This location is spread over eleven acres of oceanfront like no other in Outer banks. The three houses together have 25000 square feet of space with 3 kitchens, 3 swimming pool, 3 game areas and so on. So, if you want to have one house for bride party, another for groom party and one for guests, look no further. Because you would not find anything like this.

Refund Policy: We do not provide any refunds in general. However, if we are able to re-rent the property, we will refund the price rented less service fees of $3,000.

Pool is open from Memorial Day to Labor Day each year.

This reservation is totally non-refundable irrespective of the channel policies you booked at. We do not provide refunds if for example one or few people in your party have COVID. We have Instant bookings on but reservations are confirmed 24-48 hours after booking to make sure all details can be worked out. 1) Pool is open from Memorial Day to end of September. For off season Pool request, please let us know it requires additional fees and availability at $650 for each house in a week. Please note that if the temperatures are too low outside (month of March/early April/ October) the pool will not heat properly. Pool can be added in March and till end of October. 2) Property is in 4x4 area, and you will need a vehicle to drive on sand - 4x4. We have parking available for your friends and family 3 miles away from the home who do not have a 4x4 and it is your responsibility to bring them to the house. We will cover the costs of parking at outside location up to 9 vehicles. You can park 15-20 vehicles on the site.

Still hung up about 4x4: To get to the house, you will need to have a 4x4 vehicle (which you may own/rent or someone in your group will have one). There is a parking spot on the pavement (which is about 3 miles from the house). If you do not have 4x4 vehicle and someone else in your party does, you will park over there and then have your group member drive you to the house. At this spot, you also have air pumps to deflate and inflate your 4x4 vehicle. Once you are at house, you can enjoy the beach and the stay. It requires a little bit of coordination initially, but it is not that difficult. Most people once they get to the property, would probably won't like most other beach houses because of its uniqueness. We just had a party rent from us and initially they were concerned. After staying there for a week, they now want to book again for next year. There are also places where you can rent a 4x4 vehicle if no one in your group has one.

* Accessible by All wheel drive, 4X4 Vehicles. Part of the guests who do not have AWD or 4X4 can park off site 2.5 miles from the house. We provide 3 free parking spots for our guests. The houses are on the beach. So you have to drive up the beach (with reduced tire pressure approximately 10-15 pounds to get to the house). Usually it is an easier drive during low tide and when it is not extremely hot. Otherwise the sand on the beach does require you to make sure you have reduced air to 10 pounds etc.
