"Fabulous place right on the Royal Mile"
It's a hidden treasure. The room felt very luxurious. The bed was comfortable and the hotel was very interesting. It felt like a maze. You have a code to enter the hotel and your room. We took a photo, or we wouldn't have remembered it.

"Fantastic hotel, minor quibbles"
Pros: -Friendly and helpful staff -Modern lobby -VERY nice renovated room & bathroom -Modest pricing -Fridge, toaster, microwave, plates & silverware, the works! Cons: -My room was on the lowest floor and right next to where people walked. I could hear footsteps, loud talking, laughing, noise outside etc very clearly. This calmed down by around 9pm, but was very distracting up until then -Similarly, I had to close all of my window blinds for privacy, otherwise they could see in to my room -Hallways are dated and the floor is creaky/odd smell, but this is a very minor thing

"Great Location... OK Hotel. "
Pros: Great location especially if you're arriving or leaving by train. Easy walking distance to the Royal Mile, shopping etc. The room was clean and had charm. Cons: If you're arriving by car like us, you'll have to park 3 blocks away and walk. You'll also have to manage your luggage through narrow doors and up some stairs to find the reception. The biggest "con" for us though was a lower level room facing the back alley. The music from the bar was audible I think all night, but far worse was the noise from the back alley. Construction/ Garbage trucks, stumbling loud drunks and more. Kept me up pretty much the whole night. Too bad because the room was pretty nice. Not sure, but I'd bet a higher level room facing the front would be a lot quieter and make the stay worth while.

"Great location for walking Edinburgh"
This hotel is old on the outside which belies the very comfortable remodelled modern room on the inside. We didn't use the restaurant or other services, but the staff we met couldn't have been nicer nor more accommodating. It's a great location for walking to the main sites of Edinburgh. We'd stay there again and recommend it for medium price, good location and well appointed room.

Loved this hotel, the rooms were big and so nice. Beds were unbelievably comfortable and clean. Only thing we didn't love was the fact that hotel breakfast was so expensive.

"Clean and cheap"
The hotel was nice, clean and cheap. You get what you pay for. I did find that I could hear the people outside the room or in the room next door which was annoying. Otherwise no complaints.

This hotel is conveniently close to the castle. The rooms are small but very comfortable. The staff is pleasant and very accommodating to help make your stay enjoyable. The breakfast was wonderful especially the warm croissant, sweet rolls and bread basket. I would definitely stay there again.

"Very good location close to shops, restaurants "
Hotel was in a very good location. Everything was within easy reach - shops, restaurants and public transport. BUT it was undergoing major refurbishment. The hotel had a temporary entrance and was covered in scaffolding and plastic sheeting. Our room was quiet and nicely furnished but you needed a map to find it! Breakfast was located along a temporary corridor and staff escorted you there so you didn't get lost. There was no direct access to reception or dining area. The staff were pleasant and apologetic but I had booked this break as a special 70th birthday treat for my partner and feel that with such major work in progress we should have been informed of the disruption so we could make a choice as to changing the Hotel venue.

"Old-fashioned hotel with all modern requirements"
In the centre of Edinburgh but in a quiet neighbourhood , this hotel offers very friendly staff with good local knowledge. It is the public side of an old fashioned club (which is still going strong) but has been thoroughly modernised. The staff are accommodating and knowledgable, the bar offers excellent service and the restaurant is well worth a visit.
