The Space:
When you approach this beautiful craftsman home, you'll go up 4 steps to the wide front porch and front door with smart lock. You'll enter your reservation-specific door code into the smart lock, and then you'll be welcomed by the living room. The living room boasts tall ceilings, open floor plan to kitchen and dining, sofa, chairs and smart TV. The marigold sofa converts to a sleeper, and we offer a mattress pad for this sofa bed as well. Cordless blinds help filter out sunlight and keep the home cool.
Main level of the home has one bedroom with king bed and TV with en suite bathroom and large spacious glass shower. Also on this level are the living room, dining room, kitchen and shared half bath. In the living room, you'll also discover the stairs to the upper level of the home. At the top of the stairs, you'll find a full bathroom with shower/tub insert, vanity sink and mirror, and toilet closet for privacy. From the bathroom, you'll see the twin-over-full bunk bed in the loft area. Please note, bunk bed is not in a bedroom, it's between the upstairs two bedrooms. The west bedroom has comfortable queen bed, walk-in closet, dresser and luggage rack, as well as mini split system next to the bed, for supplemental heating and cooling. The south bedroom has a cozy king bed, closet, luggage rack, TV and mini split to the right of the TV, also for supplemental heating and cooling. Upstairs in this home does not have central heat or AC, the mini splits are used for keeping that level comfortable. Please do not set the mini splits in cooling mode more than 15 degrees ambient outdoor temperature, as this can cause them to ice over and stop working. If you notice ice or condensation build up inside the vents, please shut the unit(s) OFF for 2 hours prior to starting back up, and bring the temperature up closer to the 10-15 degrees of outdoor temperature.
The kitchen features a wide open floor plan with plenty of space and tall cabinets. It lends a gas stove, full size refrigerator with drawer freezer, dishwasher, rice cooker, drip coffee pot, French press and coffee provided. Large picture windows let in plenty of natural light on both levels of the home.
Just past the kitchen, you'll find the dining table which seats 4. And next to that, the back door. Outside the back door, there are several steps down to the concrete pad and well-maintained, grassy fenced backyard, and you'll discover the hot tub with moody Edison lights overhead, outdoor seating for 6-8 and outdoor BBQ. Hot tub is locked to prevent unsupervised/unauthorized use. Lock code is provided in your check in instructions and Welcome Book.
Sorry, due to allergies we do not allow pets here. Not even for a day visit.
We do have a recording device on the outside of the home for safety and security. Camera(s) do record video and sound, but we respect guest privacy so we only look at the cameras if an issue arises during or after your stay. The front camera is a Ring camera at the front door and faces the street as well as an overhead camera mounted above the porch that faces the street. No cameras are mounted in, nor do they face/record any private, guest-only areas.
We do require guests to e-sign a vacation rental agreement for stays of any length prior to check in. We request guests fill out a check-in form so that we can best prepare for your stay.
Non-Airbnb Guests: Guests give permission to the property manager to use a third-party to request to screen identity and check criminal databases to confirm reservation. Complete terms regarding the guest screening can be provided by the property manager. You will receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.
Guest Access:
Guests have primary access to the home, but property manager is local and available if guests need anything. Outside of 8am-6pm, please call our after hours line for urgent issues or lockouts.

Welcome to Spokane's vibrant South Perry District! This lively neighborhood is a delightful mix of historic charm and contemporary flair. Wander along its picturesque streets to find a variety of unique shops, cozy cafes, and delicious dining options. The local farmers market is a must-visit for fresh, local produce. South Perry is known for its welcoming community spirit, beautiful parks, and regular cultural events, providing a wonderful blend of leisure and excitement for travelers eager to explore the essence of Spokane.
Other Things to Note:
While most reservations go through without a hitch, we understand that sometimes things happen. We want to offer our guests the best and most price-effective option for those incidents that we hope do not occur. We found that damage deposits can be costly, frustrating and we don't want to hold any of your hard-earned money 'just in case'.
For Airbnb reservations: We do not charge a damage deposit on site because Airbnb offers AirCover.
For non-Airbnb reservations: We charge a nightly fee for damage insurance in lieu of charging a damage deposit. This fee is nonrefundable and should be added to your reservation at checkout. If it is not, we will contact you to process payment for this charge. This fee pays for protection through a third-party company and covers property damage that may occur during your stay.
After booking confirmation, you have the option to purchase third-party travel insurance for up to 14 days prior to your stay. Please reach out via message if you're interested in travel insurance.
Airbnb does their own guest screening and we do ours.
For non-Airbnb reservations, we use a quick and simple third party guest screening service. Please watch for this email and complete the appropriate steps. Message/call us if you encounter any problems or have questions about this service. We require non-Airbnb guests to submit documents to verify identity and perform background screening, which occurs through a third-party company to Safely. Cancellation policy applies to reservations that are cancelled due to guests not reading this requirement in the listing and not wanting to perform the background screening.
If you request check in less than 48 hours in advance, we will ask for a photo of your Identification matching the method of payment used, and meet you on site for check in to verify your reservation is for the booked guest. (Subject to change. Please message us with questions.)
