This lakeside retreat is situated on a private cove with lake access and beautiful views. The property has been recently renovated with two bedrooms and one bath and stays true to Austin’s quirky style. Enjoy a cup of coffee or cocktail on the oversized deck. The swimming platform makes fishing and lounging on the lake hassle free. CHECK LAKE LEVELS AS LAKE ACCESS IS DEPENDENT ON LAKE LEVELS AND PRICING IS ACCOUNTED FOR CURRENT LAKE LEVELS/ACCESS TO LAKE. Kayaks, paddle board, tubes, 4 adult life jackets, foam lily pad included in rental.

PETS: There is a $50 fee for each pet. Pets are not allowed on furniture and any hair or pet remains found on property will incur an additional $100 service fee. Please respect the pet policy and clean up after your pets. We are in a secluded cove in the Texas Hill Country. There is wildlife around the property especially at night. Do not leave your pets unattended to roam the property.

There is a public boat ramp nearby at Mansfield Dam and boat rentals throughout Lakeway. Downtown Austin is only a short drive away.

PLEASE READ CAREFULLY. BY SIGNING THIS DOCUMENT, YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE.
Austin McCann, Ashley McCann, Sirens Cove LLC (Owner of Property, Releasees)
I recognize and fully understand certain things, including:
• There is no lifeguard on duty, you are responsible for the safe operation of the pool and are responsible for all persons using the pool.
• My use of the pool facilities involves certain risks, including but not limited to:
1. The risk of injury resulting from the possible malfunction of the pool equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool.
5. The risk that the gate and fencing does not ensure safety or prevention of access. 6. The gate and fencing does not ensure safety or prevent access to pool and that it is the responsibility of the tenant to advise all parties.
• I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming.
In exchange for the Owner of the Property allowing me to utilize the pool and pool areas, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below:
1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releases”) relating to my use of the pool and pool area;
2. TO RELEASE THE RELEASES from any and all liability for any loss, damage, injury, expense, or other costs that I may suffer or that my next of kin may suffer in connection with my use of the Releases pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASES;
3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area
4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property. That those under the age of 18 will not use pool without adult that has read and agrees to entire document and accepts all of the language provided within this document.
5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate.
I have read and understood this document. I am aware that by booking this VRBO with Austin McCann, Ashley McCann, Sirens Cove LLC and reading this document, I am waiving certain legal rights that I may have against the Releases, and I fully agree to do so.

Liability Waiver:

You understand that swimming, hiking and the use of kayaks, paddle boards, tubes, floating mat, or any other provided item is at your own risk and that special risks may be involved with swimming, hiking and using aforementioned. You acknowledge there is no lifeguard on duty and swim at your own risk. You accept full responsibility for any bodily injury arising from swimming, hiking and use of aforementioned and hold owner harmless. You understand there are potential dangers that swimming, hiking and the use of aforementioned may present to children who are not carefully supervised, as well as the danger to any person swimming, hiking or using the aforementioned if a person has health risks, or if a person swims, hikes or uses the aforementioned while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming, hiking or using the aforementioned and any other reason. All guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between guests and Host (Austin McCann, Ashley McCann, Sirens Cove LLC).
