I wrote to the hotel before my arrival asking for a room on a high floor and with a pleasant view. I was told, firmly and politely, that I had not booked a special view, those being rooms with a sea view. That was true, though the room I had booked was described on the Hotels.com booking form as having a "park view". On arrival, the first non-smoking room I was offered smelled of cigarettes and I asked for a different one which was readily given me by reception. Both rooms were described as "Park view", but that meant "Car park view". You looked out over the back of a block of flats behind, and their car park. If you leaned out of the window and looked away to the right you could look over some houses and see the tops of trees in a public open space nearby. If that is your idea of a park view you will like it here. There are rooms at the front of the building (described as "sea view") which do overlook a park or at least some trees and face towards the sea. I do not know whether you can in fact see the sea from those rooms. NB the booking also promised a "Welcome Gift Upon Arrival ". If there was one, I did not notice it.
The room was decorated in a mid grey and green and the windows were relatively small. So it was rather dark and I found it depressing. The room was dominated rather by the large television set which was fixed to the foot of the bed and divided the sitting/ wardrobe half of the room from the sleeping half. All TV channels were in Croatian. There was no residents lounge though there was a restaurant. At night the smoke alarm flashed dimly though continually, and the light switch over the bed turned into a night light, so one was bathed in blue light.
Breakfast from the small cold buffet was adequate. Dining room was pleasant enough.
Plus points:

§ bright bathroom, large shower area, heated towel rail
§ lots of storage space
§ it is all new - though judging by the marks that will not last long
I did not like the hotel and cut short my planned stay, though charitable readers will wish to note that was in part down to continual rain and the off-season transport connexions out of Pula being worse than expected. The reception staff took the cancellation calmly and processed it efficiently and fairly.
I have stayed happily in far worse places. I think I would have found the decor depressing in any event. But really the hotel oversold itself on the booking website (its own website makes no such claims, and shows pictures of rooms with brighter decor) and underdelivered. And that is always a bad move.
