The way the property was shown in pics on line is not the way it actually was. Online indicates that you have immediate access to boardwalk to the beach. Not true. Quite a walk from the condo. The information at the condo states - " All of the TV's and WIFI have been checked to ensure they are operating correctly. Definitely not true. Only 2 of the 5 TV's worked. When I notified people, a representative came out and got 2 of the TV's working and said that they would come back with new remotes for the others. Never showed up again. One of the TV's that they got working, quit working and when I notified them again about it. Never resolved. A smoke alarm was laying, dismantled, on the kitchen counter. Not very safe. Very disappointed in the property and property owners/managers!! Very deceptive.

Great location, easy beach access. Dirty when we arrived.

Property was perfect for me and my friends. Quick and easy access to the beach. I will say that the floors when we arrived where filthy. We all spent the weekend in our socks to keep the bottom of our feet from turning black with grit. Besides that we enjoyed our stay.

Too much $$ for its amenities

This is a lovely house that seemed at first to be ideal for our family group of an older couple, a young couple with a 30 month old, and a single mom with 2 school-aged children. We booked many months before our stay, and the cost averaged out over $700 per night, given the fees. The property consists of a 3 bedroom, 2 bath house and separate garage-sized studio unit with bathroom and "kitchen" with under-counter fridge/freezer and full-size microwave. A lovely well-furnished front porch and a back porch with chairs were nice places to sit mornings and evenings... although there was dog poop in the backyard grassy area. The place was cleaned well on the inside, but was not at all clean on the back porch (which is accessible from both the studio and main house). The chairs were dirty and there were spider webs. The main kitchen seemed well-equipped. There were 2 coffee makers, one a Keurig and the other a regular coffee pot that takes flat-bottomed filters. The range was brand new and the oven worked well. There was a nice refrigerator with a great ice maker (although the dispenser didn't work). The dishwasher worked very poorly and many of the larger dishes didn't fit into its slots. There was plenty of pantry space and a griddle I was looking forward to using for our large group, but the cord was nowhere to be found. There were no cleaning supplies other than dish soap. The beds all creaked and were overly firm. There were plenty of towels and extra pillows.

Clean & Cute

We loved our stay! It was super clean and well maintained. We all felt super cozy. It wasn’t as easy of a walk to the beach as I hoped for my 74 year old mother, but other than that we’d definitely love to rent this house again.

Family vacation

Enjoyed very much- house was roomy ,kitchen was roomy- pools close by , beach was a little walk but we managed to get there and have great time- neighborhood was nice - very fun time.

Best family vacation!

We had 10 of us stay and we were all amazed at how beautiful the house was! Pleanty of space inside, comfortable beds, and the kitchen was stocked with cookware and utensils. The walk to the beach was a little futther than we thought but we would rent it again!

Communication goes a long way…

Beds were comfortable. Plenty of space. Oven was not working but those things do happen. Communication BEFORE checking in would have been much appreciated before we bought groceries. Located conveniently across from pool. Hot tub never really warmed up.

Not interested in booking again

The house has extremely uncomfortable beds. There is a foul smell in the drawers next to the refrigerator. The stove stopped working so we were not able to cook before we left. The boardwalk to the beach is not in walking distance if you are over 65.

Perfect. Definitely booking again. Super easy and conveniently friendly.

Everything was smooth, clean, Only issue was dish washer doesn’t drain and there was no plug for the flat griddle . Nothing we couldn’t live with out. But overall fantastic! Thank you again.

Loved the location and the house was beautiful! My only wish was that the guest house had had a remote for the tv (we had to go in search of an extra one and get batteries) and that there was a small set of dishes/coffee cups available in there as well.

Easterhouse

Since we are all older adults and go every year for Easter, we chose a one story home. This property had an excellent location. It was close to the beach and had a great hot tub. It was great for soothing old bones. Only one negative point - poor wifi.

Winter rental

My son and I homeschooled for a month on Mustang Island and then had family join us for the holidays. We love Royal Sands, and this is our second time at this house. It's an easy space to maintain with kids and teens. The management company communicates promptly and well (eg, we experienced an early record freeze & were given guidance re: heating and protecting the plumbing pipes). The ADU bedroom was just completed; while we didn't use it, the space seems great for a second master or for teens. FYIs for parents. The dining table is high with bar/counter height chairs. That's not been an issue for us, but if you have very little ones, it's something to keep in mind. Also, we bring down our cookware and knives for extended stays, because we cook rather than eat out; that's something we do at ALL places we've rented on Mustang Island. I think it's tough to maintain decent pots/pans and knives without them getting ruined or stolen. Overall, we're very grateful for our time spent at this house and have created lovely memories for our family.

Great place to stay, very clean, just needs more TP and hand towels

We really liked this location, it was very clean and the house was spacious for our group. My only critique was that the house only had two rolls of TP per toilet (not quite enough for our group) and not enough hand and tea towels. There was only one hand towel per bathroom and only one towel in the kitchen. Otherwise it was all great!

Great place!

A beautiful home that was perfect for me, my husband and our 2 boys. The only complaint I have is that the amenities were a bit scant. Only 2 towels and 1 roll of toilet paper per bathroom and not a couple extra trash bags. Also, no salt and pepper in the kitchen which I thought was pretty standard in a VRBO rental.

Beach getaway

House looks small, but looks can be deceiving. It was very roomy. Directly across the street from the pool. A bit a walk to the beach, but road access was not to far, so we were able to take the van and park directly on the beach, which made it more convenient. Would definitely consider staying again.

Great property!

We were very pleased with our stay at the Tropical Niche. It was very clean and well furnished, and the layout was perfect for the 6 of us. The kitchen was very well stocked, and the beds were very comfortable. The only downside is that they only furnish one bath towel, one hand towel and one washcloth per guest. We were there 4 nights, and it was hard to make do with just one due to the amount of sand you get on you at the beach. We also had to wash our hair every day. We made do by using the beach towels we brought with us and didn't take them to the beach. If we come again, we would probably try to book one closer to the beach because we are older, and it was a long walk. (Note: Golf carts are available, but we're to cheap to rent one!) Other than that, the stay was perfect. I would definitely recommemd the Royal Niche.

Beautiful, Clean, but uncomfortable beds

The property was actually nicer then the pictures, more updated furniture and no carpet, updated flooring. No laundry detergent was there, we didn't see that in the listing as something we needed to bring. All the beds were very uncomfortable, everyone had sore backs every morning. Even the 12 year old complained about the bunk beds and ended up sleeping on the couch. Would not stay again due to the beds, its a shame because this is a very clean and beautiful property. The showers had no water pressure just a trickle of water in both showers even when using seperate.
