Great location!
We really loved the location of this property, always great to stay right on the beach. I’d recommend bringing an eye mask, however, if sleeping in the dark is your thing. The blinds are very thin and the neighbor has their outdoor lights on all night. Also, bring your own bath towels as theirs are like sand paper. You are paying for location here, not top notch quality. We took advantage of the bike rentals which was perfect as we had family staying at various houses on the boardwalk. Overall, I’d recommend, just be prepared for sub par accommodations in an excellent location. The beds were comfortable!

Very outdated. Everything looked old and not kept up with. No pillows on the couch and different chairs than in photo.Walls were all scuffed and badly needed painted. Very small, cramped shower, no towel racks in bathroom ;floors grossly uneven in the kitchen, making the kitchen table slanted and hard too use. Insufficient counter space, only one outlet in the kitchen; no dish strainer drainage pad (had to place towel under the strainer to prevent water from dripping over the counter and to floor). The location was the only really strong point of the beach house. Will not be renting this house again or recommending it unless it goes through some serious updates with the shower and the kitchen as a whole.

Accurate description of property...plus more.
Based on previous reviews we went in with very low expectations...and in no way were they exceeded. We are ok with an older property, slanted floors and all. However, there was not one comfortable chair/couch to sit on. We were told by a neighbor that this is a tear-down property...which makes sense to us now. The owners are not putting in one dime to make the property comfortable for current renters. At least replace the chipped plates and cups, for goodness sake! And a little paint wouldn't hurt either. The flood lights from the property next door's walkway filled the rental with light all night long. The lights did not have sensors and the owner would not turn them off. It was like daylight in the entire house. Black out shades would help... but I doubt they will replace the dirty, nasty blinds. We left 3 days early to go home for comfort and to get a good night's sleep. One good thing is the location. Across from a grassy area that is great for dogs. Also, great bike riding on the boardwalk and walks on the beach!

Christmas at the beach
Great location but the rental could use some maintenance. Concerning cracks in the ceiling and floors sloping in all directions. We thoroughly enjoyed our short stay but this unit would not be sufficient for a longer vacation. In my opinion every rental unit should be required to have a dishwasher for sanitary reasons.

Devastatingly disappointing!
Upon arrival the cottage looked charming enough. A bit outdated, but cute & has an amazing location! Right by the grass, where our son can run & play… then we cross the threshold. The very dirty, very scratched up, not just weatherbeaten, but dirty doorway!It was all downhill from there. The rug is disgusting. The walls & windowsills are dirty. The pulldown shades are stained. The refrigerator is covered in rust. The kitchen cabinets are broken. The ceiling fans should’ve been replaced 15 yr ago. The wood bed in room was scratched and chipped up & the bathroom floor was filthy! The coffee table is broken & the dining table is ruined with cup rings and scratches. The butcher block kitchen counter is dry rott & gross! Not to mention the floor is so unlevel that the table doesn’t sit flat. It creeks and groans and shakes every time you touch it. They leave you with half a kitchen sponge, some dish soap and a dirty dish rack. No cleaning supplies no mop, no broom, no brush for the grill no laundry soap. A mystery condiment bottle of one for all body wash/shampoo. No seasonings whatsoever and it seems hard to believe that no one has ever left behind a box of pancake mix or coffee. The patio table is not shiny and white as someone else mentioned it’s dirty too & after ordering $127 worth of cleaning supplies I still cannot get it clean. Everything needs to be painted & updated & new furniture… But the worst of all was the sofa After 30 minutes of scrubbing with a magic eraser it was still filthy, so was the magic eraser! I gave up & covered the cushions with blankets. The only saving grace is the really nice next-door neighbors & the families that came to stay in the adjoining suite. Which we can hear all day & night everything they say every step they take… So there’s that! If you look just down the lane, there are nicer units for an extra $25 per night. Do yourself a favor & get one of those! When I reached out to the property manager all they kept telling me was that this one was listed as affordable which in his words means that it’s run down… I didn’t ask for affordable (there are others with less fees attached) I just liked the location and I was very deceived by the beautiful photographs they posted (Which had to be at least 10 yr old!) I have rented 4 other homes from VRBO just this summer & every single one of them has been amazing. This is my first ever bad review. Wasn’t even offered a refund of the cleaning fee. Renter beware!

We enjoyed our stay and the location. Property was extremely clean! Kitchen was well stocked for cooking. Sheets and towels were clean. The property is in need of updating but that was to be expected with the description provided. The shower is extremely tight, with it being that small you really need to install a removable shower head. We liked that this unit has a back patio for more privacy. Overall it was good.

