Quiet and charming 2 bedroom and 1 bathroom in the prime Maple Leaf neighborhood. For those searching for the perfect home base while you explore Seattle, this is the spot for you! Enjoy local amenities including coffee shops, restaurants, pubs, a park and playground, and so much more. Even better take advantage of the great great accessibility to the University of Washington, downtown and the light rail.
**This space is a separate (own entrance) unit in the basement, under a primary dwelling.
Take advantage of this walkable location, and explore all that Seattle has to offer. This quiet and charming basement apartment is the perfect home base to relax and reminisce on the day`s favorite activities. The small kitchen is equipped to meet all of your family`s cooking needs, including a dining area with a child`s booster seat. The living room is the perfect place to relax, read a good book or enjoy a movie night.
With two full bedrooms, both equipped with queen beds, one full bathroom, in-unit washer and dryer, enjoy exploring local amenities with the entire family. There is also a Pack-and-Play available.
**NOTE** The space is a separate unit (has its own entrance) in the basement, under a primary dwelling which is occupied. There is a relatively good amount of natural light, and full-height ceilings. Please note that you will hear noise from the upstairs unit sometimes during your stay.
ENTERTAINMENT:
*1 TV in the Living Room with Roku TV where you can access Netflix, HBO+, Prime Video, Disney+, Hulu, etc. Guests have to log into their own streaming account. Please don’t forget to log out from your account at the end of your stay.
*Wireless Internet Service is provided throughout the unit. A hard-wired high-speed connection is also available in the unit.
*Games and toys provided for additional guest entertainment.

PARKING:
There is ample street parking, in front of the property. The property is a corner lot in a residential neighborhood, parking should not be a problem. This is a safe area; however, guests should lock cars at night.
This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.
**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergencies only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.
Welcome to the Maple Leaf neighborhood! Enjoy the walkable lifestyle, walking distance to coffee shops, restaurants, pubs, a park and playgrounds, etc. Bay drink to and from the airport, and light rail located within a mile of the house (Roosevelt or Northgate stations).
Depending on your itinerary while in town, you can either rent a car or many guests rely on Uber and Lyft which are always available within minutes.
HOME TRUTHS:
*Upstairs/Main dwelling is occupied. Please note that you will hear noise from the upstairs unit sometimes during your stay (footsteps, chatting and dog).
*This is a family-friendly neighborhood, with plenty of kids. When the weather is nice, there often are kids playing outside, including in our yard.
*The kitchen has all of the main amenities (stove, oven, full fridge and freezer, dishwasher, sink), but the fridge and dishwasher are apartment size, not full size (e.g., the fridge is a 24` fridge). Kitchen cabinet space & counter space are there but limited. Please see the hall closet for additional kitchen supplies and for pantry storage.
*Water may take a while to warm up.
*No long term bookings allowed - we do not accept stays longer than 28 nights.
HOUSE SPECIFIC RENTAL TERMS & POLICIES:
By booking this home you agree to the rules and conditions outlined at the Guest Terms page found by accessing air concierge online and navigating to the Footer where such terms can be found as titled Terms and Conditions Guest Terms - Air Concierge, as well as those denoted below. Should there be a conflict between the booking platform Terms and Conditions, and those listed on the link above or herein, then the terms most favorable to us as the Host shall take effect.
NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.
No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside the booking platform.
-The maximum occupancy for the property may not be exceeded at any time.
-Host may request a photocopy of renter`s ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a `show up` charge, even if no work is performed.
-Absolutely no parties or loud music.
-This is a NON-SMOKING property. Absolutely NO Smoking of ANY substance on property.
-NO OPEN FLAMES in the unit of any type (e.g. no candles, no incense).
-NO animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow. Emotional support animals are not permitted except as authorized pets. You agree that a prohibition on animals is not a guarantee that an animal has not been inside the Property or that the Property is free of animal or pet allergens. If pets were to be brought without our consent and knowledge, guests will have their reservation canceled immediately.
- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).
*No long term bookings allowed - we do not accept stays longer than 28 nights.
Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
• Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
• 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
• More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.
Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.
Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
• Gas and electricity
• Water and sewer
• Trash and recycling
• Internet and streaming services
• Other utility or maintenance surcharges applicable to the home which will be known prior to the time of
