Great family property
This property was spacious and well appointed. We had a large family gathering and this property gave us plenty of options for sleeping, eating, gathering and plenty of equipment for entertainment such as bikes, kayaks and paddle boards. I would definitely recommend this property! It was all we needed and much more. We hope to book again!

Wedding Weekend
We have 15 of us, age 82 to 3months… the house was perfect!!! We had the most incredible family weekend we could have asked for. The house was great. Don't let the exterior deceive you. Inside was updated, clean, decorated coastal chic. All the beds were very comfortable with everything you need. Three kitchens and plenty of bathrooms.

Great Family Vacation Spot
We just returned from vacation and this property had everything that a multi-generation family needs. There was plenty of room for 3 families to spread out and get some space of their own. The kayaks and SUP boards on property, definitely gave us lot to do. We did a day trip to Sandy Point Beach via a pontoon boat. The beach was beautiful and very quiet. The kids gathered buckets full of shells. Wonderful get away !

Great Place to RELAX!
This was the perfect getaway spot for our group of 11 adults and older teenagers! There was plenty of room for everyone to spread out but also gather for dinners, campfires, and watching the baseball game on tv. We enjoyed the kayaks & SUPs, and being right on the water. The location was excellent - far enough away from town to be quiet but close enough to shop and do other fun activities easily. Both houses are beautifully decorated and very comfortable, including the beds. The owner Tom was very easy to contact and responded immediately when we had questions or needed anything. He organized a trip for us over to an island beach for a day that we highly recommend! The huge outdoor picnic table fit all of us for meals, and after our lobster dinner we used the hose right there to rinse the table off. We spent the most time on the front lawn near the water, with a campfire every night. Our only regret was that we couldn't stay longer, and we will definitely be back!!

Friends and Family Vacation
This property was perfect for our 4 families and our kids. The location was perfect for our party of 24, as we did not have to worry about neighbors, we had plenty to do with the kayaks, paddle boards and bikes that were available for our use. The location to Esker Beach is perfect. We had some take bikes into Mystic for ice cream, they took bikes to the beach, as well as kayaks. Esker Beach is quiet, and no waves, but some drove to Misquamicut Beach for a day to get those waves in. It is often hard to get adult children to hang out with their parents for a day, never mind 8 days.. but our kids loved hanging out by the fire, we brought some yard games, they have a nice space for that. It was easy to get in touch with the property manager, he stopped over a few times to check in, gave a great breakfast recommendation (Carsons), which was fantastic! Got a large group, do not hesitate to book.

Perfect for a group!
We were a group of 18 women including sisters, sisters in law, daughter in laws and life long friends. It was so terrific to have three kitchens for all of the food and beverages we brought. The decor was beachy and the beds and furniture were comfortable. The area and scenery were really beautiful! The town was a short ride and really fun and quaint! The manager was responsive and helpful! Parking was a breeze! Definitely recommend for a group!

Great rental & host!!
Awesome stay in Groton and Tom was a great host! We had planned an overnight back in February for a show we had tickets to at Foxwoods casino, but we had to cancel the week prior due to a family emergency. Tom was super accommodating and allowed us to change to a later date, so we rebooked for in April and planned a surprise birthday night there for my mother’s 60th birthday. It ended up being perfect!!! One of the best things about the house was that there were enough beds for the whole family to stay over (we had 16 adults and 4 kids) and the beds were very comfortable! The views on the water were absolutely breathtaking and we enjoyed having cocktails out on the deck. There is also a massive picnic table outside that fit us all and a fire pit with a ton of chairs. We were always able to be together in one big group which was really nice. Overall the house was amazing and Tom was easy to work with. He was very responsive and I appreciated his flexibility with the rebooking. He was in the area the day we checked in, so we actually were able to meet him in person at the property and he is a great guy! Definitely recommend this property and will be staying again.