Old and worn out in dire need of a remodel
This was way miss lead. This property had a 4.7 rating and was absolutely filthy and disgusting. It was filthy and not even safe. The places to hang wet clothes was a screw sticking out of the wall on 1942 wood paneling that’s been painted over. The doors were so at a day they look like they need a skeleton key to open large gaps easy for someone to break in. You pay all this money for it to be cleaned and it has not been cleaned in years the dishes were gross the countertops were gross the furniture was disgusting the fridge had so much rust on the left side I don’t trust it to put my food in . Do not stay here they are not honest about the true condition of this property. I feel like I was way misled and I would at least like my cleaning deposit back because it wasn’t clean before me and I know you didn’t clean it after me the mop boards were disgusting .

We had a wonderful time and thoroughly enjoyed our stay. It’s all about the LOCATION ! Perfect spot, yes the building is old, the floors are slanted, but the view and beach access is perfect. This is all explained very well by the renter in the listing. The park in the front is perfect for busy kids who love to play! The beds were comfortable and the kitchen appliances were sufficient. I would stay here again with no hesitation!

Very old and run down condo
The location is perfect but this place is just very old. The outside of the refrigerator is rusty. The sofa and the carpet have the animal’s odor. The bathroom is very old. There are bugs coming down from the ceiling in the bathroom. The condo has two units and by the second day we heard our neighbors also complaining about the bugs. We love this location because it is so close to the pier and the kid playground. Our kids love ridding bicycles and scooters on the boardwalk. We will come back to BalBoa Peninsula area but we want stay at a better place that is much cleaner and newer than this place.

Great location, as description says, it’s average to below for amenities. But great if you’re taking a dog. Amazing grass area, close to restaurants, coffee, etc. The beds were comfortable and nice clean linens. The property is dated… but again, we were super happy to have our dog with us and location was beyond our expectation.

Overall good experience
It was conveniently located and parking was available. The house Next-door was being remodeled and in the early mornings it was loud at times. Shower was extremely small but, never ran out of hot water. On a very negative point the floor was so slanted it was hard to walk around.

This property was perfect for our needs. Very comfy and homey feeling and everything was very clean. The location is perfect for our active 11 year old. He played in the grass right outside the patio and we scored a cool fire pit for some evening s’mores.

Filthy Home
Although this is a great location and place. THE PICTURES ARE NOT ACCURATE AT ALL. The cleanliness was disgusting!!! The couch has never been wiped down it seems because it was DIRTY, the dinning chairs appalling every single one was beyond noticeably stained and brown on top from peoples hand prints YUCK, they brought towels to us to put on them to make it a little more appealing, Black finger prints everywhere, sticky stuff and hair in master bedroom dresser, black feet markings on ceiling in bunkbed room, window sills were filthy, dead fly in the roller blinds, there is no CDC guidelines for Covid cleanliness at this establishment AT ALL. If I could upload all the gross pictures I took I would. They came and "re-cleaned" which meant clean the floors which were fine. Everything that I sent pictures on was not addressed at all. Then gate walking in I don't thin has ever been wiped down because where you put your hand to open was BLACK & STICKY, the beautiful white picnic table shown in the pictures does NOT look like that in person at all. Its stained and dirty. The TV had issues the 1st day matienced came and still gave trouble, then the next day we had to have someone come change the outlet out completely.....Beds are comfortable that's about as much of a positive that I got.

We do not use photo-shop. We do our best to disclose the quirks of the unit in writing, as photos do not tell the whole story. We recommend reading all of the reviews, and the property description in entirety before selecting this economical oceanfront vacation bungalow. The ~4 star avg. rating, at the time of writing, is a fair assessment of the unit. We appreciate you mentioning that all of your issues during your stay were immediately addressed by our staff. A re-clean of the property was performed, the TV was repaired, and an electric outlet replaced. It is our humble opinion that "disgusting" is an exaggeration of what you experienced at our budget bungalow unit. Thank you again. - Beachview Realty

Location, location, location
The location of this place is fantastic, right on the water in the heart of the downtown area and steps from the pier. Even included parking (it is a short 3 minute walk in a gated lot), we had a mini van and had no problem parking it. As for the property itself, it is older. Lots of things mentioned in the other reviews, like the slanted floor, tiny shower, lack of dishwasher, and wobbly stove are true but pretty minor on the overall experience, in my opinion. What was frustrating was the thin walls, especially when our neighbors with small children were running around. Other than that, for the price it was great!

The property has no dishwasher no garbage disposal needs a large amount of updating, Wi-Fi kept cutting out, also no sound walls in between you can hear both conversations going on in both units. the shower it's self was a large inconvenience it's a travel trailer size, the pictures did not match the location. what we paid for was our location which was incredible but if I had to rate the accommodations lack of user-friendly appliances, location was what we paid for which was incredible but if I had to rate the accommodations they were not user-friendly. I realize Beachview has nothing to do with the property I realize Beachview has nothing to do with the property they were kind. We will keep using between and find that in gem on the boardwalk.

