This beautiful lake house sits on the crystal clear spring-fed waters of Derby Lake. When you step inside, this property has a way of letting you know that vacation has started. Let your stresses in life melt away at this one of a kind property with plenty to do inside and out.

**** A couple of important things to mention. You must be 25 or older to book this property. Parking is limited. There are only 6 parking spots so carpool if you must. You can park your car overnight at the Meijer in Greenville which is about 20 minutes away. There are 4 parking spots outside and 2 in the double stall garage. You can bring your own boat or pontoon as there is a dock but there are not lifts for either. Make sure you have boat fenders/bumpers so that you don't damage the dock or your boat. There is a local place nearby where you can rent pontoons as well and they will deliver. It's called Just 4 Fun Pontoons. ****

**** In late October/ early November of every year, the dock, kayaks, pedal boat, and outdoor games will be put away for the winter season. The patio table and chairs will also be put away. ****

**** No Bachelor / Bachelorette parties or any other parties of any kind. ****

This house has over 150 feet of water frontage on Derby Lake with a private dock. A pedal boat, 4 adult kayaks (2 open and 2 sit in), and 2 open kid kayaks are provided to explore the lake. There is about a 75' section of the lodge's waterfront that is only 1.5 to 2 feet deep making it perfect for kids to play in. It's like having your own private sandbar. Fishing is popular here whether it be in the summer or ice fishing in the winter.

Wake up and enjoy tranquility with a fresh cup of coffee from the combo k cup / coffee maker and sit in the screened-in porch or on the second floor deck. Grill out on the Weber Grill and enjoy the fire pit outside in the spacious yard. When things get competitive grab the corn hole set or spike ball game from the shed. When you need to relax, grab a seat in the hot tub located in its own private room inside the garage.

The Living Room has plenty of seating and a Smart Samsung TV if you need a break or just want to watch a movie. The gas fire place that extends all the way to the second floor ceiling is sure to keep you warm if you need it. The loft overlooks the living room and has a giant bean bag that is near impossible to get out of because it's so comfortable. So grab a book or take a nap, it's a family favorite. The loft is a great place to play card games or board games as there is ample room for everyone and there is a ping pong table in the garage. One of the rooms has a desk so if you are coming to work remotely you will have a space and some peace and quiet to work.

The kitchen is fully equipped with a toaster, crock pot, dutch oven, steel pots and pans or some non stick pans (depending on your preference), glass and plastic drinkware along with adult drinkware, plates and bowls, silverware, food storage containers, coffee maker with a k-cup brewer, a pour over coffee pot, french press, coffee grinder, blender, cookie sheets, hand mixer, griddle, mixing bowls, common seasonings, and much more.

Guests will have whole house access except for owners closet and the single stall garage.

HOUSE RULES:
- The CHECK OUT LIST must be completed before leaving on check out day. If the check out list isn't completed we may have to charge for an additional cleaning.
- Only guests over 25 may book our house. VRBO doesn't have this as an option for hosts, but we will cancel your booking if you are under 25. We may request valid ID to verify your age if we see fit.
- Absolutely no smoking, vaping, juuling on the property. If the house smells of any type of smoke or vape, you may be charged for an additional cleaning.
- Absolutely no marijuana or any illegal substances on the property.
- No guests allowed other than who is on the original reservation. (unless previously discussed with the host)
- Overnight stays of unregistered guests will result in immediate eviction.
- No Parties allowed.
- Quiet time between 10pm and 7am per township ordinance.
- No wake time for boats or PWC between 7:30pm and 11am.
- No eating or drinking in bedrooms. Please enjoy your meal in the dining room.
- No pets allowed.
- Make sure to turn off the lights and any electronics when you leave the house and please don't forget to close the windows and lock the doors.
- Report any damages and/or breakages in a reasonably timely manner.
- Only 6 vehicles are allowed by registered guests. 4 in the outside parking spots and 2 in the two stall garage. Guests should comply with the parking regulations and requirements and must show consideration to other vehicles in the neighborhood.
- Please leave your shoes in the front entry area.
- Dispose of the garbage in the proper trash bins.
- Wash the dishes and throw out the garbage before checkout.
- No children under 6 allowed in the hot tub. Children 6-17 will need to be accompanied by an adult to use the hot tub.
- Parents must keep an eye on all children under 12 while outside near the water.
- No candles.
- No excessive drinking.
- No Fireworks of any kind are allowed on the property.
- No bounce houses or slip'n'slides allowed.
- Don't move any furniture.
