Delightful cottage in Venice
Kathleen was an excellent host and her two bedroom cottage was very comfortable. Location is excellent - walking distance to Abbott Kinney Blvd. and all the shops and restaurants.

French county, shabby chic, whitewashed, quirky, cozy & romantic... Piles of pillows and blankets. Light trickling in through lacy, sheer drapes. Pretty surprises everywhere. Very comfortable mattress. Centrally located for everything we were doing while in SoCal, this air B&B fulfilled our needs. There is even a matching kitty that visits (if you want).

Lovely Stay
We had a lovely stay at Kathleen's. The location was perfect for us and was close enough to all the main sites and shops in Venice (it's about a 20min walk to Abbot Kinney). Kathleen was a very responsive host (she stays in the cottage at the back of the property) and went out of her way to provide things for our daughter which helped us immensely after a long flight! The house itself is spacious and on a nice street. The bed is exceptionally comfortable and Kathleen provides ample towels, sheets and blankets.

So Perfect!!
Came here with my family to spend some time with our relatives out here, and this place was perfect! It’s so clean and quaint and our host was always available if we needed her. Close to pretty much everything and the cats were so cute and friendly!

wonderful home in great location
This is our second time at this home. We love the feel of the place. It is spacious, has more than enough towels and many other comforts, and the kitchen is great to cook in. This trip we got to walk around the neighborhood more and my young son was delighted to discover many swings and trees to climb. Fun!

A Piece of Heaven
This house is as luscious as it looks in the photos. The kitchen is more than fully stocked, as are the bathrooms. The mattresses in the beds are incredibly comfortable. The owner was available and generous in her support of our stay. Highest praise for this gem of a rental.

Magical Cottage
My daughter and I stayed in Kathleen's White Cottage during our trip for the Taylor Swift Eras Concert. It was the perfect place to stay for a girls trip as it has a wonderful, magical vibe, with its white decor and well placed accessories. Very clean and neat and a well stocked kitchen. We felt completely safe, left the front door open during the day to let the breeze in. Kathleen was so friendly and gave us so many great suggestions for restaurants and places to go. We were within walking distance to a nice restaurant she suggested - Superba. Great place for breakfast and lunch. I highly recommend this property!

Charming Stay
This property was a lovely, spacious home base for our adult family of 5. Easy street parking and fantastic location close to the coast. We enjoyed the outdoor space and being surrounded by flowers. We very much appreciated access to beach chairs, towels, umbrella and a cart, and the care Kathleen demonstrated to us before and during our stay. This house has great character!

Visiting Family in LA
I stayed with my two young adult children, and the house was so beautiful!! Kathleen was very accommodating with our early arrival and late checkout. Everything we needed (and then some) was provided. We felt very safe, and walked to breakfast a couple of times to Superba and then to Abbot Kenney for some shopping. My son rented a birdie and cruised the neighborhood a bit. Stayed four days, visiting my brother that lives in the area. We will definitely reach out to Kathleen again for our next trip! Beautiful cottage in Venice
Idyllic house with a beautiful garden and romantic, lovely, peaceful interiors. Kathleen was a wonderful host and we had a great time. The house is on a pretty street and very close to the wonderful restaurants in Venice. Our three year old loved blowing bubbles in the garden.

Charming with vintage theme & cottage plant-scape, comforting bedrooms, good water pressure, kitchen fully equipped + more. Cat lovers - when hostess on property 2 Himalayans+Tabby to indulge with. Hostess with the mostest. Love the walks in charm neighborhood of various home styles. Love with just couple miles to Whole Foods, Smart-N-Final, Costco, Walgreens, CVS, Abbot Kinney Blvd (eateries/boutique shops), LAX (15 mins) + more. Perfect centrally coastal access from Santa Monica to Redondo beaches. Total of 4 people, 9 nights stay, easily a relaxing home feel, quiet neighborhood- perfect for us senior crowd.