Really great little spot!
Great little spot in the best location! Couldn't be in a better spot anywhere on the pennensula! If you're looking for a nice little spot to enjoy the area stop looking and book this unit (A or B) right now. Place was clean, comfortable and roomy. If you're looking for something high-brow then this isn't for you. But if you're looking for a base spot to stay in and enjoy Balboa then it doesn't get much better than this. There are 2 dozen restaurants listed in how many yards away they are! Walk to anything! If the check-in process was handled electronically with an electronically signed PDF and a way to forward your photo ID it'd be a completely flawless experience. Having to make your way to the office for that is a bit inconvenient when it's totally possible to do over a smart phone. Nonetheless, we really enjoyed staying and will likely book again!

Absolutely beautiful vacation area
This property was really nice to stay in. It was clean and comfortable. It is walking distance to restaurants, a pier and the beach. The only thing I would note is the shower was tiny. We would absolutely stay here again!

Beautiful area people are friendly great food...the room was ok a little quirky but it grew on me...didn’t see a fire extinguisher? I looked around but could have been there somewhere...overall a great place and central to a lot of attractions all within a reasonable drive

Great location but over priced
The foundation was extremely unlevel and the walls are thin so you can hear the other duplex. The house is in a great location but all of the stipulations and cleaning requirements for departure are a bit ridiculous when you are required to pay for a cleaning crew to clean it.

Great Location
You can't beat the location with the park right in front, the boardwalk and all of Balboa right out the door. It worked great for our small group. The only downsides to it were the ventilation, the ceiling fans and open windows and doors weren't quite enough to cool it down at night, and the sound of foot traffic carries through the house alot from the boardwalk. Other than that it was great.

Best location
Rental company was quick to respond to any questions or concerns. The umbrella for our picnic table wasn’t working properly and they quickly had someone out to replace it. This house is located near Balboa Pier and is one of only a few properties located on the beach that has the only bit of grass. We have two little kids and the grassy area provided us with loads of fun and much needed reprieve from the sand. Also, it’s is quieter by Balboa Pier than it is by Newport Pier which is only a couple miles away. We rented bikes from Balboa Beach and Bicycle boutique, walking distance, right near the Fun Zone. Another great plus, kids loved the $4 Ferris wheel rides. Only thing I would have liked was a more updated kitchen and kitchen tools and an updated bathroom. I love to cook but refrained as I didn’t find the kitchen very accomadating. But not surprised, you can see this all in pictures. Not many markets or great food options on this side of the peninsula. But like I said, you must absolutely rent bikes for the week and ride down to Newport Pier for better food options. I’d recommend TK Burgers for burgers, Bear Flag Fish Co. for tacos and poke, and a delicious donut shop right by Newport Pier. Overall, we enjoyed our stay so much! I would consider paying more next time for a nicer house, but we had an excellent family vacation and for the price, I’d highly recommend this place.

Great location!
Great location! The kids loved playing on the grassy field outside. The beach was beautiful. We saw dolphins and whales from the pier! Enjoyed drinking coffee on the patio. Couch & beds were comfortable. We had a great time!

The home is very quaint. It is right over the flight path or Orange County, so planes will start fly
Spice to the cupboards just for General use the TV didn't work, but that wasn't a big deal. I wasn't here watch TV. You're close to some really good restaurants and bars. And there's a great place to play soccer right out in front. An alarm clock in the bedroom would be nice. We were a family of five, and had plenty of room for sleeping and moving around. Overall, it was a great place.

Disappointed at best ... unable to see sunset due to pier from front of place; very noisy starting at 6 am; no privacy what so ever; shower was like camping .... would not recommend.

We greatly appreciate guests' feedback for all our vacation homes. It enables us to fully understand their expectations for the property they've chosen. We try our best to provide a detailed description of the accommodations and setting, so guests can successfully anticipate their experience and plan accordingly. In Elizabeth's case, it seems as if she didn't reference the description or check out the surroundings/setting of this property prior to booking. The Balboa Pier is definitely nearby, and that is usually one of the top attractions for guests choosing this location! Likewise, regarding Elizabeth's comments on the patio seating: we make sure our photos are updated regularly in order to accurately show all furnishings...it shouldn't be a surprise that there are picnic tables on the front patio. We're not sure what 6 a.m. noise is being referenced in the review....there are times when this property is within sound range of the flight path from John Wayne Airport, which begins at 7 a.m. and ends at 10 p.m. We've tried to inform folks that, although it is indeed charming, this cottage is old and original - including thin walls and sloping floors. It is for these very reasons that we've priced this property accordingly - as a very affordable beachfront accommodation - which Elizabeth also should have taken into account....just like all our other appreciative guests have done!!
