#8 · Historic but Modern with Relaxing Natural Light
The 10 windows surrounding the exterior of the apartment make you feel like you're nestled in the giant canopy of trees in the back yard. This is one of the 8 apartments in this historic building, you'll find plenty of old character but with modern updates and comforts. The bathroom and kitchen are brand new. Plenty of parking in the rear of the property, super fast wifi, and an awesome central location in Midtown near a bunch of great restaurants, bars, and music venues.
This apartment has been fully redone. A brand new fresh bathroom and kitchen with all the essentials to help you get settled right in. A comfy brand new queen sized bed and cozy seating in the living room area. The natural light that comes in is fantastic but when you want a little more darkness just pull the blinds down or curtains over.
The apartment is located upstairs at the rear of the property and overlooks the trees and parking area in the rear. There is a large shared patio towards the front of the building upstairs that you are welcome to use or enjoy your morning coffee on : )
You have full access to the shared laundry room and laundry detergent in the basement as well
While there are several entry doors the best entry is the one from the rear of the property on your left (black metal stair case). The apartment is on the second floor and will be the first apartment up the stairs. You can also get to the apartment by going through the front right door and up the stairs, then to the rear of the hallway on your left.
You will have full access in the apartment; there are no locked doors or cabinets.
You'll receive a digital code a three days before your arrival for the front door which means that 24 hour check-in is no problem at all! Any questions and we can be reached 24 hours a day by sending us a quick message.
I will send you a text with a link to my guidebook I'm working on before your arrival but you will also have additional information inside the apartment with contacts, transportation and other general info
Walk out the front door and 100 yards down the street brings you to a bustling corner with a jazz restaurant, Moroccan and Mexican restaurants and, of course, a delicious BBQ joint. Keep walking or take a short Uber another .75 miles to Overton square, one of Memphis' most happening areas with a host of other restaurants and bars.
Head downtown the other direction in a short uber ($6) and you'll find yourself engulfed in Memphis' blues scene on the famous Beale street.
In addition to the many great eateries (which you'll find in the guidebook i'll send you) there are several parks nearby and places to relax.
Getting around: its easiest to Uber or Lyft. Downtown is a quick 5 min and Overton square is less than a mile away!
Memphis also just got the "Bird" electronic scooters. You will see them all over Midtown and Downtown and are can hop on one after downloading the app for a very minimal price - plus it's a great time!
Aside from Uber, Lyft, and the "Bird" electronic scooters, you will also see bike racks with public bikes (called Explore) spread around Midtown that you can also use for a small fee. You'll find several bike racks located right off Madison Ave.
From the airport it's easiest just to Uber or Lyft (around $15) if you don't have a rental car. If you have a rental car you can easily find the place with Google or GPS
The closest entry door is from the back of the building up the black metal stairs to the left. The apartment is just up the stairs from there on the second floor.
The whole building has a total of 8 apartments and this apartment is on the second floor towards the front of the building.
There is also a shared patio on the second floor that you are welcome to use and relax :)
You also have access to laundry in the finished basement down the stairs in the rear of the building and are welcome to use the laundry detergent. Please just remember to take your clothes with you and not leave them down there! *Thank you in advance for your understanding and compliance with the rules.*
1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more): ● For reservations of 30 days or longer, a separate cancellation policy applies: ● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. ● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. ● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are a local resident, you must contact us before booking
4. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; sound will travel through the walls if too loud.
5. No parties or events allowed
6. No Pets allowed.
7. Guest must provide us with a valid ID that matches their credit card information
8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $200 charge per day of reservation if this rule is not followed
10. There can not be any more than the allowed number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund
11. Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them
12. We will place a small deposit hold on your credit card two days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
13. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy
14. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in)
15. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property
16. The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit
17. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos
18. For your security and protection the property is equipped with an exterior camera
19. Remember to take all your belongings when checking out. Left something? There's a $50 Mailing Fee (not including postage). We aim to return items within 7-10 business days, but please bear with us during busy times. Thanks for understanding!
20. For security reasons, NO food or package deliveries inside our gated complexes or internal buildings. Please meet them outside the buildings or gates.
21. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs
22. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding
