The space
The first floor 2br unit and its contents are for the exclusive use of the guest. It is fully equipped and has pretty much everything but food and clothes. There are consumables such as coffee, oils, spices, etc. The bathroom has a tub and shower, sink/vanity/mirror, toilet, 3 towel bars, porcelain tile floor and medicine cabinet. The bedrooms are 12X12. The master bedroom has mirrored wardrobe doors. Both bedrooms have ceiling fans. The bedrooms are distinct rooms that are divided equally by a partition that acts as a solid wall.

There is only one park spot available in the garage. There is no parking behind the garage. There are no visitors allowed or visiting cars.

Bikes, beach chairs, umbrella and beach towels available.

At least one guest must be over 30. All guests under 30 must be part of the family unit.

I have a business license and short term lodging permit with the City of Newport Beach. 10% of my Airbnb proceeds are remitted to the City of Newport Beach as bed tax.

There is no smoking or vaping anywhere on the property either inside or outside.
