Check in will be welcomed by one of our staff members no self check in There studio is three minutes away from San Pietro Station for connections to Civitavecchia Cruise Port and Pisa. Dear guests you are welcome in my house, I ask you to read the ad carefully before booking. There are surcharges to be paid which cannot be included in the advertisement as the tourist tax has to be paid on arrival in cash. Other surcharges not included are €30 for check-ins after 8pm and for arrivals on Sundays. I advise you to download Whats app on your phone, it is very easy to communicate Before booking the studio it is important to know: The air conditioning is included, will be on only in the summer from June 1st to September 30th Tourist tax: the new rates With Resolution No. 255 of 17 July 2023, the Giunta Capitolina approved the new rates for the Contributo di Soggiorno (Tourist tax), which are set to come into force on 1 October 2023 The fees have been increased according to the criteria of gradualness, types and classification of hotel and non-hotel accommodation facilities. The new rates will be implemented for all overnight stays as of 1 October 2023, regardless of when the stay is booked, as the moment in which the prerequisite for the Accommodation Fee (overnight stay) is met is relevant. Additional to be paid in cash at the arrival: From now on, guests not resident in Rome who stay in private apartments, including accommodation for tourist use, rented for no more than 30 days (short term rentals), are required to pay the contribution of € 6,00 per person for each overnight stay. ABOUT THE STUDIO A quiet, completely restored studio apartment in the heart of Rome, a short walk from the Vatican. It is well served by public transport with nearby bus and Metro connections for the rest of the ciy , as well being near to the overground railway station of San Pietro (to Civitavecchia for Cruise) The studio is about 30 square metres and is located in a very quiet area, close to St. Peter's Station, a few minutes walk away you will find many restaurants and typical places, it is possible to get to St. Peter's Square by crossing the subway under the railway, 10 minutes walk. To reach the studio on foot there are 2 roads, the first uphill that runs alongside the railway starting from Via Gregorio VII, the other more convenient is to go under the station St. Peter (subway) and you will reach the square of St. Peter's Station where you will find 2 convenient bus 64 and 62 that will take you to the historic centre, the latter is flat, apart from the stairs to go down for the subway. In the morning when you are more rested you can opt for the road that runs alongside the railway, it is downhill, at the end of the road you will find bars, restaurants and a pharmacy. There is an excellent bar at Portacavalleggeri with fresh gluten-free products, my favourite. From Via Gregorio VII you can take bus 98, 881, 916. This small studio consists a sleeping area with double bed, sofa, bathroom with shower, full kitchen, and a small balcony. Detergents, towels and sheets are provided The water is drinking The studio is located at 4 floor with a lift There is a dishwasher, air conditioning and washing machine outside on the balcony. HOW TO ARRIVE IN CIVITAVECCHIA / FOR CRUISE Rome San Pietro is directly linked with Civitavecchia. Tickets and train schedules are available on-line on the Trenitalia website. From Italy: It is suggested that one consults the Trenitalia website for further information on schedules and tickets. There is a good service to major cities in Italy either directly or through Roma Termini. From the train station at Civitavecchia it is very easy to reach the port either on foot (a distance of around 500 metres) or by taxi to the entrance of the port areas where a shuttle bus will transfer passengers to their ship. Further information on the route from the station to the port is available by clicking on this site (Civitavecchia port route map). Smoking only outside on the terrace Parties and nocturnal noises are prohibited Do not leave rubbish on the day of your departure. Do not unplug the wifi, as it could go haywire, Tim foresees a cost of 29.00 euros for any interventions, which will be charged to the guest There is no check-in after midnight, before booking the studio check your flight. At the time of check-in it is mandatory to have a document to identify the person with you, in case of refusal it is not possible to stay in the studio. Only the people booked stay in the studio, in case of adding a guest please change the booking on the Vrbo website. In case of loss of the keys, a payment of 30.00 euros is required If you notice any damage at the beginning of your stay, please notify the owner immediately. At certain times of the year there are several offers, check before booking. It is possible to request extra cleaning at an hourly rate of €15.00 Supplied sheets, towels, crockery pots, detergents are available to guests. For stays longer than 16 days, an extra cleaning is provided which provides for the payment of € 25.00 upon arrival For stays of 15 days, a change of sheets and towels is included in the price, sheets and towels will be made available, dirty linen collected, bed making is not provided. This place is located in a great area, easy access to public transportation. There were so many great food options accessible within a 15 minute walk. It was easy to find, great location (near the train, but not close enough you hear it), and an easy jumping off point to explore Rome and Vatican City. The hosts were very kind, easy to work with, and even provided us some fresh fruit (a treat when traveling). Would definitely stay again and recommend it. ##### Jenn B. The host was very accommodating and provided helpful suggestions for us. The studio was clean and stocked of items for the kitchen and laundry. The location in a quiet residential area is very convenient, just up the street from the San Pietro train station and within walking distance of the Vatican. If you enjoy a long walk, you can also walk from there to other places in Rome such as the Forum, Circo Massimo and Trastevere, but you can get city buses from the bus stop on the other side of the train station if you prefer to save your walking for the sights!All in all, a nice place to spend a few days in Rome! ##### Ann H. We Loved it! And, are very Grateful we had a host like Sylvia (and Matteo.) She was warm, thoughtful, helpful, and accommodating.Silvia informed us about public transportation, places to eat, really she responded to all questions we asked. The apt is very close to San Pietro train station-right next to the Vatican and walking distance to everything.The building has a lift - which we learned is unusual in Italy - so that was great.\*One word of warning. From start to finish, our hosts went above and beyond to make our visit memorable.Silvia was incredibly accommodating and thoughtful. When we mentioned our early flight arrival, she graciously allowed us to drop off our luggage at their house so we could start exploring Rome right away. When it came time to check in, they personally gave us a ride to the studio apartment - such a welcoming gesture that really set the tone for our stay.What truly made the difference was Silvia's local expertise. She provided us with excellent recommendations for transportation, must-see places, and local restaurants. Having these insider tips made our Rome experience so much richer and helped us discover authentic spots we never would have found on our own.The studio apartment itself was perfect for our needs, and the exceptional personal service from our hosts made this stay truly special. We felt like welcomed guests rather than just renters. I would highly recommend staying with the Pecoraro’s - their hospitality and genuine care for their guests is remarkable. Had been traveling a lot and it was such a lovely treat to arrive and find pizza waiting for us! Apt has everything you'll need plus a nice little balcony. Was a very short walk to the train station but we didnt hear any noisy trains. Overall a great place and we would definitely return next time we are in Rome ##### linda n. From checkin to checkout Silvia was extremely accommodating. The location of the property was perfectly situated where it was close to everything we wanted to see in Roma. The flat was adorable and perfect for two people. We had an issue after we moved on to Florence and realized we left behind our passports in the safe. Silvia and Matteo were so helpful and understanding we had to drive 3 hours back and Sylvia had Matteo meet us so we could retrieve our passports, When we return we will definitely will be looking to stay here again. ##### Dennis R. It is well furnished you can find anything that you need for your stay. Very clean and lovely apartment. The hostess and her son were the kindest people that we met , they gave us very useful information about the area how to get to the bus metro train restaurants.
