There was no hot water in our suite, air conditioning didn’t work well, staff were busy watching phones and not receptive or responsive. There are many choices in Chaing Mai - this is not a place I would rave about

I would love to say that I really did enjoy this property. I was quite impressed. The rooms could use some extra care I found ants and a lizard in my room BUT they took care of that immediately. They cleaned my room everyday always had fresh towels. For the price I paid this was quite a great hotel. The superior room was gorgeous! Only issue is I should have learned Thai because the English to Thai barrier is not there and it’s difficult. Lucky for google translate that helped me a lot. If you ask them to do laundry ask how much first and verify, they told me free and I was actually charged 300baht. I give this hotel a great review and I’d stay here again in a heart beat!

Not the best.
The people at S48 were lovely and welcoming and when we had a problem with a cockerel waking us on the first night (not the hotels fault!), they were very kind and moved our room for us. However, overall we wouldn't recommended. The hotel beds are very very hard and we struggled to sleep well on them. The pool itself is a lovely pool, but ruined by the cleanliness around it. Lots of ash and cigarette butts where clearly people had been laid on the sun loungers on an evening and smoking but not cleaning up after themselves and it was horrid when the children were barefoot and stepping in them all. Furthermore, this hotel seems to be a stopping point for lots of organised bus tours for Thai people. That in itself not an issue, but the noise they would make was unacceptable - loud talking and shouting from groups of people at 7am on a morning, and similar at around 12.30am one night when some other residents were gathered outside their hotel room smoking and talking very loudly. It felt like this type of behaviour was acceptable and not controlled by the hotel staff which was very inconsiderate and spoiled our stay a little. Location wise- this is a little out of the way (absolutely not the hotels fault!!) And I wouldn't recommend it for a tourist to chiang mai.