Great for Weddings!
This place will have a special spot in my heart. We got married at the Branford House in June 2022 and rented this place to host our bridal party (15 adults) for the weekend. It was PERFECT -- plenty of rooms for everyone, two kitchens, plenty of space for getting ready, and guys/girls could be "separated" on the day of the wedding while getting ready. We got married on Friday and spend all day Saturday utilizing the kayaks and canoes on the property. Our friends still talk about how much fun we all had. Can't recommend this place enough!

Great weekend
I went to college in the area 30 years ago and my friends and I were looking for a weekend reunion/retreat. The location to The Fisherman Restaurant and coastal walks is ideal. The premises is as advertised, clean and the beds are comfortable. The space is ideal for group hangs and private/independent time. Tom was responsive and available through the entire process. Highly recommended, this is an ideal place to stay if you’re looking to spend time in the New London, Groton, Mystic and surrounding areas.

Amazing house and wonderful stay
This house was PERFECT for what I was looking for. I had 20+ people over to celebrate my 30th birthday and it was a fantastic time. There are so many bedrooms, lots of living spaces (2 full kitchens in main house and 1 in the guest house), space for everyone to hang out and play games, a beautiful view, and communication with the host was very easy and positive. We didn’t utilize the water sports or beach because it was March but all of my guests said they would love to book this property in the summer months. 10/10!!

VACATIONER BEWARE, Book the Travel Insurance!
First Off, I would like to say this review is soley about our experience with the owner. Due to significant Adverse Weather, our trip had to be canceled ( We booked only 12 days prior to check in hoping to avoid this.) Secondly, based on the last response to a one star review, he will most likely flag me, This review is worth it if I can help anyone. Communication from day one was extremely sparse with long gaps in between. We were planning to travel with young children, elderly, as well as one end stage CA gentleman and this was to celebrate many important milestone/birthdays. We notified the Owner Tom two full days prior to our arrival about the concern with an impending storm. We politely asked for the possibility of a partial refund or even a credit to re-book in the future. We waited patiently for 30 hours and another unanswered message before finally getting a curt response. There was no compassion, no negotiation or even consideration for circumstances. This was a cold off/prime season weekend in March, and the house had not been rented as of the week prior nor any weekends soon thereafter. I spoke with a friendly VRBO agent, explaining it was well within the realm for a host to provide a complete or partial refund if they wanted to. I tried to reason with him. Again even asking for a credit at least for the exorbitant cleaning fee, after another long wait he replied that it would be "unfair" to cancel the cleaning person. Typically, you dont pay for a service you no longer need. this was his answer when i questioned him "BTW. This was a huge weekend at Mohegan Sun with the Big East tournament, and the big MMA fight. We would have rented this weekend 10x over if you had cancelled 2 months ago. You just have to follow the rules." IT WAS STILL AVAILABLE 12 DAYS PRIOR! As well as multiple other similar vacant properties in the area for that timeframe. We are lucky enough to be good friends with a manager at Mohegan and this was actually a lie, there was no MMA fight. Our business would go under if we ever treated our customers with this much lack of compassion. He can bash/bully and call me names all he wants but the fact of the matter is I don't outright expect our money back but offered multiple other options and there was no level of respectful customer service that's for sure!

We cannot control the weather. We follow all the rules to perfection. We do maintain a very fair cancellation policy; however, you cannot cancel 1 day before your stay and expect a full refund. We contract our cleaning crew the day of the booking, so we have to pay them regardless. Very simply put there is significant "Displaced Anger" because the weather turned bad on them.

Great affordable location for large family gathering
Lots of space for everyone with quiet spaces if needed. Great walks along the coast and a short ride to lots of things including mystic. The common room was big enough for all to gather and eat and play games and there were two more kitchens and common spaces. The owners and managers were good communicators and the place was well stocked.

My friends and I had a great weekend at this beautiful property. Communication with the owners, Tom and Christine, was prompt and helpful and the property manager, Mike, was very helpful. It is an easy Uber ride to the casino or Mystic. I would definitely recommend this property to anyone.

Perfect Group Rental
Amazing property for large groups! House is perfectly decorated and stocked for a beach location. The beds are extremely comfortable. The rest of the furniture is almost brand new and in great condition. During our stay, new heavy dury kitchen chairs were delivered and installed by the owner, Tom. I loved the fact we had private areas across the property but could still congregate as a whole group in one area. Another excellent amenity is that there is water for the surplus of paddle boards and kayaks. At night we used the fire pit area. The owners were so responsive and we would definitely stay again.

