Family trip
Villa location is good and was clean and spacious. However the directions are confusing and not easy to find the place. Hot water finishes after 2 people take a shower, and there was No Hot tub (as advertised). One evening the electrical fuse went out , and it was difficult to get a hold of the owner. Once we got in touch, they came and fixed the issue. Overall, I’d rate this 3 out of 5.

A lovely break
We arrived during the night but managed to sort the key box without a problem. The property was clean, with 3 bedrooms & plenty of space for us all. The pool was very cold as we were there in October, but we still managed a few hours swimming. The location was great, and there was a lovely family friendly restaurant next door. There were even books, games and toys for the children at the property which was so welcoming. We all had a great holiday & would definitely go back.

Lovely Family Holiday
The villa is excellent for a family of 6 - with three bathrooms and plenty of space inside and out. The pool is a great size and we had lots of fun in it - it’s especially nice and cool with the hot weather we had! The location was brilliant for us with just a short walk to the strip for restaurants and shops, and a nice 25 minute walk to the old town for all of its attractions - some great restaurants there. Delighted with our stay overall and hope to return!

Great Stay in Albuferia
Booked the Villa for a month to celebrate my birthday. Friends and family came out during that period and we all loved the space, facilities and the pool. The villa is well placed for the beaches, bars, restaurants, supermarket’s, the old town and the strip. The kitchen was well equipped with everything you could possibly need. We would love to return.

Excellent stay
We really enjoyed our stay. The garden and pool were kept nicely - even during off-season. There was some minor damage to some of the AC due to a recent storm, which was immediately fixed. Communication during our stay was excellent.

Lovely Property
The overall experience was good except for one thing. Every time we went to use the electric oven it tripped the electric supply. We therefore could not use it. We had to do our cooking using the microwave or the gas hob which was disappointing. Otherwise we had a good time. Regards, Sally West

Great family holiday
Villa met all our expectations and more. Fantastic outdoor space. We all enjoyed the dive pool and the covered area for outdo or eating. Villa was well equipped and in a great location. Great beaches and restaurants nearby. Even though it was near the strip you could not hear it at night. The property owners responded to any questions promptly. A great family holiday. Thank you.

Outstanding property!
Absolutely cannot fault this villa! The photos do not do it justice and it was spotlessly clean. Perfect location for the new town and a lovely stroll in to the old. The pool is a fantastic size and was cleaned on 3 occasions during our 1 week stay. The facilities within the villa were exceptional! All correspondence with the Gargate Afonso was so quick. I would not hesitate to stay in this villa again or recommend it to friends. Obrigada!!!

Great property
We really enjoyed our month at this location. The house is a great size and we had lots of room to move around. We also loved having such a great outdoor space. The kitchen was perfectly equipped for us to make most of our meals here as well. It was pretty quiet in January/February but we were happy with that. The location was also perfect for walking to the beaches and was close enough to walk to the Old Town. We did rent a car for a week to explore other towns but we were able to walk around the rest of our time here. This was a great place to stay!

Perfect ! Just wonderful
We booked this villa as it was perfectly located between the old and new town, allowing our teenagers to sample "The strip" and for us older ones to go to the beautiful old town. The villa was immaculate, felt like a fab comfy home. Having the electric gate and a drive made us feel safe and secure. Great communication and assistance, we enjoyed our stay so much we will definitely be back,

Everything you need in a great location!
We loved our stay at this villa! Inside, the bedrooms and bathrooms are spacious and the kitchen and living room are well equipped. Outside, the garden and pool are well maintained. The outdoor barbecue came in handy! The location is perfect, it is within walking distance to the strip, the beach and local supermarkets and shops. The nearby restaurants on the same street are a very good and definitely worth a try. The communication with the owner and his representatives was smooth and precise. All in all it was a great stay, like a home away from home and I will be booking this villa again in the future. FIVE STARS!

Superbe villa mais de mauvaises suprises.
La villa est très propre, la piscine bien entretenue. Elle est également bien placée, à proximité d'un bar-restaurant avec du personnel parlant français. Tout est bien pensé, mais il existe quelques mauvaises surprises notables. La pelouse est très bien entretenue, arrosée régulièrement. Les arroseurs démarrent aux alentours de 12: 30, pour une durée de 1 heure ; Puis vers 2 h, pour une durée de 3 heures. Après avoir payé le prix de la location, on découvre que la consommation d'eau et d’électricité nous est facturée, et déduite de la caution... Il est préférable d'avoir ce genre d'information avant, et non pas les découvrir après avoir payé la location. La consommation d'électricité est floue, puisqu'il n'y a pas de relevage de compteur à notre arrivé. Pour l'eau c'est pire.. est-ce que seule notre consommation est comptée ? Ou nous payons également les 15 heures d’arrosage pour le gazon ? Ça reste une bonne expérience malgré tout, mais noircie par quelques surprises qu'on aurait préféré ne pas avoir.

