Great stay! This place lives up to its excellent reviews. We stayed in the guest cottage located right above the riverwalk. Location was just perfect for our needs. The breakfast was over the top delicious!

Roland, Margaret and Vanessa take great care of you. Super breakfasts. Very convenient to the Riverwalk. No problem walking to almost all tourist sites including the Alamo. Wouldn’t hesitate to recommend!

Wonderful & Relaxing Bed & Breakfast in San Antoni
My husband and I enjoyed staying at the River Inn Bed and Breakfast. The staff was extremely kind and welcoming! We appreciated the cleanliness of our room and the easy access to the river walk. The breakfast was perfect! We enjoyed chatting with the owner Roland of the Bed and Breakfast and with Margaret. They were all very kind and friendly. Vanessa and Margaret were very diligent in emailing me back with pertinent information about our stay. We will be back!

First impression driving up is that this property has endured very poor maintenance for years. With peeling paint, rotting columns, rotting porch boards and shaky railings, it looks to be ready to fall down. Inside, however is different. The common areas are well appointed and clean. (However, the lobby restroom was filthy.) The breakfast area is light and airy and quite inviting. The nearby patio, viewed from the dining area, is a mess. The Bowie suite itself was clean and cozy though not extremely well appointed. There were no tumblers in the bathroom. (How does one rinse their moth or take meds without tumblers.) There were no facial tissues in the room. One of the most important amenities advertised for this room, the corkscrew, was not provided. The bed was so far off the floor that my wife needed a step stool to get in it. The air conditioner was an old style motel through-the-wall type unit. Having the compressor in the wall makes it uncomfortably loud. The ultimate insult was, after being charged over $400 for two nights for mediocre accommodations, I was charged an extra $30.00 for parking. They need to make it very clear, when booking on a third party website, that parking is extra. The breakfast was good and enjoyable and the lady cooking was friendly and efficient. Overall, this was a disappointment. I would not recommend.

Cutest B&B.
Such an amazing little bed and breakfast! My honey and I loved the location. It’s on the riverwalk but far enough away from the bars and restaurants that you don’t hear the noise. The room was comfortable and cool. Bathroom a tad bit small but I was expecting that. Overall it was one of my favorite places I’ve ever stayed.

Honestly, I expected the property to be kept up a little better and be a little closer to the river walk restaurants. However, the room was quaint, comfortable and clean. I was told to arrive before 3 for check in but when I arrived at 1:30 no one was there. However, when I called, the gentleman on the phone got me into my room. He was very pleasant. Breakfast was nice very good the next morning and I checked in just before checking out. All and all it was pleasant but I guess I expected a little more for the price of the room.

Charming Inn on The Riverwalk. Very convenient. You need to know that if you book with Expedia instead of the Inn’s website you have to pay $15 to park your car.

Run down and faded
While not without charm, the inn is run down and faded - not what we expected for the steep price. Beat up furniture is not antique, just old.. stained upholstery on chairs.. bathroom tiny.. all polyester bedding.. The staff/owners were friendly and helpful. Location is good, and parking is convenient. All in all though, disappointing.

Quiet area and a short walk to the area on the Riverwalk with restaurants and shops. The breakfast was delicious and the owners were very pleasant and accommodating. The walk to the central part of the River Walk was about 10-15 minutes away.

Great location to the River walk but we were there during the hottest time of the year and could not take advantage of the River Walk. Staff was very caring and attentive to our needs. Use of Lift Services was an excellent way to move around Houston. The second floor of the Main house has a great view of the city and the River Walk and a large balcony; if stairs are a challenge for you, try to avoid this Suite.

This property is quite unique and really a hidden treasure. It is in a peaceful area with easy access to the Riverwalk area. The Breakfast was always made to order and the staff was wonderful ... always asking if I needed anything or if they could do anything for me. I will definitely return.

I found this Inn or B & B to be delightful. The buildings were time tested, but that added to the charm. My room was clean with all the necessary modern conveniences. Every breakfast was delicious and plentiful. The staff was totally accommodating.

It was amazing. Our room is really cute. The service from the front desk was amazing. The made to order breakfast was delicious. And we had a great time. Also very accessible to all the shops and restaurants. I highly recommend this place. Everyone is so sweet and we had a great time we will definitely be back

After checkimg two separate websites i was looking for places that only had free parking. The Inn came up as free parking. We booked a non refundable room, and more than we had paid at 3 other places. Once we had paid we got a call from the Inn stating parking was $15 per day extra. I explained that was the reason we chose this place for location and specifically free parking. I was then said no thats only if you book tbrough their website. I felt like that was very rude. No explanation of why it states free parking on two other website and we couldn't cancel our reservation. Then I had breakfast and was sick for the next teo jours. My boyfriend did not get sick however. Roland was very helpful when our TV wasn't working. Our room was nice and the location was pretty easy to get to.

The property is in a great location. The website needs to be updated with more accurate photos for the suite we were in. The facilities need some repair. It was an interesting property and I think the other suites connected to the main building would have been better.

We had a delightful stay at the Inn. Our room was clean and very comfortable, off a charming porch that overlooked the Riverwalk. We ate our dinner the night we left on that porch. Just delightful. More generally, the location of the Inn, on the Riverwalk just a bit south of the commercial/hotel/restaurant area, was ideal.
