Family Vacay/Matt’s Graduation Celebration!
Our condo was awesome! Very clean and had just about everything we needed. It also has a washer and dryer which made it nice not having to go back home with loads of laundry. Plenty of room and the back patio personal pool was just what we all needed after a hot day outdoors! Highly recommend!!

The house was perfect for our large extended family of 12. The location was perfect as we were feet away from a pharmacy, a minute away from the each, a few minutes walk to the bus, as well as a few restaurants within walking distance.

Pictures don’t do it justice
I just want everyone to know that Daniel is AWESOME! I actually started planning this trip almost a year ago for my 40th birthday. The private pool with the waterfall was the first picture I saw and I was sold. I immediately contacted him and peppered him with questions (A LOT), in which he answered them all. I booked it and the process was seamless. When we arrived, the entry process was simple, everyone was nice. The entire house is amazing, the pictures were totally accurate but just being inside of it gave off rest/peace and relaxation vibes. The views off the balconies were gorgeous. Beach access not even 5 minutes away. Stores right next door as soon as you walk out the gate. Shoutout to Erick and Jerry, our chefs for 2 days, recommended by Daniel. Also, thanks to his wife Marianne for getting us the tickets to Xcaret Park!!

Cancun villa
Very nice stay. Each family had their own bathroom. The 2 pools on the property were small and perfect for the kids. The beach was an easy 5 minute walk and very nice. Daniel was a great host and answered all our questions promptly.

Only comment is that in the common areas you have 2 pools, one for kids smaller than the adults, and then the adult pool bigger. The property was exactly as described. Daniel responded quickly to any questions we had. The site was secure and well maintained. The private pool was perfect to cool off in. The security guards were friendly and helpful. It was a bit of a hike to the beach; but well worth it! There was a lot of noise from the neighboring resorts and the exterior walls had little soundproofing. We did not realize when we booked it that we would not be able to access any of the nearby resorts; all were private and would not allow access to restaurants or bars. It was easy to get taxis or shuttles. We walked to nearby small markets and restaurants. Would recommend to anyone looking for a place with a large group.

Hello Mary I hope you are doing well. The house is located in the Hotel Zone where is all the hotels, all hoteles have guests. The property is an excellent construction, we never received that comment for any of our guests in 15 years, but is OK. All hotels are All Inclusive, like any hotel with this system in the world nobody that is not a guests can use the restaurants, if you want yo use the restaurants and the hotel you must to pay a day pass, which is UD 300 per person average. The beach access is at 40 steps, that is not close? The stairs, yes you have a very comfortable spiral staircases. We had in the last 15 years adults people and never was a problem. Luxury Condo Experience
Our group loved the property and all the amenities - especially the private pool! We were very close to the beach, bus stop, and some great restaurants. I highly recommend the short walk to Don's - it was our groups favorite lunch stop. There are some very close convenience stores, which were great for stocking up on the basics. Our only issue during our stay was not with the property but with it's location to the hotel nearby. A couple nights during our stay the hotel next door had a pump truck outside for about 3 hours running the pump. It was a very loud drone for several hours in the middle of the night. Fortunately, the only people awakened were the ones on the upper floor close to the entrance. Daniel and Marianne were very communicative and accommodating for our group, and we felt like we had everything we needed for our stay.

Wish the pool was heated. Since it is not in the sun it was so cold we couldn't use it the whole time. The small pools in the courtyard were too cold too. The ocean was warm. Good location to the bus stop.

