The Space:
Please note that while the unit is thoroughly cleaned, the bathroom tiles remain stained and may appear dirty. The ceiling may also show some marks from past repairs.
To meet all legal and community requirements, you WILL be asked to provide a copy of your official government-issued photo ID, confirm your contact details, pass through our verification portal, and in certain cases, complete a criminal background check. Failure to comply will result in cancellation and denied entry.

All guests are required to sign a rental usage agreement that governs the stay. By completing the booking, you agree to the following:
* You agree to comply with our rental terms and conditions.
* You acknowledge you will need to provide a valid government-issued ID and matching credit card prior to check-in.
* You acknowledge you may need to undergo a background check if required by the property management company or building, in line with the rental agreement and booking conditions.
The minimum age for the primary guest is 22 years for non-locals and 25 years for locals. No weapons or drugs are permitted; violation will result in police involvement. A \$250 deposit is required.
Noise policy: Guests must avoid disturbing neighbors throughout the stay and observe quiet hours between 9pm-8am daily.
We welcome pets with a fee (1 max). Details are listed in the house rules.
Austin does experience bugs, especially during seasonal changes. We conduct regular pest control and can arrange additional treatment if needed. Being in Texas, pests such as ants, roaches, or other bugs may be present.
Guests will not have access to mailboxes or package deliveries.
The apartment complex may conduct maintenance or service pools, gym, and shared amenities at their discretion. Please be aware.
We provide starter essentials (e.g., hand soap, toilet paper), but extended stays may require guests to purchase additional supplies.
Guest Access:
You have access to your own stylish apartment. In addition, you can lounge by the resort-style pool, work out in the fitness center, or enjoy one of the other fantastic, on-site amenities.
The Neighborhood:
The East Riverside area is near Downtown, South Congress (SoCo) and many of the best green areas in Austin (Zilker & Barton Creek Greenbelt). Strolling on East Riverside you'll find many cheap eateries, cool thrift stores, and Austin classic dive bars
Getting Around:
We recommend driving near and in Austin proper, and there are rideshares, public transportation and scooters for those who would prefer not to bring or rent a car. No matter what you want to do, it's easy to get around in this area.
