Main issue is they advertise for B&B and when asked they say Breakfast is not available and has to be bought separately paying a huge amount which is worthless for the kind of food/cuisine they provide, even if they provide.

There is a Japanese restaurant on out premises that does dinner only. That is the only meal option available other than purchasing at local shopsNot sure where you have seen an advertisement of B&B as we have not had a breakfast option here for over ten years.

The bed was no very comfortable and the property was quite old. Check in was efficient and friendly but I saw no one else. You get what you pay for.

Property is in an excellent location. Building is tired and could use a refresh but downside would be higher tariff. Room service missed cleaning one night in 3 I was there but in fairness it was 24-27 Dec so short staffing could be expected. Room 25 suffers noise from pigeons strutting around on roof in daytime and also one night I was woken up by noisy room neighbours but other two nights fine. Overall recommended for those on a budget.

Although a little tired, the price is reasonable, the beds comfortable, the staff are great, and the location is very convenient with many tram/train options to CBD.

Two night stay vey close to Moreland station about 15 minutes from the city, Reception staff friendly and helpful. reasonably comfortable room bed was good. However the bathroom although clean had seen better days, shower only had average pressure and a distinct whine in the exhaust fan, review is of room 36

Good location. My experience was on par with recent reviews. Beds very comfy and Reception staff extremely helpful. The 1br Exec apartment is adjacent to main thoroughfare so can be a little noisy at night, but otherwise a comfortable stay.

The hotel is nice enough and good for the price per night, but the walls are fairly thin and I could hear the couple in the next room having a loud and aggressive argument at 6:30am one morning. There's also clearly "no smoking" signs on every door, but people must smoke in their rooms as there's always a lingering smell of smoke and my room wasn't where people could smoke outside close by. Great location for walkability to things and the place feels safe and secure.

Staff lovely, room large, clean, comfortable. For the price, I was very impressed. But far from the city if you’re staying as a tourist keen to explore the CBD, but otherwise, was perfect for what we needed.