A couple of notes...
The house is a little worn but was comfortable for our large group (12 adults, three little kids and a nanny). The main problems were that a lot of the furniture was worn (in one case to the point of being dangerous) and that because it was split into three distinct properties there wasn't one area big enough for all of us to gather comfortably (although we made it work).

The house is newly renovated with all Brand-new high-end mattresses, new furniture etc.. These guests were extremely large in size, so they actually broke one of the kitchen chairs (and yes it was made of steel) . The furniture was not worn, it just broke because of the extreme weight placed on it. Since their stay we have replaced all of the kitchen chairs with an even heavier duty variety. We have had several guests since that incident, and nobody has complained about anything. The houses are depicted just as in the description perfectly. The guest house is in fact a separate house that is 30 ft away. It is a perfect setup for large groups. Just read the other 100 reviews. Thank you for your review, I just wish it was more accurate. You spoke to our GM (on property) many times and said so many nice things, I wish you mentioned those in this review as well.

Great Family Reunion
We had 13 family members from all over the world stay at this place… It was perfectly comfortable for all of us. There were numerous kayaks, paddle boards and bikes available, and (with 5 teenagers) they were used every day by our family! The only negative comment is regarding the kitchen on the main floor…It is extremely small and almost no cabinet space to store cereals, snacks, canned goods, etc…We had to use the end of the kitchen table to store these items. That issue should be addressed because only large groups would rent this home… The location is wonderful with tons of things to do in the area. Our family had a wonderful time at this home.

Perfect family vacation
We had 22 family members ranging from 6 to 78 years old. The location and accommodations were exactly what we needed for a wonderful waterside vacation. The Groton/Mystic area has so much to do. The best part of the property was the addition of the kayaks and paddleboards. They were used a lot. The small guest house was definitely that - small. The king sized bed was way too big for the room it is in. Made for some challenging acrobatics, but we made it work. We had some plumbing issues in the main house that were fixed eventually, but the manager did his best to address any problems. The one suggestion we would make is to have a welcome/instruction book as we've had in other properties we've rented through VRBO. It would really have helped.

CT is a well-kept secret summer escape
The location is in a rather busy marina, so traffic is rather constant. The home is separated into upstairs living & downstairs living. The guesthouse is also separate…there are 3 full kitchens. In the guesthouse, the beds fill up the rooms so much so that one can barely get around them. All in all, the 19 of us had a wonderful time. We loved the beach concert so much! We had some issues w/ the house, but Tom was very accommodating in resolving our issues. Beautiful area w/ lots of activities.

Fun place to gather!
I rented this home over Labor Day Weekend with nearly 20 friends (in our late 20s). We loved hanging out by the fire pit, playing cards at the massive table, and taking group paddle board & kayak trips. It’s just a couple minute walk to a larger beach with volleyball courts, walking paths and more! The home was a good spot to just relax and be with good people. The only disappointing thing was one of the pictures made it look like there was a large yard, but it’s actually the neighbor’s yard and we didn’t have access to it — so just set that expectation. Otherwise, highly recommend!

Can’t say enough great things! Absolutely an amazing property!!! House is beautifully decorated with all the amenities to keep you comfortable. Layout is great with three separate living spaces but flows together so wonderfully. Location is fantastic! Access to the water with tons of paddle board and kayaks (tons of lifejackets too). Nice fire pit area with folding chairs and picnic table overlooking the water - had tons of firewood stacked on site (sooo easy! Thanks!) HUGE outdoor picnic table on patio and TONS of room for parking. Seriously loved everything about this place!!!! Hope to make this a reoccurring visit location, thank you again for everything - you made our reunion unforgettable!