Amazing
Loved it here! Stayed with 5 five other friends in this house for a week and we really loved it. Big beautiful garden with a big swimming pool and perfect location that's very close to the beach and the Strip. The house had everything you need and everything was there! The only downside was that the wifi didn't work very well when you were in your bedroom. It only worked well in the living area.

La maison est très bien située, proche de quelques commerces et de jolies plages avec des criques. La piscine est grande, régulièrement entretenue donc très propre. Les propriétaires sont très disponibles. Je recommande cet endroit.

Wonderful villa for a perfect vacation!
The villa is absolutely beautiful and the owner is a wonderful man to deal with. Everything was very clean when we arrived, inside the villa as well as the property outside. It is beautifully furnished and has everything you need. The kitchen is very well equipped and has everything you need to prepare meals at home. The bedrooms are a good size and the beds were very clean and comfortable. The bathrooms were very clean and have hair dryers. The villa is located between the Strip and Old Town and it it easy to walk to both. There is a beautiful beach that is a 10 minute walk away. This a family home and the owners take great pride in the property. The villa has beautiful furnishings and decor. The owner is very easy to communicate with and ensures that he provides his guests with everything needed for a wonderful stay. We have already booked our stay for next year and look forward to returning to Albufeira and this lovely villa. Thank you for a great stay.

We chose this villa firstly for it's location. It was a 10 minute walk to the 'strip', 20 minute walk to the 'old town' and 15 minute walk to the beach. It was close to restaurants and a supermarket, The villa has a large pool and plenty of sunbeds. The pool was cleaned twice while we were there. The villa has everything you need to enjoy a wonderful holiday

A brilliant week in a perfect villa with a great location
This villa was perfect for our needs. The pool was great, with large outside areas in the sun and shade. The actual property was clean, with 3 good bathrooms and 3 good bedrooms. The 4th bedroom is smaller with a sofa bed, but this was very comfortable and was not an issue at all. The kitchen was good, with working fridge/freezer, toaster, gas, ovens, washing machine and dishwasher. The location was also perfect. 5 mins from the bars and the strip, but far enough away that it was very quiet and peaceful. 5 mins walk from the beach and a 15 min walk to the main supermarket, although there is a small shop at the top of the road. Overall a brilliant stay!

Excellent Villa!
We stayed here as a family of 6 in late July. The house is beautiful and very secure/safe for children. The pool and garden are a good size and very well maintained. The owner was a pleasure to deal with and provided superb communication. I would highly recommend this property to families and we certainly hope to return one day.

Great Villa
We are just back from a stay in this villa. It is a wonderful place, the pictures don't do it justice, especially the outside space, which is so much better than it looked on the pictures. It is very near the "strip" of Albuferia but far enough away that we were not bothered by any noise. We had a problem with a lost key, our fault, which we eventually found, but while we thought it was lost the owner couldn't have been more helpful. All in all a great holiday in a great villa, if we go back to this part of Portugal again, we would book this villa again. Would recommend to anyone.

A beautiful villa!
Have just returned from a wonderful 2 week stay at this villa and couldn’t have wished for anything more. In a perfect position to walk to the beach or the lively ‘Strip’ for endless bars and restaurants. Albufeira old town is also only about a 20 min walk. We were informed when we arrived that the dishwasher must have broken on the last day of the previous tenants but a brand new dishwasher arrived within a couple of days. The owner is very has thought of everything to make your stay comfortable. Would love to go back one day.

Top locatie en een mooi huis; een echte aanrader
Het verblijf bij Areias de Sao Joao was echt top. We waren met vrienden op examenreis en daar is dit huis perfect voor. Een spar voor de deur, op loopafstand van de strip en een prachtig zwembad om in bij te komen met je vrienden. Voor families ook zeker een aanrader. Met een taxi ben je zo bij de oude stad maar, het huisje heeft wel veel meer luxe dan een simpel apartement in de stad. De eigenaar was ook heel behulpzaam. Een top huisje voor een top vakantie in Albufeira.

I have, in fact, my house in a previleged location and I do everything to complete this picture with a very complete and comfortable home stuffing. I maintain the garden and swimming pool also with great quality.

Groot, mooi, schoon en gezellig (familie)huis
Super huis! Wij waren met 6 volwassenen en twee kleine kinderen onder de 2 jaar. Ideaal huis voor grote groepen met kinderen. De eigenaar is ontzettend behulpzaam! De kinderbedjes en stoeltjes stonden klaar bij aankomst. Het huis was erg schoon en werd tijdens ons verblijf van 10 dagen nog een keer schoongemaakt (inclusief vervanging handdoeken). Het huis is van alle gemakken voorzien, van een tosti-ijzer tot Netflix! De slaapkamers zijn ruim en het is heel fijn dat er 3 badkamers aanwezig zijn. Ook hebben we ontzettend genoten van het grote zwembad met ligbedden en mooie ruime tuin. De tuin is goed afgesloten. Zeker een aanrader dit huis! Het strand en winkels zijn om de hoek en naast het huis ligt een prima restaurant (met veel speelatributen voor de kinderen). Het enige (kleine) minpunt is dat het huis naast een wat drukkere weg ligt, dus je hoort wel wat auto’s langsrijden. Al met al een fantastische vakantie gehad!

