### Palm Tree House - The Farmhouse

You will love this 60sqm, themed one-bedroom apartment with a mezzanine that can host up to 6 people.  
Enjoy modern furnishings, a fully equipped kitchen with a washing machine and dishwasher, two spacious bathrooms, and comfy beds and sofa beds for all guests. Take advantage of Free Parking, super-fast Wi-Fi throughout, and Smart TV.   
It is just minutes from Orpington station, with easy access to London.  
Orpington Hospital and Shopping Centre are also within walking distance.  
  
PLEASE NOTE: There are ongoing commercial works on the ground floor of the building, and noise may occur throughout the day. During active work periods, noise levels on the 1st floor can reach approximately 68–72 decibels, with reduced—but still noticeable—noise on the 2nd and 3rd floors. The works are not constant and may vary in both intensity and timing.  
If you think the noise might affect your stay, it may be best to book after the works are completed.

\- The living area has 2 sofas (1 sofa-bed) for additional guests, an armchair, coffee tables, and a Smart TV.  
\- 2 Bathrooms.  
\- Comfortable bedroom area includes a King bed + small double bed on the mezzanine floor, accessible via a staircase.  
\- Free parking space.  
\- Superfast and reliable 250 Mbps WiFi throughout  
\- Building equipped with a lift.  
  
OTHER THINGS TO NOTE:  
\- We manage several units in this building.  
\- Only the guests registered at the time of booking will have access to the apartment.  
\- Parties are strictly forbidden, and only guests registered at the time of reservation can access the apartment.  
\- A sound detector linked to a professional security company has been installed in the flat and CCTV cameras are active in the common areas of the building, for an added layer of security.  
\- Additional cleaning services for longer stays can be arranged upon request for an extra charge.  
\- We can provide a travel cot and high chair for £40 per stay upon request.  
\- The sofa bed is included in the price when the booking is for 5 or 6 guests and available upon request for an additional charge if the booking is for 3 or 4 guests:

Orpington benefits from good transportation connections. The town has a railway station that offers regular services to London Victoria (40 mins), London Bridge (20 mins), King's Cross St Pancras (40 mins), and other destinations in Kent. Bus services also connect Orpington to nearby areas.  
The closest airport is Gatwick, only 27 miles away.

NEIGHBOURHOOD:  
The area combines elements of both urban and rural living.  
This is the perfect solution for anyone who works or travels in Central London but prefers a quieter and more suburban lifestyle.  
Orpington is known for its green spaces and parks. One of the most prominent is Priory Gardens, which features well-maintained gardens, a pond, and a café. Several nature reserves and woodlands in the surrounding area offer outdoor activities and leisure opportunities.  
The town centre of Orpington offers a range of shopping facilities, including a shopping mall and The Walnuts Shopping Centre, with various shops, restaurants, and services; it is only a few minutes' walking distance from our apartment.