Hi Catherine Thnak you for your comments, and is great know that you have had a good time in the house except the pool. January is the month more cool in Cancun and more this year that we have a lot of storm's and winds very hard from the north very, very cool. In Cancun either the high end hoteles don't have the pool's warm, is not neccesary in Cancun believe me, with 95 - 104 F degrees average all year around you don't want that the water will be warm, all want fresh water. The 2 pool's in the common areas are not small, is the first time in 20 years that some guest told me that. Ok thank you for your visit, and I hope to see you next time. Regards Daniel E Laens Owner

Amazing property in Cancun
This property is absolutely stunning! Daniel is the most welcoming and responsive host. I had the pleasure of staying in his condo with a few of my girlfriends for my bachelorette weekend, and the location and safety of this property are phenomenal! Beautiful Condo Stay
This condo is more beautiful in person than what the photos reveal online. We came to celebrate two of our loved ones birthdays in Cancun and Daniel assisted us with the chef and the tour agent. Chef Erick who came out and catered a lovely birthday dinner party for us and his partner catered Brunch for us the following day, right in the condo. Marianne provided us with the tours- from the catamaran to the ATV Excursions. Thank Daniel for having us as guest in your lovely condominium.

We had a wonderful experience. The communication superb and Daniel went above and beyond to see to our comfort. He even stopped by to make sure everything was going well. The security guards are continually helpful and friendly. Marianne was amazing in setting up excursions (even when I reached out last minute!). I highly recommend booking. You won’t regret it!

Perfect getaway to catch up with friends

An amazing house

Amazing property!
Daniel has a beautiful home supplied with everything you need during their stay. The pool is an amazing addition that no other home on the property can replicate, the kitchen is fully stocked, the beach is really close, the help of the tour director is extremely convenient, COVID tests right next door, and the location is unbeatable. Loved Everything About This Property!
We stayed at Daniel's beautiful house for 4 days and it was such a comfortable and roomy stay. We loved the private pool! There were 8 of us in the house and there was enough room in this home for everyone to have their own personal space. Getting back to the house after a long day of activities or a night out was always very relaxing and needed. The home was very clean and we were provided with everything we needed from regular towels to beach towels. The house is also perfectly placed around everything you need, an ATM is right across the street, the beach is as well...less than a 5 minute walk. We also used the bus a lot and the stop was a very short walk from Daniels home as well. We felt very safe the whole time and let me tell you that security will go over an beyond for you, they helped us get around, called taxis when we needed it and all. Check in and Check out was very simple, I loved that Daniel also stopped by to personally say goodbye to us on our way out. There was easy and open communication throughout the whole booking process, Daniel responds very quickly and he made sure to check on us and ask what we needed throughout the whole trip. He was always one step ahead in getting us the information we needed in preparation for our arrival. If you're looking for excursions and activities Daniel can set that up for you, he can also put you in contact with a chef for those of you wanting to do a night in. If I make my way back to Cancun again I will definitely be re-booking this home. Thank You again for your hospitality Daniel!

Perfect location
We stayed at Daniel's house for 7 days and had a wonderful family vacation. The house is perfectly located across from the beach and close to several restaurants. The security guard is definetely a plus because you can feel safe that not just anyone can come into the community. The pool is small but they had a sign up system, which made it easier to spread out. The grounds are kept immaculate, very clean and lush. The house itself is beautiful and big...we had plenty of room for personal and family time. We loved that Daniel has nice beachchairs available, a couple of them and the beach umbrella were broken but it was still nice to have! We tried to find an umbrella to purchase and we were willing to leave it behind, unfortunately we did not find any so a replacement would be nice :) There is a water container in the kitchen and so it was nice to have clean, cold water. Ps. If you ask the security guard for more, you can purchase from him. The kitchen had all the necessary utensils and equipment to cook meals. Our only bad experience was going without AC for three nights/days in various spaces...however, Daniel was VERY easy and quick to communicate with and he resolved the issue as fast as he could. I understand it's not an issue he created but it was an issue nonetheless. Overall we loved the house and amenities and plan on returning for family vacations, it fit our needs perfectly. I will definitely recommend to anyone going to Cancun for a group trip :)

Great Place in Cancun
We brought two families to this location and it worked great! The beach access is perfect (and a rarity in Cancun). We loved the home, the pool, the beach chairs, and the kitchen made feeding our families simple. Thanks to Daniel for a great stay. Highly recommended.