Lovely villa in great location
Our family of 7 (age ranges from 10 years to 72 years) had a great time at this villa. It is very well located within walking distance of beaches, restaurants and The Strip, and is also only a few minutes stroll to get on the tourist bus to go into the Old Town. The villa is very well appointed, and spotlessly clean. It has a good size pool and lovely very well kept gardens. I would definitely like to go there again! The owners are also very responsive to emails and communication was very good - particularly as English is not their first language, They also provided us with maps of the local area prior to us leaving the UK. We couldn't have asked for anything more!

Een hele mooie villa met een groot zwembad
Mijn 6 vriendinnen en ik verbleven in deze villa. We verwachtte er niet veel van, maar toen we aankwamen waren we gelijk heel erg blij. Het zwembad ligt er heel goed bij en je kunt er lekker zonnen op de bedjes. Van binnen is de villa ook verzorgd en het fijne is dat er 3 badkamers zijn. De eigenaar is heel aardig en houd je goed op de hoogte van alles. Als er iets is reageert hij heel snel. Wij zouden er zo nog een keer heen gaan!

Fantastic Villa
We stayed for 7 days in July 2018.there was 8 adults ranging from 22 to 50. The villa had plenty of space, the grounds and pool are beautiful, the pictures don’t do justice at all. The villa is very well stocked, every cooking implement you could need, plenty of plates, glasses, mugs etc. 5 minutes walk to 2 beautiful beaches, the strip is 5 minutes walk away and old town is 20/30 mins away walking or 5 mins away on the land train. Can’t fault anything, absolutely stunning.

A wonderful stay at a wonderful house
We spent one week at this very unique and personal home, not far from the Strip in Albufeira. The property is very well kept and inviting. We felt at home from the moment we entered the front door. The perfect spot for a family holiday
Last week (25/9-02/10) we had the privilege to stay in the holiday home of mr. Gargaté Afonso, and it was an absolute success. A very roomy and comfortable house, well built, perfectly maintained and fitted with every appliance you would want to have, even during a holiday. The large pool was a bonus, as were the 7 sun beds. Comfort at its best. The owner permitted us to arrive early (due to very early flight) and even gave us the opportunity to stay at the house on the day of our departure until pickup by the airport transfer, which was as late as 4 pm. A gentle gesture which was highly appreciated by the whole family. The location also excellent. A very nice restaurant next door, 7 minutes walk to the strip (if you like drunk tourists) and close enough to different beaches to go on foot. The old town about 20 minutes walk, or 5 minutes in a cab. As I said: the perfect spot for a family holiday with an excellent host. We'll be back!

What a superb villa, so well equipped, immaculately clean with everything you could want.
Close to everything beach, shops, restaurants. The pool is first class and not overlooked. Well laid out, we were three children and three adults and the villa had plenty space for us all. Would use this again.

we stay for 10 days in July, fantastic location, fantastic house, Gargaté the owner was an absolute gentle man to deal with no problems what so ever, we have 2 children, the pool and the area was very safe, and the property was very secure for kids, the house its self was fab lovely roomy bedrooms with air-conditioning throughout, a very home from home feel to it. we will definitely return. all in all a fantastic holiday great house, great location and beautiful country.

Super gezellig huis met grote tuin! P
Met 5 meiden op vakantie geweest in dit huis. Alles zag er keurig uit, zowel binnen als buiten. Vooral het zwembad en de tuin zijn pluspunten. Hier hebben wij dan ook de hele week doorgebracht. Het huis is heel dichtbij winkels, strand, restaurants etc. en binnen een paar minuten met de taxi ben je in het oude centrum. Het contact met de eigenaar was ook super. Als je vragen hebt, krijg je binnen een paar uur antwoord. Dit huis is zeker een aanrader en we zouden hier zo nog een keer naartoe gaan.

Lovely, large property with great pool.
A lovely property with a great pool, in a good location. My family spent a week here for my mothers 70th birthday and everyone had a great time. As it was very hot, the good-sized pool got a lot of use. The inside stayed nice and cool, but there is Air Con if it gets a bit too much at night. The property was received clean and tidy and is very secure, for anyone that worries about that kind of thing. The nearest beach is just a 5-10 minute walk away, Albufeira is approx. 20-30 mins, and there is a small taxi stop just a couple of hundred metres up the road in case you can't walk it or want to go further afield. There are also shops and restaurants in the nearby area and the two closest restaurants, which are basically next door, are exceptionally friendly and have great food. Finally, the owner of the property is very helpful, 100% trustworthy and made the booking as straightforward as possible.