WOW! This was one of my FAVORITE properties I have ever stayed at. Kathleen is SO nice and accommodating and her home is absolutely magical. Photos truly do not do this place justice. The beds were so comfortable, the home was extremely clean, and the are was amazing. The design and decor in this place is...unreal. Extremely gorgeous!! The neighborhood is walkable and there is ample street parking (which I was worried about). When we are back in the area we will definitely be booking again. Thank you Kathleen!

Kathleen is a super host. The house itself was perfect - beautifully decorated, clean, and equipped with all the necessary amenities for a comfortable and convenient stay. The location was also ideal, just a short walk to Venice Beach (about 1 mile), which allowed me to enjoy running along the shore. The neighborhood was also great, with plenty of restaurants, shops, and cafes within walking distance. It was easy to get around, and I felt safe and secure during my stay. Kathleen was always available to answer any questions or concerns I had and there is a file of extensive local information available in the property. Her own place is near by but at no point did we ever feel like she was watching over us. We love cats and we were even left some cat food and treats for us to feed the regular garden visitor Miu Miu. In summary, we had a fantastic experience staying at this house near Venice Beach, and I would highly recommend it to anyone looking for a great place to stay in the area.

oasis in Venice
This is a very comfortable home well located on a quiet street in the heart of Venice. The place is larger than the pictures make it appear and has everything you might want for comfort and cooking. The host was very responsive and helpful. Really great spot.

Perfect and Peaceful
I will be back! Kathleen was a great host and responsive right away when we reached out. Her home is charming; beds are comfy, lots of pillows and blankets for chillin, well stocked kitchen and a charming garden. Abbot Kinney and the beach are a walk away through a lovely neighborhood. The perfect place to enjoy Venice.

Nice getaway - but some quirks...
Three girl friends spending a long weekend reunion in Venice. The property was clean, nicely decorated and well-appointed with lots of unique touches and the beds were very comfortable. Overall very nice property and owner but there were a couple of things that were a little quirky we've never experienced in any other rental property that may have been helpful to know beforehand - There were a lot of personal items (in the kitchen, cabinets, closets, refrigerator, etc.) and it almost made us feel like we were "invading" someone's personal space... also half-eaten things in the fridge (to-go salad and opened drinks). The contractor was also frequently coming through the front gate and going to the back studio. He was perfectly polite, but just made it feel a little less private especially if we were sitting out in the front. Some large boxes and deliveries were left out on the front porch during our entire stay - didn't really get in our way, but just wasn't the nicest to look at.

Thanks so much . 1. Yes ; we advised the contractor would be painting the new back studio ; just temporary . 2. Yes, Amazon , fed ex and ups will leave packages and we pick them up daily . Just as we pick up mail . 3. Yes, fridge is fully stocked and available to bc any guest . 4 . 2 guest dressers completely empty . 5. No personal items in kitchen .

Enchanted Cottage full of Peace and Tranquility
Our stay in Venice at this beautiful cottage was beautiful and enchanting! Everything about the cottage was amazing! The fragrance from the roses in the yard that encapsulated the cottage was heavenly! The home's interior was spectacular- right out of a magazine! Actually it was featured in a magazine and book! It was full of peace and tranquility! We had the pleasure of meeting Kathleen the owner. She is so sweet! We highly recommend staying at this beautiful cottage! It was truly a wonderful experience!

Wow, what a fun place! Totally not “VRBO international” style but instead Kathleen’s unique & personal style in every corner. If you’re a minimalist like me, first you’re nervous, then quickly you relax into the charm (okay it’s 85% charm and 10% crystals and 5% chaos). Kathleen’s a wonderful host, the fridge is full, the beds are comfy, there’s east parking on the street, great hangouts in easy walking distance, and a skeptical cat name Miu Miu. What more does one need?

This is a perfect spot to explore Venice. Quiet, extremely cute neighborhood, walking distance to the beach, near Whole Foods, restaurants, and cute shops. The interior was very carefully decorated with a lot of luxurious details--it feels like you're staying with a very tasteful friend. Perfect for our small family!

