Waterfront - secluded (not seen or visited by many people) beach, large yard and magnificent views - swim, fish, boat. Private, spacious beachfront cottage on a peaceful, dead-end street with a large yard. Magnificent panoramic views of the bay, Bristol, Prudence, and Hog Island. Walk down a short rocky path from the yard to a private beach right on the expansive Narragansett - great for sunning, swimming, fishing, exploring, windsurfing, kayaking, or boating. Bring water shoes! Near Carnegie Abbey, downtown Newport and beaches and five minutes to Bristol. Well-equipped kitchen and roomy full bath with two sinks and shower, two bedrooms (one queen and one twin extra-long bunk bed), large great room with full-sized futon. Enclosed outside shower 'with a view' and porch. Eight large windows across the front of the cottage offer a stunning view while relaxing inside. Laundry and maid service available. See comments from our in-house written guest book below! Many of our guests come back year after year. Lots to do every day on and off the Island!

The fourth of July is a big event in New England. You will see fireworks all across the bay and sometimes on our beach!

Please note the photos which show that there is a very short path of rocks to walk onto the beach and that it is a New England beach with some sand, small rocks and larger ones.

General Information:
Maid service available. September and October are among the most glorious months in Southern New England and Rhode Island. Warm, breezy, sunny days, cool, star filled nights. If you have the time, this is a beautiful time to be at our cottage by the sea, on a quiet dead end lane.

Welcome to our cottage. We hope that you enjoy your stay. There is a lot to see and do for those of you who like to be on the move. For those who like to just sit, relax and watch the water, this is the perfect place.

During your stay, there are a few things that we ask…

• Please put all trash bags into the trash cans and use bungies to prevent critters from getting inside.

• If you brought a dog, please clean up after routinely so we avert any tracking into the cottage. And, please no animals on the furniture!

• Beach chairs are located in the outside shed all the way to the right. Please do not lock the shed door.

• You never know when a wind will come up plus there is the tide, so if you bring chairs down to the beach, please keep tabs so we don’t lose any.

• Checkout Day – vacate by 10 am
1. Empty the refrigerator and freezer
2. Wash all dishes
3. Put trash and recycling in outside bins
4. Lock the door and put the keychain on the hook and ensure the single key is in the lockbox and juggle the combination

Trash pickup is Tuesday morning early. Please position on the other side of the fence the night before for pickup.

Lawn Service is usually Saturday – They are quick!

Peaceful escape
A lovely bayside property in a wonderfully quiet neighborhood. Owners have seen to it that cottage is well stocked with sufficient linens & kitchen gear. The yard is lovely as well.The Views from the wrap around back deck are majestic. We will try to return in the future.

Fantastic view and accessible to Newport and Bristol
I cannot say enough how much we enjoyed the location of the cottage. Even with a rainy day, it was lovely to sit in the living room, with a book and look out on the bay. We waited for a calm day and kayaked around Hog Island. The Bristol Ferry is just a 10 minute drive away; we took our bikes and rode around Prudence Island. The hiking trails are worth going over on the ferry if you don't have a bike (use a gravel bike - only the roads nearest the ferry dock are paved). In Bristol is the East Bay bike path, starting at Independence Park in Bristol and running north to Providence. This is also worth walking or riding on since it follows the bay. The kitchen is well stocked so we often dined in and ate outside on the picnic table. And definitely, the beach in front of the cottage is the best place for sea glass - if you like to look for sea glass.

Perfect Vacation
My family and I enjoyed this past week so much! My daughters are 12,10,9 and they were occupied every second of the day. If we were not paddling boarding or kayaking or swimming, we were bike riding or playing lawn games as a family. At night we went into Newport or Bristol for shopping and ice cream. Lovely view, quiet location in a nice neighborhood. House was clean and beds were comfy. Large yard for furry friends or kids with access to the water but it wasn’t easy to navigate on the rocks on the beach to get onto the water. Kitchen had ample supplies of dishes, glasses and cookware. Close to great places to eat ant meal.

Waterfront Fun
Great property for a small family, and even welcomed our dogs! Right on the water. We swam from the rocky beach every day. Spacious backyard for games or just relaxing. Lovely view from the handy outdoor shower. Not too far from Newport, but felt a world away in this quiet neighborhood. Good AC in the main bedroom. The rest of the house got warm in the hot afternoons, but a quick dip in the bay cooled everyone down for the gorgeous sunsets. Owners were easy to work with and responded to questions promptly. A great stay!

Great to be right on the bay
Agree with the earlier reviews. We very much enjoyed our stay! The view is spectacular and the sunsets across the bay were incredible. We loved the outdoor shower. Well-stocked kitchen. The cottage does not have a washing machine, but we found a laundromat without difficulty. All kinds of sailboats, yachts, and ships can be seen going up and down the bay. Good restaurant options in Portsmouth and nearby towns. A memorable trip!

