This charming, canal-front, renovated vacation home invites you to relax and create amazing holiday memories. Conveniently located near the main highway Tamiami Trail and close to airports: Punta Gorda 15 min, Ft Myers 50 min, Tampa 1 hr, 20 min. You’ll find lots of shopping, restaurants, golf clubs, and entertainment nearby. Enjoy the most pretty Gulf beaches: Boca Grande, Venice, and Manasota key among others. Enjoy this hidden gem with direct access to the freshwater canal for sunset lovers.

3 bedrooms: a master equipped with streaming TV, one has a queen bed and the third a bunk bed with one full and one tween, 2 bathrooms, a full kitchen, living room, dining room, family room with 50" streaming TV. The patio is equipped with a table to seat 6, 2 chaises long, and a barbecue. The large swimming pool will delight sunset lovers.

The house sits in the coveted New York Section, a quiet neighbourhood, close to the Tamiami Trail (where you can find lots of restaurants and shopping) and approximately 300 ft from the road, with a medium flow to regular traffic, so you could experience unavoidable noise. For those guests particularly susceptible to traffic noise, we have provided all the bedrooms with blackout soundproofing curtains, which help reduce it.

Travel: The nearest airport to Port Charlotte is Punta Gorda (PGD) Airport which is 8 miles away (15 minutes), The airline traveling to Punta Gorda is Allegiant Air offering affordable travel to and from many destinations in the U.S. and near Canada. Chances are Allegiant has a route near you! Other nearby airports include Ft. Myers Southwest Florida International Airport (RSW) (45 miles), Sarasota/Bradenton International Airport (SRQ) 55 miles, and Tampa International Airport (TPA) 74.7 miles. Cheap airfares may be available from different airlines and different seasons.
Essential Amenities: Ground coffee, tea, brown and white sugar, salt, 0.1 lt Italian extra virgin olive oil, oil, and a selection of ground spices are provided for the first day. Bath and pool towels, one complete set of bed sheets, shampoo, conditioner, and bath soap, Toilet paper is provided in limited quantity—also a couple of pods for laundry and dishwasher. Pool area with two long chairs, and two swim floats. A propane gas grill is available; should you decide to use it during your stay, refill and cleaning including cleaning supplies are not provided, only a basic cleaning is done between guests.
Two beach chairs and an umbrella are available for your use.
IMPORTANT: A house rule reminder: No Party is allowed, being that our home sits in a quiet neighborhood any violation will be notified immediately and the activity interrupted.

Please don’t eat or drink in the bedrooms.
Please respect the noise curfew.
Please set the AC at 78° F when you go out.
Please respect check-in and check-out times.
Please take extra care of your keys. Lost keys incur a replacement fee.
Please take care of the furnishings. You have to pay for damages that exceed the security deposit.

PLEASE READ CAREFULLY. BY BOOKING OUR HOUSE, YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE.
To: The Cozy villa for 7 with pool close to Gulf beaches (Owner of Property, Releasees)
I wish to swim at the Center’s pool facilities during the length of my stay at your vacation home. By swimming in the vacation home pool, I recognize and fully understand certain things, including:
• At no time is there a lifeguard on duty, you (the renter) are responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay.
• My use of the pool facilities during my stay involves certain risks, including but not limited to:
1. The risk of injury resulting from the possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
• I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of the types of risks that I am assuming.
In exchange for the Owner allowing me to utilize the pool and area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below:
1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area;
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other costs that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES;
3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area
4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property;
5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate.
I have read and understood this document. I am aware that by booking The "Cozy villa for 7 with pool close to Gulf beaches", I am waiving certain legal rights that I may have against the Releasees, and I fully agree to do so.
