The guests asked for an early check in which we were able to accommodate, free. The only communication during their stay was they didn't know how to get the sauna to work and the gas grill. Both easy explanations. Sauna was a tripped breaker, and the gas grill has a gas timer you need to turn so it can let the gas flow for up to 3 hours at a time. It is in the listing that the grill is NOT cleaned by housekeeping and there isn't a service in the area to clean grills. It is up to the guests to clean the grill after or before use. The grill is 2 years old and operates perfectly. The gate to the backyard is wood and the rain and weather effect it, it could use some love and gets adjusted every year. The hot tub works perfectly, and "sporadic" jets would be one of your guests in the hot tub turning the air on and off. It takes 15-20 minutes to get hot, it has a 400,000 BTU gas heater for a 450 gallon hot tub (which also heats the pool) We have a pool guy come twice a week and they would have seen him during their stay. If anyone ever has an issue with something not working, message the host, everything here works but when you have 25 guests in the house, people like to push buttons. I have no clue what a 2 eyes range is. We can not promise guests will leave you a refrigerator full of beer, but if there is anything left in the fridge, it's unopened but I don't believe the maids leave anything at all. The only refrigerator they do not clean or check is the outdoor fridge on the grill island. Again, housekeeping doesn't clean anything outside. The only time a code would come up on the thermostat, that they said was broken, (it's a Nest Thermostat, it isn't broken if it's telling you to enter a code) is if you are trying to change it from AC to Heat or go below the recommended temperature. Again, the guests never mentioned any of this during their stay.

Beth told me the cans were full, they go out Monday nights, the neighbor kid next door takes them out and is responsible for cleaning up the area of there's any trash outside the cans. The neighbor even brought an extra empty can over of their own to satisfy the guest. Beth told be at 7:43pm on a Sunday that the hot water in the house wasn't hot. There is an endless hot water tank in the pool house, giving you 2 bathrooms with showers. It's not something anyone wants to happen, I had it fixed by a personal by 5pm the next day. It would be odd to be there 2 nights prior and not mention the hot water not working, but it was just some strange occurrence that left it not lighting. The hot water heater is 5 years old with plenty of life in it and had never been an issue before. I feel that $500 was a fair gesture for a night of some of the bathrooms not having hot water, she requested $5200 or she'd leave a negative review. I'm responding accordingly to the incident.

I wish you left more insight to the review. Everything is in working order and is professionally cleaned. I ask every guest how everything looks they day of check in to see that everything is clean. You did mention the hot tub not working, it is and was, the instructions are in the kitchen on the remote panel. You also mentioned the washer and dryer issues, it's brand new, $2200, less then 30 days old. You started soap was coming out the door, that's because you added to much soap. The dryer needs the lint trap cleaned out, each time it's used. It's also connected to the internet and I can see you told the dryer it was a small load, it wasn't set to dry or very dry. It's only going to do what you tell it to do.

This is a guest that can not be pleased. It was never 59 in the house, they had the thermostats set at 59 and thought that was the indoor temperature, which actually was 69, I took screenshots. This wasn't the first 36 hours, they called that first night and they turned them to what they desired at 70. I told them there's 5 total, explained where they are. Then the next day asking me to adjust the thermostats they are literally standing in front of. This guest wanted a 3pm check in, 2 hours early, we complied, then didn't come until 8pm. No big deal, but I do like to make my guests happy. Some of the beds literally had brand new sheets, this guest would have been the first to ever use them and yes, they bought other sheets and covered them. The beds and home were absolutely clean before their arrival. This guest did leave the home clean, thank you for taking care of my home, but the games are fine. This guest called or messaged, literally, 10 times for 3 days with needs. I'm fine with that, but I'm not making a house manual on how to use the light switches, thermostats, location of the thermostats. They seemed to just want money back for whatever reason as they just kept complaining nonstop from the moment they walked in. They walked thru each room to find complaints but still needed to ask me where the TV remotes were, thermostats and what each light switch did. I'm sorry I didn't meet your expectations, but I don't think anyone could. Best regards, Ron

Thanks for the review, I sent a screenshot of your review to the cleaning company. The sauna always works, if it wasn't during your stay, you could have mentioned it and I could have walked you thru how to reset it if it tripped the heater. The hot tub is listed as not heating but the heater should be in stock in the next week or two. I know it doesn't help you and I don't like it being down either. Thanks for taking care of my home.

Thanks for the nice review. I promise you, I have the cameras for viewing after a problem occurs and to check if the garbage cans are out as well as have the guests left so the maids can get it. I'm enjoying my summer with my kids and what's happening during anyone's stay isn't going to get in my way. When a guest broke a window and burned down 3 trees, I reviewed the video, it was discovered after their stay. Seems like they had fireworks in the backyard, they were charged for the damage. The other time I reviewed the video was when the diving board broke, just normal activity on it, so it just failed, I replaced the board and they weren't in fault. I'm glad you enjoyed your stay as we appreciate you taking care of our home.

