We loved the historic home. The location was out of the bustle of Utica but very convenient to the city, the Adirondacks and the thruway. The collection of antiques Anne has amassed could easily distract you from why you came to Utica. We will be back.

Very nice B&B and run by two extremely friendly people with a lot of knowledge about the area and history of the building and previous owners. Excellent breakfast and very well decorated and maintained property. Great place to stay if you are in the area.

Very nice B&B and very well decorated, extremely clean and well cared for. Two of the nicest host we have ever meet at any B&B. Breakfast at this B&B is very well prepared ,tasty and the service is perfect. We will definitely stay here again when we are back in this area. Thank You

Very kind attentive staff. Chef creates exquisite meals and the 1815 built home is well maintained and chock full of interesting historic paraphernalia and furniture. Highly recommend it.

This is a beautiful manor with beautiful hosts! They have kept the era of the manor with decor and upkeep to make it a charming home to visit! Definitely should be charging double what they ask as this is a special place! Very clean and well-kept, with an amazing breakfast in the morning!

The Pratt House delivers as promised in the description and reviews . The hospitable hosts ( Anne and Alan ) were very good at ensuring we were safe, comfortable and well fed at breakfast. We would definitely use this facility again.

Where do I begin...This place takes you back in time as soon as you enter. If your staying in there area and you book some place else you have made a mistake. This is the mom and pop that just isn't around anymore. We absolutely loved our stay. Very quiet, no little kids running up and down the hallways of a big box corporate hotel. Your mind will race back into years gone by as you take in all the little books, trinkets, and knick knacks scattered around the place. Breakfast was awesome but what we enjoyed most about our stay was the enjoyable conversation we had with the owners as we enjoyed our breakfast. This has now become our go to when visiting family in the area. So don't wait go check this place out

What a beautiful stay at a mansion from 1819! The elderly owners are gems, And serve an exquisite breakfast with 3 courses and fine china! The decor is charming and full of hats from all ages, dolls, china and other. The price is right and I will be staying there every time I visit my family up in the adirondack area.

What an amazing piece of history. The 1819 house and the sweet old couple that own it offer their wonderfully decorated estate with a touch of elegance. The breakfast is well curated with with a fruit and coffee. First course and then a Second course of eggs and portuguese toast. Served with a smile and some good conversation. My son and I shared a room with a nice cot for him, And a very comfortable bed. I named it the house of hats, Dolls, And fine teacups. It feels like a second home that I will return to whenever I can. You also are in the country and yet Just minutes from utica downtown.

It’s an organized hoarding house. Though, you could almost call it a museum of information of all sorts. We we’re staying there one night only, on a road trip, so obviously not long enough to enjoy the place or area. The proprietors are delightful and interested in their lodgers stories/different backgrounds and are there to help. Great BnB.

A charming, one of a kind house.
Faboulous early 1800s house incredibly furnished with artifacts, many dating back to the 19th century. The owners have run this B&B for over 20 years and are justifiably proud of their home. If you like sanitized hotel rooms this inn is not for you, otherwise come and experience this gem just outside of Utica. I'm already planning my next visit.

The house and hosts of this bed and breakfast were delightful. So much thought is put into making this house charming. Every nook and room is filled with precious trinkets. It is warm and inviting. The hosts were lovely and so interesting. The history of the house was eagerly shared and appreciated. It is not a boutique or a modern home. It is a house filled, wall to floor with items collected by the hosts over the years spotlighting area history, the time period of the home, cats, and so much more. It reminded us of a beloved albeit crowded home of a whimsical relative. The food was great, including cookies in the room and a filling and flavorful breakfast.
