Lovely couple made me feel welcome and at home. Beautiful view from room and always clean and tidy although I was working late or throughout the night.
The b&b was a very clean and tidy. Breakfast was good but i don't think the staff had very good people skills. Ian didn't like the fact that when we booked in we had made a reservation with Hotels.com and because we booked with yourselves we had to change the night before to a different room as there was somebody else staying in our room. If they don't want hotels.com to make a booking why advertise with them. Nicki who served us our breakfast was very offish with us.
Clean & comfortable room with fridge. Bathroom was clean & spacious. Excellent breakfast choice. Short walk to beach & town centre. Would stay there again.
Lovely warm welcome from Nikki on our arrival. The room was lovely and clean and comfortable with the biggest bed I've ever seen. We had a lovely view of the bay. Lovely en-suite shower room with plenty of storage. Only a 5 minute walk to Dawlish Town Centre and the train station. Excellent location and value. We will definitely go back. Highly recommended! Dawlish stay while young family in Dawlish Warren.
Excellent quiet hotel. Excellent full english breakfast. Very friendly hosts. Nice new shower. Convenient for Dawlish and station with direct trains to dalwish warren. Starcross for ferry to exmouth. Torquay and paignton. Parking free but advisable to plan to leave car in car park as small number of places. Breakfast hours limited but we planned to eat 9 am each day and was great. Bar time limited but easy reach of pubs.
Great service, wonderful sea view deluxe double bedroom, huge bathroom, hot and cold selection for breakfast was plentiful, located central to trains/ buses for various routes to get around, Nikki and Ian great hosts.
Would definitely recommend. Owner's very welcoming, friendly and helpful in every aspect. Room excellent and great sea views. Very modern comfortable and exceptionally clean. Fantastic breakfast and plenty of choice.

Absolutely amazing place to stay. Extremely friendly hosts, Nicki and Ian. Very accommodating and the breakfast was lovely. Very clean rooms and in a great location. Will definitely be coming to visit again!
Had a lovely stay here. Great base to explore this lovely part of the world. Great hosts. Very helpful. Cant do enough for you. Would definitely stay here again.

Lovely short break, Room very comfortable with large comfy bed, slept so well! Superb breakfast. A very clean and welcoming place and Nikki and Ian are lovely hosts. Would highly recommend a stay here. Looking forward to returning in 2021.

Nikki and Ian are lovely hosts, couldn't do enough for you, but not overpowering. Our room was very pleasant with everything for our two night stay. On site parking is a bonus. The breakfasts are fab. Plenty of choice and cooked to order. Or go healthy with fruit and cereals.
Thank you for the late chat and drink when we returned from our night out, lovely getting to know you, though a bit jaded in the morning lol. We shall return.
Receptionist told us we booked for a child when confirmation clearly stated adult. She asked for extra money which we refused. Owner called me next day and said I hasnt paid for room but money came out of my account. He blamed Expedia. Bed was comfy but cobwebs in room. Has bad but owner was asleep on chair when we approached bar at 11pm. breakfast was okay but nothing "wow". Would chose B&B with sea view next time.
Sink was in bedroom and not in the very small ensuite. Needed clean glasses in room but took 4hours to get them. Hearty breakfast. Ian was pleasant and helpful.
Friendly, clean with a great breakfast what more could you ask ,a central location ! It has that too . Thought a little pricey but I guess that's how much they are now . Bed very comfortable .
Nice hotel. Ian and Nikki are great hosts, providing for a very pleasant stay. The breakfast was huge and set us up for the day.

Stopover for Masonic Function nearby.
Went to Masonic Function.
Great location in Middle of Town, up a slight Hill. I had a Sea View. Friendly Welcome and all I wanted for a quick stopover. 1 parking spot for every room which is a bonus in seaside towns.
my opinions were affected by 1) i booked the room after 20:00, The owner manager told me on arrival they do not take bookings or arrivals after 20:00, and that he had cancelled the booking. 2) i arrived at 23:30 havig left messages on the hotel answering service . I was told he had not received the messages. please check the phone number 3 ) i was told the booking had been cancelled at 20:00 or 23:55 I am not sure which. 4) i was informed if i wanted to stay I would have to pay cash, which I did , and I have a receipt of this transaction. 5) my debit card has been blocked for some days. 6) please refund the £88-00 as I paid thiss amount in cash to the hotel owner. s.eliatamby
This was the best 2 days out if 30 we had in England. The Owners Nicky & Ian could show many of Australian operators how to do it! We will strongly recommend Lyme Bay House!
