Graduation celebration trip
The property was beautiful. The owner and his property manager were quick to help when the power went out. They got the generator up and running and a small portable ac unit to help cool it down. When the power came back on their electrician came right out and reconnected everything. When we were there the beach was covered in sea weed, from y understanding from asking around it’s just what it is this time of year. Your are very close to town, but not much else. It was great to have a car! We were able to drive all over the island. If you are up for a small hike with in 5-10min from the house there’s address old WWII bunkers just down to the end of the rd turn right and walk down the beach to the trails. Hike up the trail and it’s a beautiful view!! The living area was wonderful and big enough for our group of 10. The pool area was wonderful and relaxing.

The property is in a great safe place. Clean. Pool was amazing! Wonderful place for kids to enjoy as well. Melissa and The maintenance man with Grey beard sorry can't remember his name were very helpful. Only hiccup we had was guy showing up without us knowing but it was resolved immediately. Great house for a large group
We took a family trip- 11 people in all and this house was fantastic. Spacious, clean, nice neighborhood. The beach is at the end of the road- maybe 100 yards away. Plenty of beds. Pool was very nice. Had a little issue with the bathroom drain but they came and fixed it the next day. Great restaurant just down the street too.

Family Vacation
The house is plenty big for a large family or big group. The convenience of the backyard pool is great. The walk to the beach is very short and the view is beautiful. The Property Manager, Sam was very responsive and made sure the house was clean. We enjoyed visiting Old San Juan, El Yunque, Vieques and participating in the biobay night kayaking. It was a very adventurous family vacation.

Not luxury just large house
While the house was large, the rooms were tiny, the pool old chipped worn out. There was no way to maintain pool by end of week it was filthy (dead floating bugs). The complex is run down, view from porch is demolished building. The beach is at the end of the street and covered with seaweed (cannot swim here). The house was ok for our use but not worth the price and not as advertised.

Hello we are sorry that you were disappointed and tried our hardest to appease you. We are surprised though that you failed to mention in this review of the damage that you intentionally had done to our property breaking a few doors, cracking our table and placing bags of sand in the pool so that the pool guys would come clean it up .The beach as you know since you have a rental property there as well is seasonal so the seaweeds enter there ar this time of year . As you know it in fact is swimmable which is why none of our other reviews state that its not. The pool is NOT CHIPPED , The bugs which ended up in the pool due to our plants had been removed by our pool guys . We have photos proving this and you seemed satisfied ", The demolished house across the street is a lie" It is in the construction phase due to the effects of the hurricane that we had . As a matter of fact its almost rebuilt . It has since been repainted . The view from our front porch looks out towards the beach . We offered you 2 future free nights in order to provide some compensation so that you would not feel this way We sent our pool guys there 3x to take care of the pool issues that you are stating , thinking that this would satisfy you and it's the correct thing to do. It is why we have been in business for 12 yrs due to our honesty , and attention to our guests with no reviews similar to yours and the other group that stayed with us. We also told you that we were willing to return some of your money. You however wanted ALL of your money back which is not possible . You were looking for a FREE place to stay and benefiting from our kindness All you are accomplishing is ruining the possibility of rentals to other kind locals there .if that makes you happy then so be it . We also found out that your intent was to lie on this review given that you live near by, along with a another review that was written by the other group that stayed with us. . Had we known that this was the case we would not have rented to you or them. My friend , this is not a way to do business . In the end your house rentals will fail due to your manipulation tactics . This is why we have been in business for 12 yrs with nothing like these 2 reviews that both of your groups have written. I assure you that the property that YOU OWN only for 2 yrs which is located in the same location as ours with less bedrooms and less bathrooms with no pool indeed is less expensive rightfully so. We don't do business that way , spreading false information in order to demean someone else's property so that you can elevate your business. Please understand we will NOT play this game with you. I do assure you however that if you keep doing this nonsense your business will fail not due to our fault but because of your intent . I will say however that this will benefit you in the beginning HOWEVER you will not last long in this business if you do not change your disposition . Its unfortunate that you behave this way, so unprofessional to try to get ahead . I truly wish you well. The future will tell.

place needs lot of upgrades. Has multiple non- working air conditioners. The dishwasher didn't work, shaking around. The bedroom and bathroom by the washroom smelled like moisture/mildew. The comforters on the beds were old and worn. The master bedroom closet door has mirror broken, and window in the kitchen also broken. The kitchen fan didn't work, no remote. The televisions didn't work, some didn't even plug in. No pool service, We were told they would come Monday or Tuesday but no one ever did. I can actually continue, but these were the things that bothered me. For the price he charges he is a cheap owner.

