“Great access to nearby bus route which was ideal for tourism. The bed was clean and comfortable. The breakfast had all the basics and was very nice. We were greeted via doorbell in a friendly way and given a code for our room upon arrival via text message. “We stayed here a few nights to visit Edinburgh in festival month. The owner is very welcoming and friendly; but the standard is disappointing by today's standards. A dog seemed to have stayed in the room before us (she takes pets) which needed more thorough airing and cleaning. The room had a slightly tired feeling. The setting is lovely and it is handy for Edinburgh - 30 mins by car and a good train service from nearby Linlithgow.”
