This completely updated home on the highly sought after Upper Colorado Arm of Lake LBJ is perfect for your next vacation. It is sitting on a sloping lot with 147 feet of waterfront, beautiful natural granite outcroppings, and fantastic lake views from the large back porch outfitted with a gas grill and outdoor seating. The boat dock features a covered boat lift (rated up to 4000 lbs), as well as a swim/fish platform and two complimentary kayaks to use.

Arva’s Retreat is located just minutes from Perisso's Winery and Inks Lake State Park, where you can enjoy hiking, geocaching, boating, scuba diving, fishing, water skiing, and more!

THINGS TO KNOW
The boat launch/ramp is located at Heart of Texas Resort at 408 Clen Oak Parkway, Burnet Tx 78611. They will charge a $20 fee to use the boat ramp.
This home is not available for events such as bachelor parties, fantasy football drafts, prom weekend parties or senior graduation parties.
The jet skis and jet ski lifts are not available for guest use.


If you are bringing a dog on your trip, the pet fee is already included in your quote when selecting ‘Yes’ to pets. If you would like to add more dogs, please contact us. The pet fee is per stay and ranges between $150 and $200, depending on the bedroom count, and will apply for each additional dog.

Parking notes: There is free parking available for 4 vehicles.

Dock details: Private dock. Public boat ramp "Heart of Texas" $20 launch fee.



Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.

Overall great mini vacation for the price.
We really had a great time, location was great, house had nearly everything and everything you could imagine. We loved the big inflatable island attached to the dock and spent most of our time there. Rooms were large. We appreciated being able to wash towels one night as there were newer washer dryer set and detergent. We had a family of deer come to the front yard one morning. Every kind of pot and pan you could imagine in the kitchen, 2 types of coffee machines for both pods and ground coffee, cups, dishes, silverware and all the cooking utensils, aluminum foil, cling wrap and a dual oven…but NO oven mitt. Had to use the the kitchen towel. And there were no extra kitchen trash bags. Had to go to the HEB 15 minutes away. Inside of house was super clean and tidy but the backyard had empty cans and water bottles, and used fishing line on the back porch. My daughter tried to use the jet tub and about 100 pieces of mold came shooting out into her bathtub so that was an no go. Only other complaint was the itchy sheets in the master bed. Mattress itself was super comfy but those sheets need to be replaced. We appreciated that Vacasa who manages the property was very responsive before and after our trip but during we didn’t get great response. Overall we had a blast and for the price we paid, I think it was definitely worth it. But if prices went up we probably would look elsewhere for next summer. Fingers crossed!

Great location
Family had a great time, clean and great spot on the lake. Beds were comfy, pillows not so much. Ladder on swim dock is unstable, needs replaced. TVs in all rooms with dish, little tricky to figure out, it was not as listed in the binder. Would definitely stay again, relaxing and quiet area.

Wonderful place
Area's Retreat is wonderful! Very clean, comfortable and plenty of room. Great parking. We love that this house is on the upper quieter end of the lake. We spent most of our time on the back porch with a view of the water. The boat lift was a huge bonus and worked well. The boat ramp is just down the street and super close (it is tiny though and a $20 fee). We loved that we could bring our dogs and the whole backyard was fenced. If you swim off the dock, the ladder is not great. And the wifi was so bad that we had better service not using it. We spent more time looking at the views than our phones anyway. We will definitely be back!

Loved staying here, great location, great views. Comfortable beds. The floors were a little dirty, and dust on picture frames etc. Kitchen was well supplied. No firewood or starter for fire pit. But overall a great stay, will stay again!

Lovely home....right on the lake. Seating area outside, nice BBQ grill, boat dock, swim ladder. It was cold weather when we were there. Woukd love to go back in the summer and enjoy the lake.

The property was great. Very clean and well stocked. The lift worked well. Master bedroom mattress was extremely soft, so my hubby and I slept in the other beds. They were firmer. Dealing with Vacasa was terrible. Somehow I or the system shorted me a day when I made the reservation. As soon as I received the confirmation, I submitted the change request. It was less than 24 hours when I requested. But it took them two days to respond. By then I couldn't cancel without losing 50%. They wanted to charge me double the amount of the other days. I went back and forth trying to explain, but they said prices change and they couldn't do anything. I finally just gave up and added the day. It was either that, shorten our stay, or lose 50%. I know they can control prices, I've rented through VRBO multiple times. Then to top it off, a few days later I get an email from them asking me to extended it another day for half the price of my original price!! Won't deal with them again. I tried to locate owner to let them know. But couldn't find a name. I hope they read this. It is no way to treat customers!

This is our second stay in this property and had a great time! It's perfect for a family and pets. The kitchen has everything you need. There is plenty of outdoor space with an enclosed backyard so your pets can be off leash. The water mat, kayaks, and life vests that are available are a great bonus!

Great place for girls trip!
6 of us all came together for a nice relaxing weekend and that’s exactly what we had. House was comfortable and completely stocked with everything needed! King bed is soft, queen bed is firm, bottom bunk is soft and top bunk is firm. Overall everyone slept comfortably. Be careful floating and swimming by the rocks. They are covered in mussels and I sliced my knee and hand up pretty badly. Enter and exit the water via the ladder on the dock. Homeowners should definitely do something about the mussel situation and install a safer ladder on the dock. Property was perfection other than that.

30 minute drive to almost any restaurant, store, etc. Only one country store and restaurant nearby.
House is dark, but was clean. Hangars and tissues need to be provided. Master Bed was very uncomfortable. View lovely and the area is very quiet. Otherwise, everything was fine. We enjoyed the geese and goslings.

The fenced yard was amazing for our dog - and of course the view was wonderful! We spent a lot of time just sitting outside and watching boats go by. The property manager was very responsive when I had questions.
