Great location. You get a bed with clean sheets. Warm water in the shower. What can you possibly complain about at the price of 50 euros. Nothing. Great communication with the host.

Place and owner were very nice.The only thing our room was by the street in the morning was noisy. But the location is great you can walk to everything.

The pictures posted dont reflect the actual conditions of the rooms. I dont know how this hotel was rated bit it doesnt even match the requirements of 1 star hotel. If i was able to find another place for my family and my brothers we would have left directly without even checking in.

I Would Stay Again
We got there hours too early. They let us have a room in their property next door right away. Very friendly. Good breakfast. The lady speaks English. The older man doesn't, but he was very friendly and tried hard to communicate.

The hostess was very friendly and welcoming! Great location within walking distance to many of the main museums and galleries. Spacious room, not fancy but comfortable. Windows don’t have screens so if you want them open, bring repellent. The water pressure isn’t great but it gets the job done. Good breakfast - cereal, toast, yogurt and croissants. I definitely recommend!

>Upon entering the building, it had a bad sewer smell the wife and grandsons did not like. (Suggest keeping the basement door closed - or air freshness odder control at entrance.) >The owners staff were very polite, friendly and accommodating to us! >It helped considerably that one of his staff spoke fluent English! >In all - pleasurable stay in FIRENZE!!

Good budget friendly hotel option
This hotel is a good budget friendly option. The room we had was quite large, it was in a great location, and had good wifi reception. The bed was not very comfortable and there were not enough pillows for my preference but other than that, we had no issues with this hotel. The staff were very friendly and accommodating. The reception is located next door, and it would have been nice to know that in advance. We were lucky enough to run into a staff member on our way in, who helped point us in the right direction so that we were able to check in.

The staff was so nice. She helped us out, gave suggestions, and made us cappuccino!!! Clean, inviting and it felt like a home - not a hotel. We reserved our rooms 10 minutes before arriving and she was ready and excited to see us. There was Air Conditioning and cold cold water to drink. The little things really counted. Again, very clean!!

This was a very unique hostel. The rooms were comfortable and had the necessary amenities.. bonus was the mini fridge. We had a great view of their garden in the back. It seemed like a quieter area at night which was good. It seemed like they did family style meals and there was a decent sized eating area. The staff is very nice, the older gentleman makes you feel like you’re at your grandparents house.

This bed and breakfast was amazing. Laurie and the owner was easy to talk to, they were very kind and understanding. The bedroom was very comfortable, clean, it’s located at the city center of Florence. Walking distance to the train station, the Duomo, restaurants, The Mercat and souvenir shops. The breakfast buffet was wonderful, Laurie made everyone cappuccino, hot cocoa every morning. We missed this place when we left.

very good location in the heart of the city. A bit noisy as our room was right next to the street. Beds could have been better. Breakfast was very good. Wished the proper information could have been given regarding parking, as it cost us £30 which was not necessary.. Overall a good experience..

We have to relocate to different hotel due to insecurity of location and also rooms had no safe to secure documents. Also beds was made of old fashioned springs and AC in room was not working right. Paying for night $126 I expected better and cleaner place. We decided not to stay there and moved to different hotel.

Horrible horrible
It is horrible experience and never do it again. The property is just small house , the lounge is owner's office and it the same for breakfast area. The owner is there 24hrs and control every thing. Our troubles started in the first minutes when he refused to switch the aircondition on. It was hot and my daughter was not feel well due to hot weather. The room is full of smoke smells, Walls is dirty. The corridor leading to our room is always dark, as the owner keep switch it off as soon as we enter the room. On breakfast him and his staff monitor guests (how much what they eat). It was the worst experience ever I have seen In brief this hotel does not worth the price we have paid for (€156 +36).

Lovely city centre location
Location is the best thing about this place. We were within walking distance for all the attractions. The hosts were also amazing, an asset to the place. The only downside would be the shower. However, lovely place and well worth the price.

Florence in September.
Good stay ,great location for walking around Florence.Breakfast adequate,bed very comfortable ,large room in unique Florentine house .Bathroom a good size ,plenty of hot water ,free wi fi.Stayed in No.27 via Santa Reparata which is an annexe of guest house .Fine by us .Ciao Giuseppe.

When we arrived the owner told us that the hotel was over booked and send us to another hotel that looked cheapest. No help with out luggage. When we arrived to the other HTL they told us that was our fault because "we always need to check with the hotel our reservation"

The owner, very friendly and helpful, is an old house, but family atmosphere. The owner strives to serve an excellent breakfast. We only had a small problem with the AC. doesn't work.

Door handle was broken when I arrived. Air conditioning was barely running. Shower curtain was a bit short so water sprinkled out onto the bathroom floor. Building is a bit old so the room was not very clean; spiderwebs and dusts here and there. Top of the bathroom is glass blocks and next room's bathroom was adjacent so when the next door person turns on the light in his bathroom, my bathroom was bright enough so I did not need to turn the light on. Walls were thin so I heard everything from next door when he came in at 3AM. WiFi was good though.

It was a worse experience through your our stay in Italy trip. There was no private bathroom with no soup or shampoo. We never thought that our would be n a apartment with no attendant. I would never recommend this to anyone

Good location. Not easy to find. Quite a long walk from the train station. Nice ppl. I suggest the owner to consider putting something aroma to make the bathroom better since the fan doesn't work & bathroom smells very bad. I guess that's bc of the drainage prob.

Soggiorno Santa Reparat
Our first time in Italy with my twin daughters and niece....was not sure which city to stay as our hub to visit other cities....FLORENCE was the perfect place. Right choice, very safe city.....we were walking on the cobblestone streets until 10pm. Our hotel host, Guiseppe and his assistant, Donna, are the best .....they accommodated us with all our needs and very reasonable price for our 5 days. Our room was always fresh and clean with new towels and supplies when we come after a tired day. The hotel is within walking distance to very interesting museums, churches and shops, 10 minutes from train station, lots of restaurants. No complaints if you come late at night. I would highly recommend this place. We got our ground floor room which I requested on my reservation. VERY HAPPY & SATISFIED WITH THEIR CUSTOMER SERVICE. We will stay here again on our next visit to Italy with my hubby and son.

Our bathroom was a makeshift room on the balcony, where the toilet leaked water everywhere. Overall the hotel was in pretty rough shape.

This hotel is not what we expected. There are big differences between the internet pictures and the real thing. Included breakfast is a joke. Not recommended at all.
