Villa Picon is a private home with the Caribbean ocean at your feet

Your own private oceanfront home, set inside a gated community midway between Cancun and Tulum, ample private pool with built in hot tub, grand open terrace and water toys like kayaks, boogie boards and volley ball and a net on the beach. You can have it all with a white sand beach laying at your doorstep.

The staff includes Ana and Nico, who really know how to pamper our guests, daily maid service, cook for you if you want, do the laundry, Nico our handyman can set the chaise lounge by the ocean or if you like to get away from the sun for a while, he can open the six pool side parasols for you to enjoy the pool with a little less tan.

The high ceilings villa has three bedrooms plus additional bedding for kids and babies, we can childproof the stairs for you, there's a shallow kid's area by the pool and we provide high chairs, crib and playpens for your little ones.

The villa is equipped with all you need, ample parking, TV with cable, stereo, fully equipped kitchen, air conditioned bedrooms only, ceiling fans, Wi-Fi, barbecue grill, beach towels, hair dryers, toiletries, complimentary bottled drinking water, just bring the sunblock and enjoy the amazing views, alfresco dining, play in the sand, swim in the ocean and if you're lucky witness the baby turtles being born right in front of your eyes.

Lovely home with beautiful view that was perfect for a girls weekend!
We are a group of 4 lifelong friends who stayed at Villa Picon for a girls weekend. The house and location were perfect for us! The house was clean and very spacious and the outdoor area is beautiful! We loved the privacy and quiet but we’re not too far from some action. We rented a car so that made grocery shopping and trips into town super easy, but if you plan on just hanging out at the house and take advantage of the pre-stock service, then a rental car may not be necessary. Ana cleaned the house daily and Nico did the pool/beach set up every morning. They were very kind and available but also gave us space, which we liked. This would be a great house for couples or a family, too! We very much enjoyed our stay!!

Absolutely Amazing.
Pictures don’t quite do it justice. Space is much more grand than the pictures seem. Amazing outdoor space that leads to your own private beach. Villa is on the very end of a 3-plex. There wasn’t anyone in the middle during our stay. Felt very private. We were met with a pitcher of margaritas and a batch of fresh made guacamole from the caretakers (who were very nice). I think they typically do routine daily cleaning but when they came in through the service entrance the first morning and started to do our breakfast dishes, we let them know they could take the the rest of our stay off. Mostly in the high 90’s during our stay and VERY humid. Big windows and doors allow for maximum ventilation but, there is only ac in the bedrooms. Wife and I were fine for the most part. My mother in law, who is in her 70’s and our kids had quite a tough time with the heat though and frequently had to retreat to their bedrooms to escape the heat. Kitchen will get very hot during the use of stovetop. Be sure to open window behind the sink to get the cross breeze while cooking. Pool was perfect with plenty of umbrellas placed around it to lounge in and around it with a drink. The address that it gave weren’t great to copy and paste into google maps. House is in Playa De Secreto. I located it on the satellite view in google maps and dropped a pin. Guard at the gate seemed a little confused when we showed our VRBO confirmation and the names of the caretakers. The name of the villa seemed to work.

We had an amazing 8 night stay at Villa Picon. The owner is super responsive and answered all of my questions. The couple that live on site are just the sweetest. Anna and Nicolas were always available to help us with whatever we needed. Anna keeps the villa clean and will even cook for you! The rooms are spacious but the best part of the place is the huge outdoor covered patio that is spectacular! We had friends staying at a more expensive villa close to us on the beach and we all agreed Villa Picon was better. You will definitely need a car tho as there are no restaurants or stores within walking distance. If you want time to relax, no crowds and away from the noisy city, this is your spot. We loved it!

We loved Villa Picon!!
Our group of 7 (2 adults, 4 young adults and 1 teenager) had an amazing week at Villa Picon. Everything was great!! Ana and Nico were awesome! We arrived to chips, yummy homemade guacamole and freshly made margaritas. We don't drink alcohol but they didn't know that. It was so nice of them. The house itself is great as well. Very clean (Ana came in every morning to clean bathrooms, make beds, etc.), very spacious, well furnished and very comfortable. The pool area and beach were amazing!! We loved boogie boarding on the beach and playing in the pool (Nico kept it clean all week). Hot tub was super nice to relax in at night; water does get hot, just ask Nico to heat it for you. Puerto Morelos is a cute town ten minutes away with grocery stores, nice restaurants, cute shops and a nice town square. We loved everything and we can't wait to come back!! Also, the owner Luis was super easy to communicate with before we came. Don't hesitate, stay at Villa Picon! You'll love it!!

Villa Picon is amazing!
Villa Picon is the finest vacation rental we have ever experienced. The home is spectacular - photos do not do it justice. Luis Picon was very easy to communicate with - responded to questions promptly with helpful information. As others have mentioned, the full-time couple that look after the property, Nico and Anna, were super helpful and friendly. And Anna am excellent cook - best meals during our week there were by her. And so nice not to have to drive into town at night for dinner. Although Puerto Moreles is a cute town with decent restaurants etc. Villa Picon provided a most relaxing vacation in a beautiful location - hope to return! Rich and Adriana from NC.