2021 Family Vacation
This property was perfect for our family vacation. Ages 16 to 81 there was more than enough to do. Ride bikes, go for walks, visit the beaches but I think the best was the kayaks and paddle boards that were available. Tom was respondent when we had questions and Randy was on hand if we needed anything. The houses were spacious and perfect for either being together or needing alone time. Great house for a big crowd!
We had a wonderful family gathering at this nicely appointed home! There were 24 of us, ranging from 20 months to 91, and we actually fit quite comfortably! Having the guest cottage for the family with the baby was great, and the first floor bedrooms in the main house were perfect for the older crowd. I can’t stress how much fun it was to have so many kayaks and paddle boards at our disposal every day! We also enjoyed eating outside on the huge picnic table. We brought a kiddie pool and tent for shade, which fit nicely in the side yard, and also used the fire pit. The bugs could get pretty bad so bring your repellent if you plan to sit out at night. As others mentioned, there is a working Marina alongside the house. This didn’t bother us and it was actually convenient to have a large parking lot for all our cars. Tom was easy to reach and the house was clean! Highly recommend, especially for a big crowd!!

Family vacation
Our family often rents accommodations for large groups and this find was outstanding! Tom was wonderful to work with and didn’t tire of all my questions. 😆 The photos on the website are accurate. The decor is fresh and updated and all areas were well stocked. The 1st and 2nd floor of the main house, as well as the cottage all have separate entrances and kitchens and sitting areas. I wondered if our group would feel too separated but it worked out really well since we had young children that napped, early risers, late night singles, etc. We enjoyed a campfire every night and all the wood was supplied. We especially loved the paddle boards, kayaks, and bikes and made use of them all. We are all familiar with the area so visited the aquarium, Sift bakery, Fords lobster and enjoyed the first concert of the season at Esker Point. We swam at the beach, played tennis and pickle ball, walked in nearby Noank, some of the guys chartered a fishing trip and everyone commented on the wonderful time and accommodations. There was ample parking and although the marina is right there, it was only quietly used and didn’t bother us. We loved the large outdoor picnic table too. We all would recommend this rental for a wonderful experience! Thanks for the great memories!

We had our wedding there and should have communicated w the hosts more before the event to confirm some details, but that’s on us. College Grad Weekend
We stayed at the house for a college graduation celebration. The house could not have been more perfect! We were between four and five families, and a large group of college grads that stayed over the long weekend. The house has three separate living areas and a lot of common areas, which provided people their privacy but also allowed for large gatherings. The house is very clean, decorated beautifully and has comfortable furniture. The kitchens were well stocked and there were plenty of clean linens. It is a beautiful location and we enjoyed the fire pit, kayaks and stand up paddles! It is on the same property as the marina but it's not noisy at all, you are close to beach and GLP is a great neighborhood . This house would work well for multiple families or large groups of people looking for a beautiful, relaxing vacation spot. Tom the owner is wonderful and helpful. We had at the best time and are thinking of having a re-union next May!

We had a great time. This spot is perfect for getting a large group together. Everyone had their own private room and the decor was top notch. My family and I stayed for 3 nights. There were 11 of us and 5 children. House and guest house were very spacious and incredibly clean! Host left extra sanitizers for us. We had plenty of room, use of all the paddle boards and kayaks, sat by the fire each night, we had such a great time. Tom and mike both checked in on us but we didn’t need anything house had everything we needed! Easy, relaxing and better than advertised
First of all, the property is a hidden gem on the water. The two houses are really well-equipped to support the needs of a very large family consisting of people of different abilities and age ranges (15 - 92, in our case) with bedrooms downstairs and upstairs. Lots of pots and pans, 2 separate kitchens, lots of plates, cutlery, etc. That was a big deal for us since we've rented many places that claim to host 15 or 20 or more people but then have place settings for only 4 or or 6. Little things matter. Tom and Mike, the hosts, were really helpful, laidback, available when needed, and invisible otherwise. Their tone from the beginning made it easy for us to relax and enjoy our trip and time w family. The house being right on the water, comes with kayaks and paddle boards for our use which was great. Our large, extended family really enjoyed our trip to this house. I think yours will also.

