neighborhood quiet hours are from 10:00p.m. – 8:00a.m. If you plan to party do not book this cabin. It is our home and you must treat it with respect.
4. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Use of the surrounding community areas including any sort of swimming or water facility (if applicable) is the sole risk or the renter, guest, and their guests.
5. Keep the property and all furnishings in good order, removing any items from the cabin including living and kitchen furnishings is not permitted, and you will be charged accordingly if anything is removed.
6. Only use appliances for their intended uses.
7. Pets: Up to 2 pets are permitted. You must indicate in your reservation that you are bringing them. Pets must be crated if left alone in the home. Please minimize pets on furniture. If your pet is a big shedder, please use vacuum and/or broom to clean up excess pet hair. Excessive pet clean up may result in additional clean up fees.
8. Parking: Number of vehicles is not allowed to exceed the number indicated in the listing. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Parking in the neighbor’s driveway is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
9. Check-in/Check out times. Please follow the check-in and check out times as indicated in the listing.
10. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Before you leave, we ask that the items below be completed to help our housekeeper quickly prepare for the next guest. Please remove and dispose of all items in the refrigerator. Place used towels in the bathtub. Do not wash towels prior to departure. Please leave sheets and comforters on the beds.
11. Please lock all doors and all windows upon departure.
12. Garbage: Any garbage must be stowed in the proper bear-proof garbage receptacle, located near the driveway. Please do not stuff the bear box so full that it’s impossible to remove the bags, and please do not leave any loose trash in the bear box.
13. Hot Tub: [No children under the age of 18 permitted in hot tubs at any time without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening.
