A six page contract with a ton of strict rules can’t move furniture, can’t touch tv, can’t leave sand in any place, leave a/c at 78 degrees etc etc., all these subject to fines. My a/c was pouring water all night and was fixed next morning. There is nobody at the hotel you can reach, that’s why everything is virtual. I don’t recommend it if you are looking for a relax vacation.

Stayed at Island Grand on ST. Petes beach in August 2026 Was offered an upgrade while checking in. Ended up paying to upgrade to a larger room with full kitchen. Day one we came in at night and turned on the lights, cockroaches was in the kitchen and bathroom, very disturbing. I called the front desk to inform them of the cockroach issue and to request an equivalent different room. I was told yes but within 5 minutes, I wad told that room was not available because the air conditioner was not working. I was given a choice to stay in the. room with the cockroaches roaches or take another room with double beds instead of the Two queen beds that I paid for. Was very unsettling because they were no way me and my family would be ok with staying in a room with cockroaches. Took the smaller room with the double beds that were too small to sleep comfortably for two people. I was told they were sold out and did not have any other options. I was told the upgrade fee i paid could not be refunded because the smaller room had a small kitchen which made it equivalent to the larger upgrade room. It was so upsetting and not what i paid for, I would have been better off keeping the original room that had queen beds, and not pay for the upgrade. Furniture was also dated, I will never stay there again.

The Jade House is in an excellent location only a block from the beach and short walk to restaurants, shops, and bars. Communication with the management company was difficult through Expedia. Even when I called directly, one of the three client service agents was not helpful whatsoever. However, once I was given the number to text, communication was much better. The pool/ hot tub area is perfect. The house is very comfortable. Only decks are narrow (only stand); ocean view is from one of theses.

The room was immaculate and the beds and pillows were the comfiest I have ever slept in. The room had everything we needed to make our stay comfortable. The location is perfect and the beach there is amazing. We have stayed here 4 times now and will be back again. This is a small, locally owned resort and they take great pride in the property. We absolutely love it.