Groton Long Point
Groton Long Point is a beautiful neighborhood right on the coast. All streets are paved for a beautiful stroll or bike ride. Views are amazing. We had good time rain or shine. The house is beautifully decorated and very comfortable for large group of people. We used the kayaks and my kids could pedal in the quite cove. You should know that the house is at the front of the marina workshop yard. The benefit is that it gives your group privacy but it is a bit separated from the line of houses on the shore. Also bike trails are close by and you get pass to all the local beaches. We all had a lot of fun !

With Covid cancelling our family cruise to Bermuda, we were lucky to find this property for all of us to be together. Plenty of space for everyone, 3 kitchens and the kayaks/paddle boards really made the vacation. We rented a boat for 3 days and loved seeing the area from the sea. Everyone enjoyed their time!

Perfect house for a large gathering. Clean and beautifully decorated. Beds were very comfortable! Lots of time spent outside on the kayaks and paddle boards. Enough of a yard to play games. Large outdoor table for meals. Beautiful neighborhood for walks! Any time we needed something from the owner he was very responsive. Because of Covid we stayed pretty local and there was plenty to do and see!

Beach house for the whole family!
My only concern was the cottage and lower main house were overrun with aunts. The cottage was so bad that my kids had to double up with us. For this reason, we likely wouldn’t return.

We have contacted the Exterminatorand they showed up and walked the foundation and the entire property looking for evidence of any ant/termite problems. There was none. We did however find 4 sticky candies lodged behind the sofa in the small cottage where the complaint was. It seems as if a child's candy was dropped behind the sofa. This obviously caused the ants to find it. Just to clarify, these are the small brown "sugar" ants that were attracted to the candy. There are no carpenter ants, termites, or any other insects present. We will continue to monitor this situation to ensure they are gone. Our COVID-19 cleaning crew does a full disinfectant of the entire property as well, so I'm sure they will notice any ants also and let us know. I do strongly believe that this is an anomaly.

Room for everyone!
My family and I recently stayed at Tom’s place and everything was exactly what we were looking for and needed for our stay! The reason for our family get together was a sad one – grandma’s funeral - but Tom’s place was the perfect gathering place for family that was all traveling in from out of town. We had family coming in from California, Virginia, New Jersey, and New York, and Tom’s place fit us all perfectly. The layout of the house and the guest house was perfect for us – offering a space for a family with small children, a space for a family with grown children, and a space for the adults with no children! Everyone had a space and the downstairs of the main house acted as our gathering space for family breakfasts and late night card games, which grandma always loved! Our grandma had a zest for life that she lived to the fullest, and being at Tom’s place gave us the chance to celebrate that life. In the afternoons we’d grill out and enjoy games of bocce on the front lawn or water activities such as paddle boarding and kayaking, and in the evenings we’d sit around the firepit sharing stories of grandma. One of our favorite memories of grandma was when she wanted to try jet-skiing at 93 years old! Everyone else was doing it and she wasn’t going to miss out - ZEST for life! Grandma always loved when the family was together, and even though her absence was definitely noticeable that weekend as we all gathered to say goodbye to her, we all felt her presence as we were together, and we know that she was smiling down on us.

Great location, lots of space
This was a nice property for our New Years gathering with friends and their children. It was a great location, even during the winter when other waterfront areas tend to be a bit more seasonal. It was great having several different living areas and kitchens for people to spread out.

Great place for family reunion.
A great setup for our family of Grandma and Grandpa, their 4 daughters and spouses, their 9 children, one with a spouse and child. 4 generations got to celebrate Christmas together. Having the guest house was great for the cousins to go off to and play games, while us "old folks" Sat around and talked. Would definitely look in to renting again.

Lovely!
Great location; close to Mystic and lots of other activities for our annual family Thanksgiving weekend. This home was clean and very pretty and had enough bedrooms for our large group. We do a lot of cooking and just hanging out together during our log weekend so this space was a little tight for those purposes. But if it was summer and the focus was being outdoors this rental would be ideal. We rented both the upstairs and downstairs apartments. It did not bother us at all to have to go outside for two steps to access the upstairs apartment! I highly recommend this rental property!