Hello we are truly sorry for your disappointment as we try very hard to make our guests happy and that we have open lines of communication. We encourage our guests to read our instructions to avoid any misconfusion . Our mistake however was that we did not have them in Spanish . That has been taken care of . That being said we appreciate your feedback HOWEVER your intent was malicious. Had you called us to fix what you stated was broken which wasn't we would have been glad to do whatever is necessary to appease you including possibly giving you some compensation. Lying on a Review for 2nd gain in order to destroy a business is just unacceptable . We did find out however that someone else In your group knows one of our competitors so writing this false review was meant to lower our rates. Not a problem though we just lowered our rates. NOW let's talk about these issues you are stating . "Broken glass" is FALSE What did happen though was that someone in your party broke the wheel on the door and therefore it did not slide well. This has been fixed. The pool: We have 2 professional pool companies in order to MAKE SURE There are no issues . We told you to please rinse off in our outside shower before entering the pool from the beach . The salt and. Sand offset PH and chemicals. We know this because the pool PH gets checked frequently when our pool guys go there . We sent out companies there 4x when you were there in order to make sure the pool was clean. You mentioned that the price was to high . If you look at other 5 bedroom , 3 bathroom houses with a pool near a beach you would notice that in fact we are inexpensive relative to the others . That's OK though because we had to lower our prices. Not a problem . You also state that the Acs and the dishwasher was not working as well as the fan . Had you read our instructions or even called us we would have gladly told you how to use them.. The fan and. The dishwasher are new as well as some of the air conditioning units . They were and all are working fine . All you needed to do was adjust the temperature however you didn't ask us nor did you read our instructions again. The instructions for our NEW dishwasher were directly in front of the dishwasher . If you did not know how to read then we apologize . Again we know that you have tried to "berate us based on one of our competitors. This will be taken care of as well . We welcome feedback positive. Or negative however we DO NOT appreciate frank lies nor maliciousness . We sincerely hope that you have not nor will not do this to other properties. Again they have been informed of your intent . Thank you

House is gorgeous, Pool is sparkling, property has so many little nooks to chill out and relax. Beach is beautiful and quiet, you practically get it all to yourself. If you want to get away from it all, this is the place. Only improvement, the house rules are very particular and require specific items, like black trash bags. The rules aren’t the issue, it’d be helpful if the house provided those particular items, like black trash bags, so guests don’t have scramble finding the right item at the store.

Great Time with 3 Generations
Grandparents, 4 children + spouses, 5 grandchildren. We all had a great time. Pros: Walking distance from very nice beach, fun private swimming pool, walking distance to 3 restaurants and 7 minute drive to grocery shopping and more restaurants. Cons: Circuit breaker for living room tripped occasionally- we reset it in the kitchen cupboard. TVs in every room but they were not connected to anything. Some of the beds are not comfortable for adults. Speaking Spanish is a huge plus because the local manager speaks Spanish and is very responsive. The main manager is in LA so you have a 4 hour time difference to reach him if you only speak English.

To whom it may concern, It was a great experience overall. However, below are some observations and recommendations: 1. Master bath toilet kept running the water. Solved the problem by closing the water beneath toilet. Needs repair. 2. A/C in one of the rooms did not function properly; possibly due to need for cleaning. Picture sent to management. 3. TV remotes were nowhere to be found and TVs did not have any type of antenna system (ie. Digital antenna, Cable TV, Satellite, etc.). 4. Trash was not taken away from previous tenants. Had to call for issue. Thank you for a great experience. Looking forward to utilizing this facility again in the future. Very Respectfully, Wilson Carrero

GREAT Puerto Rican Get Away
Sam was a great property manager and helped us through our stay. He was very attentive and even answered the phone at odd hours when we needed some information answered. The location is great for exploring the island and also heading to Culebra for a day. The location has a great living space and pool that can be used for entertainment. Everything you need in the kitchen. I would recommend stay here again and 100% working with Sam as the property manager for your stay.

House was awesome, just as described! We were a group ranging from 7 to 80 and every single person loved the house. Pool was amazing and was used daily by the kids. We had a wonderful stay with great weather. The beach was a few minutes walk away and it was like having your own, rarely saw anyone else on it. No trash anywhere, just clean seaweed which I guess you could rake to the side if it bothers you. The house had plenty of space for family of 10 and the kids loved the pool. We lost 1 1/2 days of swimming due to pool being maintained with chemicals. I think that if the house is occupied they should put chemicals in at night and then vacumn in the AM.

