Hard to beat location, and parking simpler than the instructions implied. We chose the most basic room - small, a little shabby, but excellent HVAC and bathroom amenities. We had no time to experience the more attractive common areas or the pub.

It is literally right next door to U of T frat houses so incredibly noisy and the bar noise was awful and not safe to walk around at night with aggressive college kids throwing up outside the hotel. Not a boutique hotel. Shabby REALLY overpriced rooms. Felt like we were staying in a flop house!

This 'hotel' is really a bar with rooms! Actually, many bars and a few rooms. No 'boutique hotel" about it. The bar line up to get in instarted outside our room at 9 and remained past midnight. And yes, loud. But nothing compared to the pounding reverb inside our room which lasted till 2.a.m. Of course the bars then emptied ---- and the bar crowd went outside to the street out front our room. At least till the police came to put an end to it all ... which was after 3 We've travelled alot and this experience is among the worst at a hotel But then, this really wasn't a hotel. Hard to believe.

Our room was in the basement and the dresser had only half its handles, carpet looked filthy. Was cheap and I guess we got what we paid for.

First of all no one ever answers the phone at this hotel. The room that was assigned at check in was immediately next to a very loud pub with a live band. Between the noise of the band and after hours revellers no sleep was possible. Would definitely not recommend, in fact would strongly suggest staying somewhere else.

Hi Karen, I do apologize that you did not enjoy your stay. As per our webpage we are adjust to a pub. It was Sr Patrick's day weekend and that is the busiest day of the year for Bars.

The hotel is unique and quite beautiful! We were upgraded to a suite and it was large and well furnished. BUT... there are 3 Frat Houses and a pub next door and the music was throbbing until 2:30 a.m. Then the students screamed outside until 3:30 a.m. I finally got a few hrs sleep before rushing to check out at 11 a.m. It was St. Patrick's weekend, maybe that added to the noise, but totally unacceptable. I complained to a staff member who said Police dont respond to noise complaints. BEWARE! Lovely hotel, but bad location!

This is an excellent, bargain-basement hotel in a location almost on top of the Spadina subway station. It has lots of stairs and no way of avoiding them in these three old historic properties. My room was at the most northerly end of the complex. I was not bothered by the noise of the bar in the buildings, but the frat house next door is pretty raucous. Bring ear-plugs. Once I checked in, I didn't see the staff again. But everything worked well, and my room was large and clean, with everything I needed, including coffee machine and fridge.

I had to check in at the pub next door to get into my hotel room. The pub smelled like stale beer really bad as soon as I walked in, but had they good service. The room was small but cozy. Clean but old style furnishings which is to be expected with the "boutique" style of the hotel. It was alright for one night, but for longer than one night I would just pay a bit extra for a regular hotel room instead.

It was a bit tricky for parking and check in but eventually we made it. The bartender was great in helping us. The room was a 3d floor walk up but it was ok. We took a walk in the neighborhood which was great. Lots of places to shop and eat. The bar a night was convenient and fur. I would return!!

The furniture was old, creaky and saggy, but everything else was good. The bathroom, floors, and sheets were clean. It was nice to stay in an older building downtown. It felt more "authentic".

The property is next to a Fraternity house that plays very loud music until 2-3 am. It is so lound that you can hear the lyrics of the songs they are playing, while in your room. That is without talking about the party goers yelling all night long. The property is also next to a very popular bar, with very long line ups (I do not know if the bar is as loud or noisy as the frat house). As per the building itself, the heating system makes this huge clunky noise multiple times a night. It was so lound, another costumer thought that someone was trying to break into her room, but no, it was just the super lound heater kicking on. It is a fairly dated hotel, without a mini fridge, and the king bed is actually two single beds side by side, with king beddings on top. And you might hear or feel the vibration of the metro trains going under you. There is no real costumer service at the front desk for check in or check out. The door of the hotel building is unlocked most of the day. In the morning, people just left their key cards everywhere, on the floor, in the closed doors, on a side table, for everyone to see an take. So, security is, at the very least, dodgy. Otherwise the room was clean. And the hotel is located in a neighborhood with lots of dinning options and public transportation.

This is a gorgeous place. Centrally located with great staff very helpful and knowledgeable. There is a pub next door with great food and a sport lounge. I will definitely come back.

Relentless music thumping all night long shaking the walls literally until 3am; our jr. suite was in the same building attached to the nightclub. No instructions for how to use the fireplace in the room. Kettle is broken. Friendly staff, but no one at front desk overnight to help. Had to wait 20 min for someone to come check us in.

Great Location, Nice Room
Great location and the room was well appointed and large. I booked it knowing that the ever-popular Madison pub was next door. Brought earplugs but as my room faced the street, heard the bar crowd exiting the pub both nights. Some sort of white noise generator in the room would be helpful. I'll stay here again, with better earplugs.

They joined two twin mattresses to look like one queen bed, and when you sleep on it you realize the amazing-Ness, the plastic cups in the room were actually dirty. Room kinda stinks

Worst than it looks
The outside of the building is lovely and the rooms inside a re very pretty as well. What is not so good is that the plumbing is poor, banging and knocking and whistling at all times of the day and night. The window in the bathroom is a pretty lead pane affair that is close to falling out - the panes are distorted and because of this let in large drafts. The third thing that was not great is that it is just beside some pubs and you can hear the people inside the pub having a great time as well as when they are leaving the pub - it is (which we didn’t know) right in the middle of the student district.