There's fire tv built in to 2 TV's, 2 tvs have a fire tv box and the other is already a smart TV with nearly all the same apps to watch anything you want. Most of the kitchen cabinets are locked because you don't need 28 cabinets and it makes it easy for us to move back in as it's our primary residence, same with the closets. The kitchen still has 8 cabinets with supplies and space for your use. The master and both bedrooms in the pool house have closet space. Imagine needing a manual to know what happens before you turn on a light switch.

Pool lights are working fine, guests never mentioned it during their stay. They are on a timer. Hot tub is listed as the heater is broken. ETA for a replacement is mid August. We do not supply food or cooking oils and spices, it's not sanitary and there's no service going to deliver new supplies for each guests different needs.

Thanks for your feedback. The heater is listed as being broken on the hot tub, on order, but everything is hard to get, supposed to arrive mid August. The games, guests don't ask how to turn things on and just start flipping switches and unplugging things and it disables it from use for the next guest.

Thanks for staying. This is my personal home, so, off season my kids and I live here for the great school system. It will have family photos and art the kids have made.

My apologies for the repairs, but when it takes a month to get the electricians to fix the pool light and the irrigation company to fix the sprinklers, I take the first date available. I did tell you the day before they were coming and that day when they have me a time frame and was with them during their work to make it as short as possible.

Every guest is asked if everything is perfect upon arrival. You agreed that it was perfect. We do have a no pet policy because we don't want others to bring their pets. My cat is declawed and hairless. You should always ask if you are bringing someone with extreme allergies. The cat only goes in 2 rooms and isn't allowed in any others or in the pool house. It would be easy to accommodate anyone with allergies as we do during the holidays. The pillows you mentioned in the library have never been used by us, they were just stuck under the end table if anyone needed them. Perhaps the material bothered them but they are from Pottery Barn, but I don't know where they are made it of what. The home is always cleaned by a team of 2 for 6 hours between guests and I come by to fix anything that may have been damaged. We have bed protectors on every bed, less then a month old from your stay. You mentioned bugs and nothing was found after you left or mentioned by any other guest. Perhaps it was from being outside. There's plenty out there. All the bedding, except 2 rooms was a month old when you arrived. It's all top end bedding and sheets, everyone else has enjoyed them. I appreciate your stay but you're leaving this review two months later so it's a bit inaccurate.

I message every guest to be sure the place looks perfect upon their arrival. You said everything was perfect. They arecleaned for 6 hours after every guest. A washcloth can get stuck in the sheets from dryer static. It would be in question if it was a sock or worse from a previous guest. The dining room table has a cloth tablecloth & is changed between every guest. The kitchen table cloth is a felt backed vinyl tablecloth & is discard and a new one put on between every guest. It's impossible that any table was sticky. Every year, these knobs on the cooktop get melted by carless or guests that don't respect the home. We rent this home only for June, July & August & everything is in perfect and working order for the first guest. Knobs take serval weeks to arrive & at $45 x 4, we don't replace them with a new one between stays. I have no idea how these get melted as I've lived in this house for 16 years & never had it happen. The oven, microwave, refrigerator & cooktop are cleaned between every guest. Ovens never look knew again after much use at all. A previous guest broke the kitchen garbage can & I new one was brought after your stay. I guess they thought a little tape & wouldn't notice the damage. We have 36 plates and 36 small plates in the pool house, all nonbreakable. In the house is 36 plates and 36 small plates as well, ceramic. I can't imagine it not being enough for any group unless you just don't wash anything in between meals. There's also at least 72 spoons, 72 forks, knives and 24 steak knives at the beginning of each rental season. We don't count on between, but there's still the majority of those there. It's stated in the listing that we do not have housekeeping clean the grill. Any utensil out by the grill, are subject to the elements and would appear as such. Yes, it's true, our garbage cans are outside & in the hot summer, in a black city can, it can smell. We have city trash service in Virginia Beach and they only pick up on Tuesdays & will not come anytime a guest checks out. We supply the home with 6 city trash cans and 2 were full upon your arrival. 4 were completely empty. There's an Arial drone picture of the property, you can see how close homes are, lots are about 100'wide & if you wanted to be disruptive, use a hotel in a commercial zone. Cameras are for security & insurance& are noted in the listing. 70° inside is as low as it 100 outside. This is a home with a residential HVAC, 3 units, not a commercial unit in every room.

The cooling system is fine for the home. Take in account that the heat indeed was over 100 each day, no home in the area would be at 70.
