This house could be great, but the management company is terrible. We paid the deposit in July for a late December rental and had to track down the management company in November to be sure they had the deposit and to pay the balance. Repeated attempts to message them failed, so I called VRBO who gave me the property manager's direct number. He was annoyed that I called him. We were sent a link for payment of the balance but at no point was the VRBO account updated, so every time we looked the rental was marked past due. In early December we messaged again to ask about adding a day to the rental, and it took multiple messages to get a straight answer. Replies were rude and incomplete. When we arrived at the rental it was not ready, there was no internet, the pool was cold, and there were only 2 parking spaces for a house that sleeps 18. My adult daughter called the number provided in the handbook (the same number was on the agreement, and on the wall of the house) and again was met with rudeness. The manager told her it was a busy week, that they were aware of the internet problem, that she should not have had called that number, and that she'd better not call at 11 pm to say the TV was out. He might have told her there was a guest parking lot 5 houses down, but instead told her she'd need to figure out parking herself. The wifi password in the guest handbook was incorrect, and we messaged and emailed for the correct one, because there is listed a $50 per phone call charge for calling outside office hours, and we checked in on the weekend. We requested the correct wifi password and correct contact number for issues and 4 days later got a reply with the same password and phone number we already had.
The house itself is spacious and new, however incomplete and not suitable for families with elderly or very young children. The landscaping is uneven and has exposed sprinkler tubing, there are no lights in either living area, the faucet in the master bath is not grouted to the vanity, closet doors are left stacked and unhung, the pool gates don't latch for safety, there is an exposed wire in the game room, the kitchen chairs are missing screws and are unsteady. On the plus side the house and neighborhood are quiet, and garbage is collected daily, though there is no recycling bin. Those pluses are not enough. I hope the owners are smart enough to fix these issues and find a new management company - there are plenty in Orlando.