Amazing Home Very Centrally Located
Daniel's home was perfect for the 7 of us. We were all able to have our own space but still share common areas. The home is in walking distance of a ton of restaurants and shopping. The community staff were great assets and helped with recommendations & arranging transportation. I would definitely recommend Daniel's home for future travelers.

Amazing Week in Cancun
The house was perfect for our group of 12 on Spring Break! Marianne helped to coordinate a catamaran/snorkeling tour that was the highlight of our trip. Also, make sure to take advantage of the chef cooking for you. The meal was amazing! I would definitely recommend this for large groups going to Cancun. Perfect location, wonderful staff to interact with and beautiful home!

We had a very rough start to our vacation as we were not given the correct address to the property. I received an email from the owner the day before we were flying out asking if we booked a shuttle through the property management company because he was concerned we did not have the complete address. I told him we did not book a shuttle and I sent him the address I was sent I did not get a reply. When we got to Cancun we got a cab, gave the driver the address we were given. The cab driver had no idea where we were going, we got into the hotel zone, could not find the property because we were never given the name of the condos. The cab driver did not give up he kept asking people on the street, he called the owner several times we ended up across the street from the property and luckily the folks who were waiting to check us in were outside and we finally got the owner on the phone and he confirmed the location. Not a great start! Once we got to the unit it was very nice, the grounds were beautifully manicured and the unit was very nice, well appointed and comfortable. The property management folks who checked us in were very nice and welcoming, One thing to be aware of there is a $100 deposit for power overages and we used up nearly all of that $100. We spent a lot of time in the pool which was nice, the hours are a little stringent as it opens at 9am and closes at 7pm. There is beach access just down the street from the property which was great. There are several restaurants within 10 to 15 minute walk but you have to cross Kulkulkhan which is very busy. I recommend the Crab House we ate there 4 times the week we were there, some of the best seafood I have ever eaten and the view from the deck is spectacular. The location of the condo is centrally located, if you take a cab in Cancun to the property tell the driver to take you Secrets the vine, Las Cupulas is across the street but all cab drivers know Secrets,less than half the cab drivers we had know Las Cupulas. We had a great time and enjoyed the property very much. Thanks!!!

In the Confirmation Page that your received from the web site is the complete address and the reference to arrive at the home, the problem was you didn't print and brought with you. At the moment you reserved we sent you an email asking if you need any assistance and pick up in the airport and you didn't answer. Was a very good thing that I sent you a email the day before of your arrival to know if you have all information and you need something, that is a wrong thing? I'm sorry for that..... To book the pick up you must to provide the flight information to our Tour Operator and made the payment you didn't do any of both. Thank you to stay with us and is great that you enjoyed our house. Our group of 6 love this property plenty of space was going to be 8 for our annual couples trip. We loved the property the pictures are true but don’t show the hospitality, attention, and detail the Laens, staff, and security show you. From the beginning Mr. Laens responded very quickly to every message inquiring about the property. He was very friendly and attentive. He even recommended their travel agency ran by his wife Marianne Barrie to assist us. She was very helpful and polite and even corresponded via phone. She booked our airport shuttle round trip and they were on time and greeted us. The staff were there when we got there and greeted us with friendly smiles and showed us around the property. Don’t worry about the power deposit we didn’t have to pay any extra only ran it when we there which wasn’t much it’s too much to do in Cancun to stay inside. Just don’t leave the windows and doors open while running A/C. Next time we will definitely book the chef and book all excursions through the Laens to safe time and money. I highly recommend this property it’s accessible to everything close walk to bus stop (ride everywhere $1 each time), can walk to beach less than 2 minutes, and restaurants and stores within walking distance. You won’t be disappointed. I rate this property a 10. Love love love thanks for everything from Shaundra and Lover’s Lane in Cancun 2019.

