Lovely space with all you could ask for including excellent and accommodating front desk staff. Bed spacious and comfortable, lots of good bathroom products, historic building. Only drawbacks are difficult to flush toilet and no bathroom fan, and huge window but not able to open (likely due to building age). These are minor as everything else great

This hotel was great in terms of location as the trains were just 3 blocks away along with being at a short distance of great dinning options. Would recommend to anyone who is staying in Philly for their first time. Definetly would book here again.

For a studio, it was a spacious and clean apartment hotel. Property was conveniently located and nice on site amenities (small gym, premium coffee, still and sparkling water machine, bikes).

Love the place! One bedroom is so big and and spacious. Bed is very comfortable. All kitchen equipments are clean and new. Staff is friendly and helpful. Easy walk to stores and restaurants. We parked at Love park and it's just a short walk to the hotel from there.

Smooth check in . Room was so nice for our stay and it was easy for us to catch the train . A lot of stores and restaurants near by as well. Will always recommend this place !

Great Stay!
The Roost is a beautiful hotel located inside of an apartment building. across the street from a very easy parking garage that I reserved through parkwhiz. Everything about the roost was great from the start to finish. I deducted a star because the apple tv connection did not work in room 602, and we also did not have access to P3 - the floor that had access to the roof and to the gym.

Great value for the price paid. Minor things we didn’t like were that the room was dark, there was a building next door so light was minimal. I almost went out and bought brighter light bulbs. Also, it was hot, it was constantly at 72-73 and it didn’t budge even though we had the thermostat set at 50. This was a nice temperature for the day time but too warm to sleep comfortably. Also, the water pressure in the shower was poor. Other than that, great stay, fully stocked kitchen, nice staff, and the Bluetooth speaker in the room was very nice.

Really convenient spot to explore Philly. Only negative was we booked this spot as it said it had a gym but we were not informed of one and couldn’t see it anywhere.

This is not a hotel. The people at the desk in the entry hallway (it's not a "lobby" like a hotel would have) are friendly and competent, but more like the front desk at an apartment building. There seems to be only one person on duty at a time. This is more of a corporate apartment for longer stays. For that purpose, it was a good deal for the money. The elevator lobby is dimly lit and gloomy. Sometimes deliveries for building residents sitting around there in shopping carts. Is there housekeeping other than between guests? We wouldn't know. Kitchenette is adequate, but the modern style cabinets are delaminating and the dishwasher was loose in its under cabinet position. Bathroom was large and well-acquitted. The stylish furniture in the promo pics turns out to be a bit drab and worn in person (tip for the designers of this space: don't have a Danish modern type armchair with light colored fabric in a high usage environment). The special coffee pour-over set about which much marketing effort seems to have been focused was not ready for prime time, with the scale/timer not working. Pros: Again, the front desk people are super nice (5 stars for them). Apartment was big and clean, and wifi was OK. Parking across the street was very convenient. You will pay big city prices for the privilege, but paying for convenience is how things work in a big city.

However, we are welcome short term guests as well and hope to provide even better accommodations than conventional hotels. We provide housekeeping service once a week, but if guest needs more frequently- we are providing it for an additional charge. We are happy that you enjoyed cleanliness, parking convenience and staff friendliness. We hope you will come back for a longer stay that you can enjoy all amenities Roost can provide.

Overall the property is fine. There is no on sight parking which is a PITA. Parking across the street (not hotel owned) is $50 per night with no in and out privileges. The parking staff is beyond rude. Do not give them ur keys before unloading the vehicle bc they will drive off with ur car. Its a money machine for the parking garage. 1 1/2 blocks down the street is another parking garage. Rate is $32 per day with no in and out. Friendly courteous service. Since the hotel has no parking they should have better arrangements with offsite providers.

This was my first stay at a Roost property and it did not disappoint. The staff was stellar, property was clean and interior design comfortably modern. The bonus was having a washer and dryer in the unit. Going forward I will seek out a Roost property in the cities I visit. Exceptional property!!

I really enjoyed my stay at Roost Midtown. The location is great and is super close to restaurants and shopping. Also walkable to many of the historical sites in Philly...maybe a mile or a littel more. The staff were all super nice and made my stay better because of their positive attitudes and willingness to help with anything that I needed! Checking is 4:00 pm (which is pretty late) but they called me at 1:30 pm to let me know my room was ready! The room was clean, modern and updated, I stayed in a "studio". It had a full kitchen, dining room table and chairs, laundry pair, huge walk in shower and a comfy bed! They even provided coffee beens and a grinder! They have a free bike program which I think is really cool...I just didn't have time to take advantage of that! Overall, I had a great stay at Roost Midtown! I would highly recommend it!!!

We stayed st Roost Midtown over the weekend during our visit to Philly. The hotel apartment is beautiful,spacious,and complete with everything we need! It’s walking distance to sightseeing places and restaurants too! Highly recommended.

Awesome location but terrible parking
Very nice and clean accommodations. Parking was very expensive and nearly cost as much as the room at $55 per night and no in and out option. Def great for a longterm stay but it was more than sufficient for a weekend getaway

the facility was a condo building, and was nice and spacious and decently decorated, but didn't feel like there was anyone there to take care of hotel stuff. there's a dishwasher but no dishwasher detergent, a washer and dryer but no laundry detergent, a kitchenette but no dish soap or dish towels, the TV and coffee scale didn't work, and while the windows let in decent light they didn't open, and also let in a lot of street noise. overall a fine place to stay given my needs, wish it was cheaper
