This property is dated. It needs an update. Everything was adequate, there's just wasn't anything spectacular about it. Even the breakfast in the morning is just a continental breakfast. The location is great. You're right on the Potomac River. The staff were very friendly. There are plenty of great restaurants in the area and in the busy season I would imagine they are very busy. One of my biggest complaints is that there are ashtrays outside of every door and the smell of smoke creeps inside the property.

The property manager was very kind. We appreciated her suggestion for dinner at Dockside Tiki bar which was excellent!! The facility felt old, lacked comfort. No extra soft pillows or blankets.

Location is perfect for getting around Colonial Beach. Take a golf cart tour of the town, and see all the Osprey nests that populate the town. Good variety of restaurants for a small town.

our room didn't really have a water view. It seems like only 4 rooms do. THat would have been nice to know. Also, there are no balconies, so you can't enjoy that waterfront experience. The guy that checked us in was extremely nice and helpful.

Nice little place!
The hotel is right on the water, so the view is lovely. Friendly front desk person. While this is more of a no-frills hotel, it was clean and comfortable. Perfect for our trip.

Not as good as the last time I stayed there.
Not as good as previous stays. Ice machine was broken and they only gave out small bags of ice wrapped in plastic wrap. Waited in line to check in for 25 minutes. The room wasn't ready until 3:45 p.m. Check-in was supposed to be 3:00 p.m. The remote for the TV quit working. The breakfast was bagels apples, bananas, juice, hard-boiled eggs, and coffee. The staff seemed friendly, did not seem to have enough help for cleaning staff, maybe that is the reason we had to wait for our room.

The hospitality was excellent, and I Love the fact that I could walk right out my door and the beach was right there. I meant the owner and his family for respectfully. I will definitely come back that was my 60th Birthday. My family and I really enjoy ourselves.

Great customer service at front desk when I got to the room who ever cleaned the bathroom left black hair on the counter and the dryer but other then that the lady at the front desk when I checked in she was awesome very friendly she is the reason we are coming back I can't remember her name but once I see her again I will be giving her a shout out she needs a raise

October stay
I like this place, have been there a couple times, nothing fancy, affordable in the off-season. A good sunrise. I like Colonial Beach, a small town vibe, with several pretty good restaurants for that size community. From the DC area it's a nice beach spot without driving three times as far to the big ocean destinations. The hotel has protein at breakfast so you can just start your day, then eat at a waterside restaurant later in the day. I recommend it, but it's a countryside feel so a different pace from ocean city or Virginia beach

My third time staying here. Convenient, affordable. Within walking distance to almost everything. One concern I had, the check-in clerk kept answering the phone, and conducted business with the phone call as I waited for her to complete my paperwork. There were other folks lining up behind me. By no means was she discourteous, but take care of the people in front of you before you answer the phone.