Breathtaking and Relaxing
This was one of my most pleasant vacation rental experiences. The home is like something out of a fairytale, with storybook gardens and decorations. The monochromatic, crisp color palette leaves you feeling serene and completely comfortable. The mattresses feel like marshmallows with equally fluffy bedding. I thoroughly enjoyed soaking in the deep claw-foot tub. Every time you’re outside in the garden you can smell the many varieties of roses, lavender, honeysuckle, and jasmine. The host even placed fresh flowers from her garden throughout the house for us to enjoy during our stay. The house is in a great location- close to the beach, restaurants, and shopping. We enjoyed dining at “The Butcher’s Daughter” down on Abbot Kinney. The host was great at communicating with us and anticipated anything we might need. All necessities were provided- above and beyond. I would absolutely stay here again, and wish I didn’t have to leave. 5 stars.

The cottage was very cute and well located, but the host is strange. The place is completely done in a shabby-chic aesthetic, including vintage white/rust wrought iron outdoor chairs. A decorative leaf of filigree broke off the armrest of one of the chairs due to rust. I proactively alerted the host because I thought she'd like to know, but in now way was it our fault nor did it render the chair unusable. The host didn't say anything to me about it at the time. However, after we checked out, I saw that she filed a damage claim against us for $250, the entire replacement cost of the chair. I am a STR host myself and am generally sympathetic to hosts, but this was completely unreasonable: If the chair or any part of it broke due to someone simply sitting in it, maybe it isn't suitable for guest use. She also asked us to feed a cat while we were there, and unpacked boxes of new furniture while we were out, leaving the contents on the front porch of the house. The whole experience of staying at this house was weird and I cannot recommend it.

This woman is the worst person I have ever had at my home. Her name exemplifies her . ERIN ROACH. SHE arrived at my home and damaged furniture. The insurance policy she had PURCHASED requested I report any damage within 14 days; so I did report it. THIS IS VRBO POLICY. She or her friends stole money out of a felt pouch; I found it and asked her what she did with the contents. She said they took the money. IF YOU WANT TO CALL SOMEONE STRANGE; I'D SAY SHES' AT THE TOP OF THE LIST. I WOULD NEVER ALLOW THIS PERSON IN MY HOME OR RENT TO HER AGAIN. ALL OF MY GUESTS HAVE BEEN GREAT; NOT THIS ONE. YES , WE HAVE A STRAY KITTY , AND I LEAVE FOOD FOR IT. AND NO, WE DID NOT LEAVE FURNITURE ANYWHERE; BUT UPS DID DROP OFF A DELIVERY BOX. YES, MY HOUSE IS SHABBY CHIC;IT INCLUDES CHAIRS THAT HAVE RUST STAIN VARNISHED ON IT OUTDOORS. THESE CHAIRS ARE VINTAGE AND MADE OF CAST IRON. YOU WOULD HAVE TO BREAK IT WITH A SLEDGE HAMMER.

Beautiful home in the heart of Venice.
You will absolutely fall in love with this charming house. The house is close to the beach, restaurants, hiking, shopping, and most importantly...great coffee. The owner, Kathleen, was extremely nice, helpful and attentive to any need you may have. I would highly recommend staying in this beautiful home. If you love cats, you’re in luck.. she has two of the most gorgeous Himalayan cats I’ve ever seen.

Day Dreaming in Mother of Pearl White
Absolutely adored the home, host, and every amenity. Kathleen the owner of the property has crafted every detail of the home to perfection. From the white French doors as you enter - to the antiqued chandeliers to the vintage tubs with brass fittings. The place was Superb, walking distance of anything youd want to do in Venice and if there is a cat lover among you be prepared for the sweetest pair of Himalayans. Venice beach bungalow in the sun
We had a terrific stay at this property and really enjoyed all that Venice has to offer in addition to the proximity to LA beach towns. This property is featured in various design magazines and deservedly so. The owner is easily accessible on the property which made our stay much more comfortable - highly recommended!