Thank you very much for taking the time out to write a review however when you do so it would be appreciated if you state the CORRECT information as this is unfair to business owners. We do apologize for this mishap . HOWEVER the pool guy stated that you only needed to wait NO MORE Than 3 hours . This situation COULD HAVE BEEN PREVENTED if you would have listened to the pool guy in the EVENING before and allowed him to place the chemicals at that time . Because you told the pool guy to come back later due to the fact that you didnt want the children to get upset by having to leave the pool when he was supposed to put the chemicals in he had NO CHOICE but to place more chemicals the following day causing you to have to wait the 3 hours . Having to wait 1.5 days is ABSURD AND INCORRECT If the pool would have been that dirty that it would need such an amount of chemicals that would have to take that amt of time to equalize you would have never been able to enter the pool to begin with. Even in the worst case scenerio where the pool is filthy which never happened to us the most you have to wait for the chemicals to settle is 10 hrs so 1.5 days is a gross exaggeration . We work very hard in this business and slander is not appreciated and unfair.

This home literally had everything we needed and then some. The pool was perfect for the the kids and we all had our own space. The playpen came in handy and any issues and/or questions where immediately addressed. If I had to give one con, it would be that the beach while great for sunbathing and enjoying the ocean breeze, the seaweed made it impossible to swim. Not a total loss but disappointing.

Fantastic Relaxing Family Vacation
My three generation family of twelve-(8 adults, 4 kids) from the US midwest stayed at the Rio Abajo house for a week over spring break. The house had everything we could possibly ask for. We had four couples/families and plenty of room for people to congregate or retreat to their own private space. The pool was wonderful, and we had the beach all to ourselves. The house had all of the comforts of home. When we had a maintenance issue, we made one call to Sam, who answered in person, and a maintenance person was there within an hour to fix the problem. The restaurants and bars are within walking distance, and we were able to go there and listen to live music on the weekends. There were plenty of activities for the wide range of ages in our family. I never once heard any of the kids say they were bored. They were either in the pool or in the ocean most of the time. The house even had beach chairs and a cart to haul them, sand toys, and a boogie board. I would highly recommend this house for family or group vacations. Everyone in our group said they had a great time.

Excellent Vacation Home for Family Stay
We spent 5 days recently Feb 2019 in beautiful Humacao, Puerto Rico. This vacation home we rented was immaculately clean and well stocked with everything we needed. There was 8 adults (4 couples) we each had our own room. We cooked ALL our meals every night - choosing not to eat out; everything we needed was there for cooking utensils. Amenities for local groceries etc. were all fairly close. The Pool was great we spent a lot of time in it :-) (Probably the highlight of our stay - everyone loved it) we even walked to the beach and swam in the ocean just a short walk away. You could wade out quite far but you did have to be careful of undertow; the beach there is quite nice but lots of seaweed/grass daily (We took some rakes from the house and cleaned up a nice spot for us to use and others while we were there.) Sam the Manager was always quick to get back to me if we needed something or had questions he was a great pleasure to deal with all around! I would highly recommend this property to any family or couples to stay it was a quiet neighbourhood with friendly people. We felt safe and secure and truly enjoyed our stay! Thank you Sam for everything! Price was right we felt the value for our dollar was worth the spend :-) If we go back to Puerto Rico again this will be the place! The Bohnet Family

Our family of twelve people from four households loved most the swimming pool, the spaciousness of the house, and the proximity to a fun beach, a nature center, and small shops for eating and drinking. Also, the manager was easy to contact. We were there during a windy week with a fair amount of wave action on the beach. We were glad we had packed life jackets for younger kids.