Nice little vacation house on Narraganset Bay
Many good things about this little vacation cottage right on the bay: A wall of double-hung windows facing the bay for spectacular views during sunset (and all day). Perfect for letting fresh air in on clear days. Fantastic view. Lawn facing the bay and a little New England beach of stones to explore the tiny crabs, periwinkles and other sea life that come and go with the tides. A local kayak rental that is about 3 minutes away and will deliver to the property if you don't have a way to get their kayaks. Drop-In Kayak rental. Recommended. Walkable backroads for people and dogs. Friendly neighborhood, overall. There's a fantastic brewery (Ragged Island Brewing Co.) a mile or two away--possibly walkable, but a very short drive or uber ride away. Overall, this is a little cottage that seems to have been in a family for a while that is rented out on VRBO when family isn't using it. It isn't fancy, but very comfortable place to spend a week as a launching pad for Newport and surrounding areas. It was a great place to vacation with our dog, with a nice deck, lawn and beach. Grateful to have been able to bring him on this trip and was a big part of why we rented this particular place at this price. Some other things that weren't great for us, but might not be a problem for other people: We went around July 4 weekend and there were two nights of fireworks that made us feel like we were in a war zone. Apparently this is a thing on the bay and we didn't know about it. Small scale fireworks, smoke and so much noise for about an hour and a half / two hours after sunset. All meaning the windows had to be closed and the AC on, but wow. Renters with dogs and babies should note this around holidays. The description says the location is 'secluded'--this is true in that it isn't on the nearby highway, but it is definitely in a residential neighborhood with houses right next to the rental property. This meant that when the landscapers showed up to cut the grass and trim privet hedges for the better part of a day on the left, there was no way of getting away from that when outside. On the right side the neighbors had demolition and construction activities on one of their buildings for a few days, so there's that. I think 'secluded' isn't really a good description of the property. If you bring kids, bring some extra dice for the games in the house--Yahtzee with three dice! No laundry. Laundromat about 20 mins away. No linens. In prop description, but worth noting

Lovely private property!
My family and I just LOVED this property. We basically had a private beach all week - be sure to bring water shoes! This house is on a lovely dead end st. It is a perfect summer get away! Super clean and the view cannot be beat!

A gorgeous view
The view from just about everywhere in this cottage is incredible. We are seniors and my husband has mobility issues but he had the best week ever just sitting and watching the bay, enjoying the sounds of the boats and fog horn and smell of the salty air. The cottage in modest but very clean and serviceable. We loved our stay.

Little Rhody At Its Best
We were SO happy to find this gem in Portsmouth, RI. The house is right on the water with beautiful views out over the Narragansett affording peaceful days looking out at Prudence Island, boats sailing by, and the water lapping at the shore. The neighborhood is a small quiet oasis near anything you might want to see and do--beaches, quaint historic towns, nature preserves, and heritage farms. Everything you need is at the house, comfortable and no nonsense. It would have been great to have a kayak or SUP but the view and the ability to swim right out the back door made up for it in spades. September in southern New England by the seashore...it doesn't get better than that.

This property was exactly as described. It was very clean upon arrival. The home and location is incredibly beautiful and a wonderful location right on the water. It was so peaceful and provided a great getaway. The sound of the waves was like having a real life sound machine. The neighborhood was very quiet and close by were fantastic restaurants (including many take-away). We couldn't have asked for a better trip.

This is an amazing location right on the water! The beach is very rocky, so be sure to bring water shoes. There is a lot of wildlife to watch (crabs, birds, etc.). The house is great too! Very cozy and cute.

Perfect for us
We loved being right on the water for the views and swimming daily. You are just a short trip from grocery stores, restaurants, gas station, etc. This place was extremely clean and well kept. It is basic and cozy and has everything you need. You can be in downtown Newport in 20 minutes. The neighborhood is quiet and charming. My 4 children and I enjoyed it vey much. I would definitely go back again.

Perfect Getaway!!
This home was perfect for our family of 4! The house has This was a perfect home for our family. It had everything you could need and the outside shower was beautiful. It's on a quiet dead end street and we took our dogs daily for walks. The absolute Best part was the view of the bay and the backyard. We sat for hours listening to the bay, reading, napping and soaking up the sun. The sunsets were magnificent. I cannot say enough about the beauty of this setting. It's a short 25 min ride to Newport. We hope to return next summer. This home was a winner for our family.

Enjoyed our week at the cottage
We were delighted with the accommodations, the location, and the nearby towns and places to visit for the first week of September. The only disappointment was the lack of stairs from the lawn to the beach. At my age, now 84, it was deemed unsafe to go over the large boulder rocks leading down to the beach. I did not want to intrude on the neighboring cottages wooden stairs with railings to hold onto, so my wife and were unable to walk along the shore front.
