“I never leave reviews but think people need to be prepared for this place. It doesn’t look like the pictures I saw online. We checked in around 10:30 pm and there was no one there to check us in. We walked in through a back open door and we had to call the number at the front desk looking for someone to let us into our room. A man answered who said he put the “code to our room in an envelope” on the front desk. This did not feel safe to me. The room had no tv and was literally FEET from a……

“part of me doesn't want to leave a sterline review because I fear they will be booked solid the next time I want to vacation there! But this place is awesome. clean room, helpful staff, amazing massage, free parking right in front of my room, and pet friendly.”

“Overall, a pleasant stay at Dawn Ranch. The food at the dining area was good, and the private river access for kayaking was definitely the highlight. Select rooms are pet-friendly. Otherwise, the pet fee is double. Unfortunately, our curtains were broken, and the walls were quite thin so we could hear our neighbors showering, talking, and walking around. Housekeeping did a great job, and staff were quick to respond to requests. The frequent text messages felt excessive, and some of the……

“Amazing stay! The staff was incredibly helpful—the best I've ever experienced. It was the perfect escape from everything.”

“Pool was out of action pool guy was off. Microwave was not working but the worst was the staff going home at night leaving campers without any recourse in an emergency. Our last night there we were the only campers there ( this was end of August) no staff in sight. All gates into the place was left unlocked and some open. Lots of vagrants around. Felt very unsafe, being we were in tents. Will not be visiting again.”

“Clean and efficient tiny home property. Smooth and seamless check-in and check-out process, easy communication with the host.”

“The listing photos were misleading. The upstairs loft where the sleeping area was has a ceiling so low that the only way to move around is to crawl. It felt very claustrophobic. If you sit up in the bed which is a mattress on the floor you will bump your head.We left after one night and found different accommodations. I sent the host a message and his response was that he was sorry the place didn't work out, but he didn't offer any kind of partial refund.”

“advance notice on checkin should be shared earlier. The property has poor wifi- could not connect at all. I had to leave the property to connect. I have two cell phones and neither one connected. Because of limited wifi connection, you should share advance checkin code to avoid these issues upon arriving.”

“Super great location (close to Russian River) and beautiful and comfy lodging. Host was responsive and pleasant”

“We had an amazing time, it was magical!!! I would definitely stay here again.”

“Beautiful home in the redwoods. The cooler weather allowed for the use of the hot tub while sitting under the towering trees. The road noise was a little loud but we got use to it quickly. Overall, it was a unique, relaxing experience.”

“Very unique and charming property. Definitely felt like being in a tree house in the redwoods. We spent most of our time when there sitting on the deck. It was conveniently located to everything we wanted to do - drive to the coast, hike at the state park, and visit nearby restaurants and wineries.”

“cute place, easy (and flat) walk to town”

“hi rachel- we are out! lovely place we left it clean as per instructions thanks”

“beautiful back deck area!! so peaceful with lots of room indoor as well :,)”