Before you book this make sure you google Punta Santiago; it is kind of a remote location, which adds to the serenity of the house and community. It is NOT San Juan, haha. Will take you about 90 minutes to get there from San Juan. We were able to get to San Juan and Luquillo beach from this house in about an hour or so. The community is very quiet and you will not see many people at all. Even the beach is super quiet. It is good walking beach but not a swimming beach. Pretty close to Walmart and gas stations. The House itself is very well maintained and taken care off. Thoughtful decorations. Very clean. The kids loved the pool in the backyard. Electricity was not a problem and all rooms had TV and AC. We cooked most of the time so the full kitched was excellent. Most importantly Sam the manager picked up the phone even late night. Would be happy to come back and rent from him again.A+

I just wanted to comment THAT THE TRIP FROM THE AIRPORT TAKES 38 MINS if you take the major highways instead of taking the long scenic way along the perimeter of the Island. Also most of our guests do swim at our beach however there is more seaweed there due to the aftermath of the hurricane but it's getting better. It should be back to normal within a few months. Great stay for family of 11
My family and I wanted to spend some time together and rented this property. We were a group of 11 (including two teens and one 9yo). The house was spacious, clean and had everything needed for a stay. We prepared several meals, enjoyed time in the pool and toured around the east coast of the island. Though I live in the States, the rest of the family lives in PR. Because of this we knew that this area was one of the hardest hit by hurricane Maria, so it didn’t take us by surprise to find still clear signs of the damage. Still, there were restaurants, markets and larger stores that are open for business and are very close to the property. The beach is very close to the house, but we knew it wouldn’t be in the best condition for swimming just yet. I would definitely recommend large groups staying at this house. Easily accessible to main roads and businesses, plenty of room, great pool and very good communication with the property manager, Sam. Many people ask me what they can do to help PR continue to recover from Maria and I tell them that the best thing to do is come visit, stay a few days and be part of local businesses continue to build and thrive. This would be a great place to consider!

Can’t wait to go back!
From the moment you walk in, you feel like you’re home. The house is perfect for a large family vacation away from all the tourist trappings of a hotel. The kitchen is well-equipped with everything you need to prepare your own meals. Sam, our host, was awesome in accommodating us in every way. We almost always had the beach to ourselves, but it was nice to meet the occasional fellow travelers staying in the neighborhood. Thank you so much and we’ll be back very soon. Tip: bring your own yeti cups to enjoy poolside.

Great family getaway with no tourist trappings
We booked this house because it slept so many (even though there are only 9 of us, we wanted bedroom options for teens and families) and because of the pool. As we got closer, a lot of people asked, "Why are you staying in Humacao?" and indeed, it was only because of the house. It turned out to be a great choice though: We got to see much island beauty with none of the tourist trappings of a resort. The house is in a little development. The house directly next door and maybe one or two others are also rentals, but otherwise it is all residents. The people who live there are not as tickled by the beach, so we ended up having that to ourselves the times we walked over. It's startling, looking as far as you can see down a beach in both directions and not seeing any other people! It was wild and natural and beautiful. The development is also in the Humacao Nature Reserve, and taking walks through that each day was a highlight of the trip. It's a beautiful palm forrest with well-marked paths. So all told, I would say the near-rural location is the best part of the rental. The house itself is good though too. Sam the caretaker is always available with answers and advice, especially on the first day when renters have a million questions. The home is nothing fancy but has everything you need, including strong wifi, and is very comfy. We enjoyed hanging out around the table, in the living room, and especially in the pool. The pool was another highlight of our trip, the 4-year-old ended up getting a lot of water confidence out of her hours spent in there! The pool is kept clean and the outdoor shower was great, not just to wash off but also for the 1-year-old to play in. We got all of our groceries at the nearby Walmart or Ralph's. There are mall-type shops nearby but we didn't find any cute, local gift shops, and that was fine. We didn't spend extra money! We ate only 4 meals out: One lunch on a day visit to Old San Juan, one lunch at El Yunque, and twice we ate down the street at Restaurante Paseo Playero, which was delicious and featured live local music on the Saturday and the Friday that we visited. It's about an hour's drive to Old San Juan and also to El Yunque so those were our big excursions, each one taking up a day. I think we may have enjoyed the days we spent just hanging out in the rental even more! We also took an afternoon boat ride with La Paseadora Cruise to Monkey Island and that was a hoot! Highly recommended. Great family vacay!

Very spacious, up to date and clean property. We enjoyed the pool. As issues arose, they were taken care of swiftly. Quiet neighborhood, unfortunately the area to access the beach is very dirty and unkept. The shore line did not look like what is pictured (which is no reflection on the homeowner though.)

