This lovely 50m2 apartment is on the 2nd floor, accessible by stairs. The living room has a sitting area, a TV to watch all your favourite shows and a dining table. It is also generously lit, perfect for sharing moments with your group. The kitchen includes appliances, essential cookware, and crockery to fulfil culinary requirements. The bedroom contains a comfortable queen-size bed with hotel-quality linens to ensure a good night's sleep and multiple storage spaces. The rustic bathroom features a shower, toilet, sink, mirror, complimentary toiletries, and fresh towels. The apartment is always professionally cleaned for your comfort. Enjoy your stay! Note: There is no use of the fireplace, and this is strictly prohibited. The apartment is strictly not suitable for children or babies. Guests have access to the entire home! We are GuestReady, a property manager, and we want to ensure your stay will be as smooth and comfortable as possible. We are available 24/7 should you need any assistance during your stay. Kindly note that this is a personal home, so please take good care of it as if it were your own. Leith is a buzzing port district, home to hip creatives and longtime locals. Waterfront seafood bistros and traditional pubs dot the Shore area. The Royal Yacht Britannia, a former ocean-going royal residence, showcases elaborate state apartments and an onboard Rolls-Royce. The riverside Water of Leith Walkway and Leith Walk, a busy street with food and thrift shops, link the area with the city centre. The property is easily accessible by public transport and car. Easter Road bus stop is only 2 minutes from the door. The nearest tram station, Balfour Street, is just a 7-minutes walk and goes directly to the airport. Edinburgh Airport is a 30-minute drive from the property. Please note there is free parking along St Clair Street. This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat. You can check in any time between 3pm and 10pm. We also charge £50 for each set of lost keys (security keys may cost more). For security purposes, replacing the locks may incur an additional cost. So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property. If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee. We do not allow parties, large gatherings, loud noises, or outside guests. Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit.