Everything was excellent, from pre trip communications with Luis through the end of our stay. Ana and Nico are so helpful and attentive. The house is amazing. The beach is quiet. We were so happy with everything half way through our trip we booked again for next year.

We love this property. We love the house, the amazing sea views and sparkling pool. Nico and Anna are wonderful. They keep everything running seamlessly will leave you wanting nothing. Beautiful Casa in Paradise
Villa Picón is a beautiful property with an amazing beach. We were well taken care of by Nico and Anna. We loved walking on the beach in the sugary soft sand, playing in the ocean with the water toys, including kayaks and relaxing in the beach chairs! Wow! What a view. Family Vacation
The home exceeded our expectations! The pool, hot tub and beach were outstanding. As we had a little one they child proofed and provided a crib and high chair. Ana and Nico took excellent care of us. We had Ana prepare 3 meals and they were all delicious and Nico raked the beach and set the chairs and umbrellas up every day and was always available to answer any questions we had. Luis was very quick to respond to any questions that we had. We would recommend this home to anyone and would definitely visit again ourselves!

Lovely, spacious home. Friendly people. Peaceful location. Ana cooked us a delicious dinner one night, after our excursion to dos ojos. Would definitely recommend staying at Villa Picón! Day trip to Akumal for sea turtle swim was about a 35 minute drive. Loved it all!

Amazing Stay
The property is wonderful. The house was clean and very accurate to what the pictures show. We had the entire beach to ourselves every single day! Anna and Nico were amazing. We had her cook 2 meals a day for us and everything was so good! This was probably the most relaxing vacation I have been on. We never left the property. The pool seems like it does not "circulate" well. There was a slight film on it most mornings, but Nico was out there with a skimmer every day. The hot tub does not get "hot". It is more luke-warm, but it actually felt really nice because it was very warm outside. Several days we took the life vests down to the beach, put our legs through and just floated. The water was so clear. No sargassum or rocks. They provide drinking water (cold or hot), which is really nice. Also, they have the refrigerator ice maker hooked up to bottled water, and an additional counter top ice maker. I wish they would have had a couple of pairs of goggles and fins for snorkeling. I would go back tomorrow!! Overall, if you don't rent this house...you are MISSING OUT!!

Perfect Getaway
The house was perfect! Had everything one would need for a vacation. So clean, the beds very comfortable. Best of all is the outside with pool, hot tub and the ocean right in front of you! The host and hostess(Ana & Nico)were warm, friendly and so helpful! Communication with the owner was very quick. Answered all our questions. Ana cooked very delicious lunch and dinner for us. We just loved the peacefulness of the place. All our vacations are centered around our son and he really had a great time! No noise, time slowed down, priceless to see him smiling looking out into the ocean, getting into the pool, hot tub over and over again. It's the perfect getaway! Tks Ana, Nico, and Luis for making our vacation a memorable one! We will certainly be back next year!

Very nice place
Great house and a great location. Beautiful view next to the ocean, very clean beach and private. Well located between Cancun and playa del Carmen. Would recommend to anyone. Ana and Nico are very nice. It was clean at all times inside and outside. Wifi is not very reliable but we saw it as an opportunity to connect with nature. We will definitely come back. Great family vacation
This was our first time staying at a villa as a family and it did not disappoint. The house looked just like the pictures. Ana and Nico was lovely. Ana even cooked us a dinner on our last day which was delicious. We were able to take a cab to 5th Avenue for shopping. We spent most time in the private pool and ocean. The only issue we had was the Wi-Fi kept going in and out so we couldn’t connect devices. We will return.

Literally the best home in Cancun
My family and I were fortunate enough to stay May 13 to the 21st of 2023. My flight was delayed, and therefore we arrived at 1:30 AM. Upon arrival the friendliest gentleman received us with a huge smile, gave us a tour and answered all our questions. Plus he had margaritas and guacamole prepared. This place is situated in the best location ever. Yes, the location does matter. There was a 24 hour security guard, which makes you feel extremely safe. Please be advised this is a residential area and out of every home located in this area, Villa Picon is literally the best maintained. Unfortunately, there is seaweed everywhere, we were blessed enough to enjoy four days of no seaweed. Keep in mind that changes with the current, nevertheless, be assured Nico is there cleaning the area and the entire outdoors. Ana kept the home cleaned and is available to cook as well. You have every amenity you can desire from kayaking, snorkeling, paddleboard, pool, hot tub, and enjoying the beach literally steps away from your back door with no extra cost. The pictures do no Justice the the magic of this place. We witnessed a leatherback turtle lay eggs literally 4 feet from the home. This place has everything one can desire and it’s appropriate for anyone at any age. Nico and Ana are amazing which adds the perfect complement.