We are happy you enjoyed your stay and apologize for the entrance to the beach. There are many weddings on the beach and unfortunately some of them dont clean the area as are in our rules. ( The last one being the week before you arrived) Furthermore what we have done to resolve this situation is put stricter rules in place for weddings done at the beach and hired a newer clean up crew to clean the beach regularly in order to.avoid such situations as we like to keep our beach clean. This time of year seaweed draws on shore which is not something we have control over but most of the year the shore line is just like our photos. We hope to see you soon

I would stay here again
I traveled to Puerto Rico for my daughter's 16th birthday. Altogether there were 16 Of us and the house accommodated all of us and then some. There was even a baby chair and play pen for my niece which was a huge plus. The pool was great and definitely went to good use as the kids were in there every chance they got. The kitchen was well equipped, so that saved on having to buy cups, plates,utensils, etc. The beach is literally steps away as described and the view is beautiful. Sometimes I am a little sceptical about booking things online but I was in touch with Sam days and weeks before our trip just to make sure we were all on the same page. And I'm neurotic like that lol. Sam was available all the time which was great so that made me more comfortable. Overall we all had a great time and would definitely come back and stay at this home.

We went to PR for my niece 50th BD celebration. Was her wish to go and ride a horse on the beach which she did and loved it. We stayed in this nice home, due to the fact she loves the beach and said 89 steps from beach. The house was very comfortable and cleaned. We had one minor problem, I called and was taken care the next day without any difficulty. Management was nice. Every where we wanted to go was an hour away due to the GPS. We did get to visit family we had not seen in 52 years. Over all loved that we got to spend family time in this house and lots of laughs. The only down fall of our trip was the rain, rained for 5 days out of the 9 we were there. I strongly recommend this house for large families with young kids. The Conde/Cruz/ Aguila family.

We are very sorry for the little inconvenience that we were able to fix right away. Although we do everything that we can, to ensure that everything works properly sometimes things come up when you have such a large property that accommodates so many people. 90 percent of the tourist attractions are within 22 mins away however if you input addresses as apposed to locations in PR it is easy to get lost. Unfortunatly in the caribbean during certain months it rains more frequently than others but at least since we are in tropics rain only lasts for 20 mins. Great place for family fun!
Our family along with family friends (4 adults, 6 kids) stayed the week of March 11-19,2017. We had an amazing vacation. The house is spacious and the pool is refreshing. There are a few cosmetic items they could do the the house and I would have given it 5 stars. The location is colse to many fun things to do such as mangroves canoeing, the waterfalls, great beaches and of course great food. There is also a shopping mall just a few miles away if that is your thing. Sam the property manager was very helpful. He arranged the private chefs at our request (incredible food by the way) and even got us beach umbrellas. He told us about the local culture which made things easier on us. He even helped us get I to the house a little ahead of schedule due to coming in on the red eye with kids. We would stay here again.

Great home
Great house, and very good location for our needs. The private beach was a little dirty, but other than that it was an awesome stay. Sam was very helpful.

It was so clean and well equiped and spacious and very comfortable! We made precious memories .
The easy ,close proximity to the beach and to the grocery stores was very nice. We enjoyed the clean, nice sized pool. I especially liked the front porch at night where I sat and listened to the coqui frogs and their calming song. When we ran into a plumbing problem in the kitchen the gentleman, Sam was more than quick and accommodating to remedy the situation. Oh and what a special treat being right near the reserve. We took advantage often to walk right off of the beach into the beauty of the rainforest reserve. We are hoping to come back next time to catch a glimpse of the turtles in that particular, protected area. Finally, as I said before Sam was always so kind and helpful and available and helped to make us feel welcome from day one until it was time for us to leave. We all left with the consensus to return in the future.

Large Home in Villa Palmira
My family and I recently stayed at your home February 13-20th 2016 to celebrate my birthday. The home had plenty of room for the eight of us and all the amenities we could ask for. The pool was perfect and the grand kids were in it after breakfast, lunch and dinner. We enjoyed most meals outside under the patio. No insects noticed. The BBQ was put to good use. The adults had plenty of time to relax in the yard. The neighborhood was quiet and safe in a gated community. The beach was a short walk and we spent days enjoying the warm Caribbean waters. The beach chairs at the rental were a nice touch. Most days we had the entire beach to ourselves. After swimming the outdoor shower was a big help. Sam the manager was only a phone call away and answered our questions immediately. He was there to welcome us on arrival. The home was centrally located and allowed us to take day trips to the rain forest, Bio Bay, and Old San Juan. Another special treat was the nature reserve just a short walk down the beach which allowed for hiking and nature sights. We also had easy access to Walmart,Ralph's ans Sam's. Our first night after traveling we were able to walk to a restaurant on the corner for a taste of Puerto Rican food. Thanks again, Sam and the PR Caribbean Beach Haven for a wonderful visit.