AMAZING PROPERTY WITH AMAZING HOST
We had the most amazing time in Cancun and a HUGE Thanks goes out to this amazing host and their property. The property itself is fantastic as the photos show. Fantastic location right in the midst of all the high end big name hotels. Beach just steps away with the most amazing sand you will ever see. Comfortable to fit our large group. But what you do not see in the listing and the photos is the amazing communication we had with the host for months before arriving. They helped plan and book all our days we wanted activities booked for. Also booked our transportation to and from the airport. We really LOVED the private chef that was available to come in and cook amazing Mexican food and have it prepared and ready for us when we returned from our daily outings. The food was incredible!!! Highly recommend this property. We hope when we return to Cancun in the future this property will be available for our return.

Owner: Extremely helpful....Thank you for everything Dan and Marianne! One Stop Shop: Marianne took care of everything. Transportation to and from the airport and tours to Tulum, Xcaret, Xel Ha and Explor. Location: Your right there beach access, tour shuttle, bus, walking distance to shopping other hotels. Condo: Was clean, lots of room (We had 12 of us 4 adults 8 kids that just graduated high school). It had everything we needed. BOOK THE COOK! Maria and Beto will cook you a mexican feast that blow your socks off. Best mexican food I have ever eaten. (picky kids and not one complained and didn't eat everything on the table.) And you will not beat the price! Maria and Beto you are awesome thank you you Guacamole is the best ever!! They buy everything and cook right there for you! Even did the dishes...I almost brought them both home!! Safe: The security guards are awesome! We even took them dinner! I shopped price on everything and Marianne matched it and took care of everything from Airport shuttle to tours and booking Maria and Beto to cook. (they are also the maid service for the condo so it was easy to tell them what we wanted for dinner Fajitas one night Tacos, Enchiladas the other). I strongly recommend giving her the chance to book everything for you. Grocery store and mall is a short walk. Flea Market not far either. But take the bus back to the condo my wife bought everything. Pharmacy and convenience store is next to the condo property. Beach is across the street behind the hotel. Surfin Burrito is just past the mall and it has good food. Everything about the trip neared perfection. If any small thing came up it was resolved. Thank you for making the kids senior trip a success! They will remember all the places we saw and fun we had for years to come!

Relaxing week
The Villa was great for our family of seven. Enough space and privacy for everyone, and a great living and dining room for when we were all together. It is a short walk to the beach - which is awesome! There were enough beach chairs for everyone, and an umbrella. Bus stops and taxis close by for trying out some of the great restaurants in Cancun. We had a long day at the ruins and when we returned home, we had asked Maria to fix us a fajita dinner that was out of this world. We paid for the groceries and $20/hour to prep and cook. No way could seven of us eat out for that.

Our family of 10 had a blast and we so enjoyed staying under one roof for our vacation.
Maria & Israel made our stay in Cancun wonderful! The house was big enough for our family of 10,grocery shopping was a chore but we took it on as an adventure, bus ride is crazy fast! (Bring back packs for easier transportation, as we did not rent a car) Maria is an excellent cook, so we took advantage of her amaxing cooking and she cooked several meals during our 7 day stay. I so recommend using her, she's amazing! Buy or bring empty water bottles, A definite necessity that you will need to carry with you on outings. The beach is close and we enjoyed every day there! We did visit Tulum and the Cenotes. The Cenotes is a definite trip you should make, Tulum was pretty cool too. But bring plenty of water! If you see Christopher at the beach he will promise plenty of water & soda for your trip to Tulum & Cenotes but it's true. It was cheaper booking through him and since our family was so big we all fit into one van, so no extra stops for us. Our driver, Leon was such a cool guy and helped make our trip a lot fun. This family vacation was amazing and every one of us had a blast! It was exactly what our blended family needed to unwind and come together and get to know each other more. Please tell Maria & Isreal that we miss there smiling faces and loved our time in Cancun because they were so great to us. They were even right there to end when there was confusion with the van for our pick up time. So a big Thank You to them, it was greatly appreciated! Can't wait to go back and we left with many great memories and wonderful family bonding. We miss the beach already!!!!

