“Clean room, helpful staff, nothing really spectacular, nothing bad.”

“Breakfast area is small, not enough tables and chairs”

“Dirty, gross, guy at the desk walks around with no shoes or socks everywhere. It smells like death. Look at mattress with no sheets and you'll leave”

“Terrible. Small and very unclean”

“This property is in a sad state of decline...wouldn't recommend to my worst friend”

“Cute little place in a nice small town.”

“For the price, it was very surprising the breakfast only had prepackaged items plus waffle iron. Occasionally will have hard-boiled eggs but not guaranteed. You get the same/worse breakfast here than some $70 per night inns. Soundproofing is poor. The old interior aesthetic is cute. Staff is friendly and helpful.”

“It is hard to find the bathroom light switch in the dark. An easy fix, but not a great greeting after a long trip. The room was clean but an extra blanket would be nice. I would suggest that you use the word "precisely....at 8:30." Our breakfast was fresh and hot, but another couple came down later after their plates had been served on the table long before they arrived. I don't find any excuse for that. “Loved the location in a beautiful rural area not far from town, which was very peaceful and quiet. Enjoyed the new deck, lovely nature setting, and lighted pathway with flickering lantern lights in the evening. Host was responsive to any of our questions. Could only stay a day, but could easily have stayed longer.”

“We had the suite which was very nice, with a great living room, the place was like an bnb. And continental breakfast”

“We could not have asked for a nicer host and hostess!”

“A very quiet area off the beaten path at hornell. An excellent alternative to the Hampton inn”

“What a great cabin to stay in. The cabin was clean, spacious and perfect location. I didn’t roam around the grounds much just due to the nature of my stay but what I saw were well kept and maintained. I wish I would have been able to walk the trails but just didn’t have the time. The view from the deck over looking the fields and pond was amazing. With the use of the provided binoculars you could see for miles. I will definitely stay again if I’m ever in the area.”

“We had such an amazing stay at this beautiful farm! From the moment we arrived we felt so welcomed. We were greeted by the goats, kitties, and dogs each morning and evening when we sat out on the patio. The kitties even curled up in our laps and fell asleep. It was hard not to take them all home with us. The guesthouse was absolutely gorgeous with cozy decor and every detail thoughtfully considered. We loved relaxing on the patio and taking in the amazing views. It was the perfect place to……
