We were given room 68 it smelled of damp was below ground level and not clean.We were given room 24 in the hotel and whilst it was'nt damp it wasn't clean either.Both rooms needed painted with scruffy carpet and marked walls. The radiator was full of dust. The hoover either doesnt work properly or they were'nt actually hoovered. At £149 I think this is unacceptable..Neither room bore any resemblance to those on the website.We were told that those were the renovated rooms! Toiletries are available for an extra charge and pool towels require a refundable deposit incredible at those prices.Reviews seem to differ greatly but a theme re occurs where management keeps saying that people only need to ask them to be moved but the point is these rooms are not acceptable and should not be allocated in the first place unless told about them or at a reduced rate. The owner was in a meeting for the afternoon when we checked in.The public rooms are nice and breakfast was fine.This hotel caters well for kids (we had two with us) so well done there. It's close to the beach and shops and restaurants. Renovation work is going on but the middle of the summer seems a poor time to do it.

booked one nights stay for the lytham festival. hotel was busy, nowhere to park. we were allocated a room in what they call the annex. it's basically extra rooms in a few giant portacabins at the back. the exterior looks depressing, the inside isn't much better. very thin walls. bathroom was tatty. 2 very small bars of soap in there-for the money i'd expect at least some shower gel. all in all, very disappointing. very overpriced.

Well positioned. Good clean rooms. Food very good. Pool and bar well run. This hotel caters for children well however when they are running around between rooms and bars this is not everybodies way of a relaxing break.

Stay was spoilt by children playing running around after 1030pm at night so bad we went out at night rather than stay at hotel parents did not control their children.

Absolutely wonderful stay, clean friendly wonderful breakfast, got upgrade to deluxe sea view room when receptionist heard we had just got engaged

Pros: Location! And staff.
Cons: I think they already know as renovations are underway.
Location: St Anne's is a fairly quiet location and level. Enough to do for families with young children. Pier with amusements, miles of beach, boating pond etc.
Hotel is undergoing some renovations. Staff were pleasant and helpful. Breakfast excellent. We didn't use swimming pool this time so can't comment.