Excellent location!!
One of the biggest advantages of this property is its location. Beach Ballenas is located just a block away and the property owner provides a cooler, beach chairs, and towels for your convenience. In addition, there is a pharmacy a few steps away from the gate and the bus stop is around the corner. Finally, the security guards are very proactive and never leave their post. This added a sense of safety to our stay. We will definitely be back!

Beautiful Home, as advertized
Bachelor party of 7. We chose to rent the home as an alternative to spending big money to stay in one of the larger hotels, and it ended up being the perfect choice. Short walk to the beach and bus stop, we missed out on nothing. And the pool right outside our back door gave us all the access we need. The staff was kind and helpful, and the home was beautiful and roomy. Recommend to any looking for a high end option outside of a major hotel stay.

Beautiful villa perfect for a large family or group
There were 9 of us staying for 5 days. We were greeted by security, Maria and Ismael who care for the properties. They were very friendly and gave us a quick tour. We had their numbers to reach should we need anything on our stay. A few questions came up and they responded immediately. Rooms were clean, comfortable and spacious. We enjoyed our stay and would definitely stay here again.

Expectations Met, Had a Great Trip
The residence was everything it said it was.. plenty of beds and baths for a large group. Super close to the beach, convenience stores for misc items, walking distance to several good restaurants and easy to catch a bus down to the night life.

Large beautiful home
We arrived around late around midnight and they had people onsite who greeted us and showed us the house. The house is very nice and it had everything we needed. It accommodated a total of 8 people comfortably. Every room had its own bathroom which was great. The house is located about a 5 minute bus ride away from downtown. I would definitely stay here if I come back to Cancun.

Family vacation: 11-25Feb17
Overall a great stay: very safe and secure location. Staff extremely courteous and helpful. Bedrooms are a good size each with their own bathroom. Lots of living space to accommodate a large group. Beach and bus access convenient. If you have the opportunity to have Maria prepare a meal for you be sure to take advantage of it: it was delicious! Just a few comments to help you plan. There aren't any safe or lock boxes in the condo. Electricity is expensive so what we did to ensure we didn't go over our allowed quota was to only run the air conditioners at night. Beware the BBQ is only a ceramic ledge/grill: you'll need to get brickets if planning on BBQ'ing.

Yes the electricity in Cancun is expensive, but if you close the door and windows during the air conditioning is working you don't have any problem. About the brickets is not possible to put by our self is prohibited by law for security reason any renter must to buy by his self, behind the condominium you have a store and they sale brickets. Family vacation

Beautiful property. It was true to what the pictures showed. Natalay and Maria were awesome.
We were met at the condo. Natalay and Maria walked us through the condo showing us all the amenities. We verified all of the products and signed the agreement. The property was beautiful and the walk to the beach Was literally 40 steps. Friends at an all inclusive had to walk farther than we did to the beach. We will be back. We will book with them again. Thank you for such a wonderful experience. It is on we will never forget.

Would book again
This property was great for myself and 8 friends. We had more than enough room for everyone, in fact did not even use one room. There were many pharmacies near buy so it was easy to get any small thing we might need. Bus stop was right down the street, paid a dollar and could go anywhere. Only downfall is say is how ridiculous it was to pay for fees for electricity. If this could be made more clear online that would help to clear up confusion upon arrival. But overall, having stayed there 4 days. Would definitely recommend it or book to stay again. Everything you need with more than enough space.

Hello Thank you for your comments and is great know that you had an excellent vacation. About electricity is very clear in all description in the web site, and in the rental agreement as well. In Cancun the electricity is very expensive for that reason we cover the normal cost, the problem is if you leave all the AC in ON and you leave the house with door and windows open.
