The property sits just steps from Sandown Bay, one of the Isle of Wight’s most popular sandy beaches. The sweeping bay stretches from Culver Down’s dramatic chalk cliffs to the traditional seaside town of Shanklin, creating miles of golden sand perfect for swimming, sunbathing, and coastal walks.
Across the road you’ll find Sandham Gardens, a fantastic family attraction featuring crazy golf, go-karts, climbing nets, and a children’s play area.

Beautiful house.
Loved the house, plenty of space ,modern and comfortable.Company was very good to deal with, helpful and friendly. Great to be right opposite a lovely beach.
Empty the dishwasher before new guests arrive and make sure things are clean before they are put away ( we found 2 filthy pans)

We stayed for 5 nights and had a brilliant time. The house is so well equipped, is in a perfect position for the beach, playground, amusements and Island attractions. The whole family really loved the house. It is across 4 floors so we are all a little bit fitter now having climbed more stairs than usual. There is also some building works next door but we barely heard anything at all.

Thank you very much for the holiday stay at Colonels House we had a lovely relaxing time, the view across the bay are top notch and the accommodation is outstanding, extremely spacious and very quiet even blocking out the road noise from below. I highly recommend to anyone thinking of staying here as it is well worth the price, it is well situated mere footsteps from the beach and only a few minutes walk into Sandown town and attractions themselves. Beachfront Condo
This new, four story lodging was good for our group, even though some of the elders didn't like the stairs. The balconies allowed our group to have private time. During our four night stay we needed to buy more toilet paper and paper towels, this was disappointing. I might suggest creative labeling of the cabinets so the hidden doors for the appliances don't break down. Overall, a lovely spot for an Isle of Wight getaway.

Superb accommodation
Almost brand new building in pristine condition. 5 nice bedrooms, 3 with en suite bathroom. Sitting room, dining area and kitchen all in one on the same floor. Kitchen excellent with everything needed. Huge television in sitting room and smaller ones in the bedrooms. A lot of stairs.

Great place, big spacious right on the beach.
Great location, really good customer care from the team when we rang them. Good bedrooms. Kitchen had nice big fridges, balconies and bathrooms also great and lots of hot water.
Blinds are rubbish and don't black out the light at all in most rooms. Fine this time of year, but in the height of summer is will be very difficult to get the kids to sleep with.
Also it is a big place so great for families but lacking some children's amenities, specifically some plastic cutlery knives and forks for kids.

Lovely house, but building work unbearable
The location of Colonel’s House is perfect and the house itself was lovely, it was also clean and comfortable, the fixtures and fittings were all good quality and had everything we needed.
The building/construction site is right next to Colonel’s House, our cars were blocked in the drive on numerous occasions by builders vans, which meant us constantly having to get there attention on site to get them to move their vehicles. There was not “some noise”, there was noise all day, we were woken up every morning between 7.20am and 7.50am when the crane started up and the builders started work, this noise continued through the day without a break until 4.40pm/5.00pm when the builders went home. The noise was so loud if you sat on the balcony you couldn’t hear the person sitting next to you talking.
We all lead busy hectic lives and came on holiday for some rest and relaxation which unfortunately we didn’t get at Colonel’s House.

Excellent house in Sandown
Well appointed house, ideal for a group or large family holiday.
A cafetière would be a welcome addition to the kitchen and a couple of the bedrooms would benefit from privacy blinds as they are overlooked. Also we appreciate that this is a deliberate design feature, but the wonderful balconies having opaque glass means you can’t see the views unless standing up or on a high chair.

Beautiful house in a fabulous location
The house is huge! It’s very nicely decorated and there was plenty of room for everyone. The off-street parking takes the street out of finding a spot and the location meant we could easily walk to all of Sandown’s amenities. We had two kids with us (6 and 3) and it worked well with them as we could put them in a twin room at the back of the house but still have a nice en-suite room next door for the parents. We had such a brilliant week, our third year in a row visiting the island, and will definitely try to book into this house again next year.
Honestly, it was just lovely! We were very impressed. If pushed, it would have been nice to have some oven gloves and some plastic/picnic crockery/cups etc that we could use for the kids and possibly for on the balconies.

Another excellent stay
This is a perfect holiday location. The only thing that lets this house down is one set of keys. There were 3 groups staying so we had to use lockbox which isn’t ideal at the back of the house when using the front door! If another set of keys can’t be provided then a second lock box at the front would be a big help. Other that this we had a fantastic break. Thank you.

Excellent position. Yards from the beach and sea, good restaurants within short walking distance and a home from home.
Such an easy process from start to finish. Booking was easy, property was superbly placed and everything that was needed was catered for. I'd definitely use the holiday company again.

A lovely week with a view
Fantastic week stay. Views and location are just perfect. The house is beautiful. Please be aware the accommodation is over 4 floors and it’s a long way from the bottom to the top! This was not a problem for us and the views from the top balconies are beautiful. The house is very well kitted out. The only thing that let it didn’t for us was the beds. They are all very firm so no one slept that well. We’d definitely come back again though and hope to! Thanks for having us.

A mixed experience
Colonels rest is a beautiful property, right on the seafront. Ten of us stayed for a week, four adults six children.
When we arrived something was wrong with the heating. It's a very complicated system where every four feet has a different thermostat. The first night we couldn't get bedrooms above 16/17. The showers were also scalding hot and couldn't be turned down. I alerted the holiday company the next day, they responded very quickly and the heating issue was resolved centrally I assume via an app. However, the hot water problem wasn't resolved until day five of the trip - and I believe time was wasted sending an unskilled worker when I had confirmed it wasn't a quick fix of turning down the boiler. By the time the plumber came and fixed it, we had four days of only a single usable shower for 10 people.
Hopefully these issues were bad luck on our part, but there are also some strange quirks about the property. No master bedroom with an ensuite and a sea view, so you need to choose between one or the other. Not enough plug points in the kitchen - one over the draining board! Kitchen and living room two floors up from car parking so for carrying shopping/cases it's a pain. Only one toilet that isn't connected to a bedroom in the whole place. Complicated system for washing machine and oven. It was very reasonably priced (off season) but in the summer it was listed for about 5 times the price, and I would have been dissatisfied.
Having said that - it's directly on the beach, spotlessly clean, and the company did respond quickly every time I messaged them. So, a mixed bag!

Good base for touring the island
The house is new-build and in excellent condition. It is well equipped and has fine sea-views.
Sandown itself is a little run down (several hotels stand empty) and doesn't seem to have many restaurants, pubs etc. However, it is ideal for a family group with children where the intention is to dine in the evening. It has many attractions suitable for young and old - dinosaur museum, zoo, crazy golf, beach and cliff walks and an excellent Roman villa nearby with an opportunity to create a mosaic/tile. There is also a pier. Sandown proved a good base for touring the island.
